Less than one star
March 8, 2023Negligence of property: my wife and I waited six months for a dryer to get fixed and never did, extensive water damage they claim doesn’t exist, absolutely no water pressure/doesn’t stay hot, but the maintenance guys will lie to your face and say it’s because of the distance between the water heater and whatever plumbing you’re using, and of course the people in the office will not give you a number to contact their bosses’ boss, so you can’t actually file a complaint. When you call their parent ...company, Valiant Residential, they give you the classic “We’ll call you back”, but have never done so, not even once. Very terrible place to live, avoid like the current plague.Property Manager Responded

Roaches
January 6, 2023This place is gross. Had serious medical issues while living here and spent 3 months in the hospital. Family moved me out in that time and was told I wouldn’t have any balance and they would cancel my lease. Then over a year later my credit got hit with $2,700 balance to this place. Guess they thought I’d die and not have to worry about this. All they want is your money and will not take care of the roaches, just spay a little after complaining enough. I get it’s a business and operate with money ...but if they told my family the balance up front it would be paid. Now I’m unable to rent places from this bs collection. July 13, 2022This place is terrible, don’t ignore the bad reviews, it has rats, roaches, and when things break they don’t care to fix them in a timely manner. My ac has froze up numerous times, my dryer (that is included in the apartment) barely dries and now it doesn’t work, it has been almost a week and nobody cares to fix it. It was broke when I move in and now it will be broke when I move out. There has been a leak under the sink the entire time I’ve lived here I have told them about it numerous times but ...it’s not high on the priority list. The balcony has rotting wood and I’ve asked for the boards to be fixed because it feels unstable they put foam in the cracks, still feels unstable. The neighbors have dogs they just let run around without a leash I’ve been chased numerous times into my apartment, I’ve told them about this and they do nothing. Great place to live if you have low expectations and can deal with nothing ever getting fixed properly and rodents and bugs… can’t wait for this month to be over so I won’t live here anymore!!!Read MoreReview from Apartments.com

Maintenance nearly non existant and lazy office staff
November 21, 2019Maintenance free lifestyle? Thats right maintenance RARELY fixes anything! These aren't even close to LUXURY apartments. The appliances are at least 20 years old there are no ceiling fans here. Dishwasher broken for MONTHS and they have yet to address that at all. After multiple calls to the office (some went unanswered i left messages and got no callback) maintenance looked at the problems. JUST looked...they showed up multiple times to fix an air conditioner with NO TOOLS. The problem is still ...not fixed. Also let me advise you if your air conditioner breaks, go ahead and buy a window unit and skip the maintenence call. There is little to no airflow from windows. The outside of the buildings have shotty repair work, done randomly and quickly by a 3rd party company. February 26, 2019I've lived here 3 years and never had bugs now recently I have bugs its disgusting, when I first moved in it was great now with all mew mgmt it sucks don't care about Tennant's ,. We are moving asap !! They just don't listen to ur complaints or help on getting things fixed. Can't wait till we move !! So if ur going to rent here I wouldn't advise it !! Run fast because u won't like it here I can't wait till our lease is up !! I can only give one star because of the mgmt staff and the way they ...fix things !! Use to be Great
January 7, 2016I have lived here for 6 years. I am completely dissatisfied with the apartment complex and the current office staff. My maintenance issues have not been taken seriously for a long time. Every year I always have something serious break and it takes a while for things to get taken care of, which means they put a piece of tape over it and hope for the best. I will not be renewing my lease. My mother lived her a long time ago and was here for 15 years. She never had an issue. All of her concerns ...were addressed quickly. So when I was looking for a place I quickly thought if here and now I regret my choice. I should have left about 2 years ago. September 27, 2015From day one when my boyfriend and I came in to just check out the place the people were so friendly! At no point during the whole process did I feel like I wasn't taken serious because of my age. Any problem we've had with the apartment was fixed immediately. All of our neighbors have been extremely friendly and welcoming & ive never been worried about my safety while being here. As for noise, I have no complaint, it's generally pretty quiet around here. August 29, 2015As far as apartments go, these are actually pretty decent. It is fairly centrally located, close to a lot of shopping, restaurants and highway access. The maintenance people are awesome, very helpful and nearly always quick to respond to your problem. The girls in the office are nice, and the pools are pretty good. The only bad thing is that the secondary pool isn't open as much as the main pool, so it might be easier if your apartment is closer to it. The bad parts of Silver Springs: ...whoever designed this place was an idiot. The stairs to the upstairs apartments are a real pain in the butt to move things up and down. They just raised the rent here by $10, which isn't really that bad, but I see no reason for them to do so. If you are looking for a nice apartment in the Union School district in Tulsa, you can certainly do a lot worse than these. You'll be walking distance to Woodland Hills Mall, Walmart, movie theaters, and tons of restaurants. I'd give it an 8 out of 10, easily. I have seen ants from time to time, but never roaches and they spray weekly, so it's really not much of an issue. Good not Great
July 23, 2015These apartments are situated in a very good location. The grocery store is a few blocks south, situated next to the woodland hills mall. There is a smaller movie theater just across the street that offers good prices, and some good places to eat that are within walking distance or a short drive. The apartments themselves are okay. The cabinets in my kitchen need some fixing though. My apartment does have a Fireplace, But the fireplace is a WOOD burning fireplace. I love wood burning fireplaces, ...but this is going to create a hassle as i have to go buy wood and bring it back to my apartment. They say you have a back porch area, what they mean is you get a concrete slab outside your sliding glass doors. i have yet to deal with maintenance yet so i cant review how fast or reliable they are. The grounds of the apartments could be extremely beautiful, but some things are neglected. There are two small ponds outside my door. One runs into the other, But one pond is completely dried up. The other has trash scattered around it and does not look clean at all. I fear the apartments no longer care about this. These apartments are not gated either so take that as you will. There is plenty of parking spaces but i have noticed a few scratches to my car, most likely from people not paying attention. I haven't experienced any vandalism here. Someone did steal my doormat the first day i was there though. So dont leave loose items outside; just a suggestion. All in all though these apartments are okay.
