Needs Major Improvement
December 8, 2025I normally don’t leave reviews, but after living here for over a year, I feel it’s important to share my experience for anyone considering this property. One of my biggest concerns was the gate being nonfunctional for a long stretch of my residency. During that time, my neighbor’s car was broken into — something that likely could have been prevented if the gate had been working. I also dealt with several major maintenance issues that were either delayed or never fully resolved. This included ...pests, mold, window screens that caused a heavy draft, a toilet that consistently malfunctioned, and a leaking sink. Some of these concerns raised real habitability issues. Communication with the office was also a struggle, and many emails or requests went unanswered unless I followed up multiple times. At the start of my lease, my washer was completely unusable — filthy, moldy, and producing mildew-scented water. It took about a month and several follow-ups before a replacement was provided, which set the tone for the rest of my experience. Parking is another major challenge. If you don’t get home before around 7 p.m., finding a spot near your building is extremely difficult. The move-out process brought its own concerns. I was told I’d be charged for an additional water billing cycle that extended beyond my tenancy, something I’ve never experienced elsewhere. RAT INFESTATION!
July 24, 2025I’ve lived at Springs at Hurstbourne for several years, and unfortunately, I can no longer recommend this property. The rat infestation has been a serious, ongoing issue for over three years, and it continues to get worse. Rats are frequently seen near the parking lot, trash areas, and around the buildings. It’s a major health and sanitation concern, and management hasn’t taken meaningful steps to resolve it. On top of that, the pool is consistently dirty and poorly maintained. The water is ...often cloudy, debris collects at the bottom, and it smells bad. It’s not something you’d feel comfortable or safe using, especially in the summer months when residents should be able to enjoy it. These are basic quality-of-life issues that should be prioritized, and it’s frustrating to see them go unaddressed. amazing first apartment
December 4, 2024This place has been amazing. I have been living here for over two years. Location wise it is perfect especially for a single woman. I have had zero issues with my apartment. Haven’t had any crazy neighbors or creepy situations. There has been some car break ins here and there but that can happen anywhere. Everything works as intended. There is plenty of restaurants and grocery stores around so living here is perfect. Very pet friendly so I have had no issues with that. Only complaint I have is ...how expensive it is to live here. A lot of extra fees for the boujee add ons but for my taste it is expected but still a bit too much. The property manager is very nice and always answers when you call. An excellent place to live
July 25, 2024We lived here for a year, and everything was great. Briani helped us get settled, she is extremely kind and helpful just like everyone else working here. October 12, 2023Dog park has tons of holes, roof has shingles hanging off for months, car wash is always a mess, dog wash station is always a mess, dog bags have been empty in the back of the community for 5 weeks+ (lol), took a year for them to replace the bulbs for the building lights (claimed fixture was on back order...never replaced fixture...replaced the bulbs a year later), and people leave their trash bags/containers outside everyday/all day.Property Manager Responded

August 30, 2022The management of this complex is a nightmare to work with. You have a noise complaint, constructive feedback or something else? They don't believe in apologies, just excuses. "Caring about residents" to them means pool parties and food trucks 3x a year. It does not mean taking the good, bad and ugly criticism and learning how to improve. Do not decorate on walls or make yourself at home in your apartment unless you want to face the crazy fees upon move out. Loved the dog parks, short term lease options, and fenced in yard option!
October 16, 2019I lived at Springs at Hurstbourne between selling and buying a new house so I only did a short term lease but I loved it!!! If I was ever to live in an apartment again I would 100% choose a Springs Community. I loved the two dogs parks and dog wash, I also utilized the car wash on several occasions. It's super conveniently located, it only took me like 15 minutes to get to EVERYWHERE I was going. My apartment also had an attached yard which I thought was a very unique feature that I appreciated ...having for my dogs. Definitely recommend!Property Manager Responded

Nice, but has its downfalls
September 29, 2019Have been here about a year. What I consider to be bad outweighs what I believe to be good, which is why I dont recommend The Springs. If they would follow through by enforcing their own rules, then my recommendation would be different. Buildings are nice and clean. Maintenance staff are super friendly and helpful. Some restaurants within walking distance. Lots of restaurants and shopping within a short driving distance. I personally like the fact that it is gated. They are pet friendly and have ...two dog park areas. Parking is not really monitored. They say they will tow those who do not have a parking sticker, but they don't. So don't expect to be able to park right by your apartment. Being right by 64, traffic can be difficult during rush hours. There are tons of "rules" for the community, but rules dont seem to apply equally to everyone and are not enforced. People don't pick up after their pet(s) and there are geese, so there is excrement laying around. Many tenants do not leash their dogs. Typical apartment life in that if you have loud neighbors you will most definitely hear them.Property Manager Responded

lots of hidden fees
July 18, 2018They charged me $500 for carpet replace because there were stains after 1 year of staying. Besides that there are $200 deep cleaning fee and $38 for drip pan. I ended up paying $700 my security deposit. I also paid for 2 months of rents for the months I didn't stay because they charge very high penalties if I move out before the contract expiration. Not recommended
June 19, 2018First the good. The floor layouts are spacious, nice workout room and maintenance does a good job (Things break a lot for a new building). However, the buildings are very cheap. Walls are paper thin and if you live on a bottom floor you can hear every footstep from upstairs. It is very noisy. The rent they quote is very misleading. There are tons of fees on top of your bill hidden in the contract. Around $70 a month. That adds up over the duration of a lease. We were told there were no extra fees ...numerous times during move-in. That was shortly after they opened so maybe they aren’t giving bad information anymore. Parking (for certain buildings) is bad.
