June 4, 2025TGM Apartment Complex is a disaster. Management is rude, unhelpful, and constantly makes promises they never keep. I never got my referral bonus or my security deposit back. The place has serious pest problems — ants, bugs, even mice. Appliances are old, windows aren’t sealed (freezing in winter, boiling in summer), and rent goes up with zero improvements. Loud neighbors, unsafe parking with semi-trucks carrying hazardous materials, and a total lack of respect from the office. Unsafe and Disgusting Community
April 7, 2023I am extremely disappointed with this community and would give it a 0-star rating if I could. It's NOT safe or hygienic to live here. Here is what is actually happening here: Several other long-term residents have also reported similar issues, and I have experienced them myself, especially since the end of 2022. The most concerning problem is the presence of cigarette butts all over the place, which poses a serious fire hazard. Unfortunately, no one seems to care about this issue. Furthermore, ...the management team is completely unresponsive and shows no concern for the well-being of their residents. Since the end of last year, we have been facing a major recurring issue with our kitchen sink. It frequently gets clogged and results in backflows, leaving a pungent odor in our home. The situation has even caused our sink to overflow and spill onto the floor at one point. Despite our repeated complaints to the leasing office, the issue persists, and there seems to be no solution in sight. It's frustrating to know that the root cause of these problems is due to the new neighbors moving in who don't follow the rules. Consider finding a different place to live. It's not worth taking the risks that we have experienced. You deserve a better living situation than this 0-star TGM Willowbrook. Anywhere will be better than here. In 2022, they raised the rent excessively, causing some long-term residents to move out, but because the price was too high, not many people moved in. The apartment tries to attract customers by offering free rent for a few months, but this has brought many problems. For example, your neighbors around you do not follow the apartment's policies; they casually throw cigarette butts on the lawn and your patio!!!(even though the ...apartment claims to be non-smoking but it's obviously just for show); the sound insulation is extremely poor, and you can hear all the noises from next door or upstairs, which makes one feel very uncomfortable! And often, they blast their music loudly in their rooms!!! Do you really want to be bothered by this noise every day? And other disgusting things? Long Time Resident - Big Time Headache
October 6, 2021I lived here for 4 years bc of the school system and watched the service and maintenance of the buildings sharply decline. My oven was broken for the last 3 months of the lease with no answer from the staff. The plumbing was consistently backed up. Lack of internet and noise were also issues. The amenities are a sad shamble with an unable tennis court, old gym, and overcrowded dog park/ pools. Members of the staff are difficult to reach and often rude when you are able to speak to them. Do not live here think twice before you move in
May 19, 2021For 3 years: Gas leak, Air-condition broke down 100F in the apartment in august, No heat for a week in winter since furnace broke, Ripped jackets from old washing machine, Ants in the house, Bath tub re done two times, Parking full constantly In the peak of Covid back in 2020 people with no mask in the gym and management says its ok they maintain distance( room small not ventilated) Poor door and window insulation Think about move in here wisely. I have been here since 2018, and I will be leaving as sooon as my lease is done. You have carpet cleaning per lase but even though I signed a new lease I need to schedule it after sending them insurance copy like I will run away somewhere. You can not schedule it when u need it but when is allowed by the rules, so if you want it to be cleaned in the middle of the lease year you can not. For 3 years I had one late payment bc we had flu and I couldnt make it to the office, I payed it on 6th in the morning, and due is by 5th. So employee came 7am to put a not on my door on 6th, no way they could call you on 5th to remind you especially that I was never late. But they wait for to charge a late fee 100$. They waved it after me calling and explaining this. Now I had an issue with a bank and I hve called them yo let them now that it might be a problem for them to deposit the check and I cam bring another one. Their employee told me not to do that since I cam be double charged and that everything looks ok from their end. I clearly asked and told that I am calling in order not to be charged a late fee. I have send that check on time but they are calling me back on 17th of the month to let me know about check and manager kept talking not letting me explain myself. Manager Jennifer told me that there is issue with a check and I will be charged late fee together with check fee 175$ extra!!! They could have told be by 5th that there is an issue with the check, I have called to bring another check but NO I have been charged. No Standards
October 30, 2020My fiancé and I recently moved here. The area itself is peaceful and located in a great area. Moving from the city, it is nice to know parking is never an issue. However, there are several concerns that until this date have NOT been addressed. For starters, we received something different from what we were initially told. Past this issue, the unit was NOT ready to be moved into. There are several items that were and are still damaged, the heater was not working properly, the blinds in our dining ...room area were nowhere near centered (it looked rushed and poorly done). We have only been here for 2 weeks and have already had to put in numerous work orders. Thankfully, the heater was fixed in a timely manner, but I strongly believe this should have been taken care of prior to our move in date. Two of the kitchen light bulbs are not working and another is not even the same color as the rest. We are still waiting on the new fridge shelf to replace what is broken and on the new light bulbs. If you have a laundry/washer in your unit, please make sure to clean it yourself as I had to remove what appeared like mold inside. When I vacuumed A LOT of dirt and dust was lifted from the carpet. February 21, 2018I moved into TGM Willowbrook thinking it was a very safe community; perfect for a young female. An employee acted very inappropriately towards me so I reported it to upper management. They responded, “He’s worked here a long time and we’ve never had any other complaints about him before”. I am now having to move out of my apartment early, due to the lack of feeling safe in that complex. I never received an apology from anyone in TGM. December 6, 2017Fantastic community to live in, just renewed for our 2nd year. Amenities are great from 2 pools, tennis, volleyball, small gym, walking path, bark park and being very pet friendly (can take my dog almost everywhere) Grounds and apartments are well maintained by a crack staff of maintenance personnel. Apartments are quiet and neighbors are great. Office staff is professional and go out of their way to take care of any concerns, and or to help with getting to know the neighborhood. March 20, 2017This is a horrible place to live! I lived here for roughly 1 year. This place acts like it is "luxury" apartment, but it is not. There was a hole in the wall of the staircase area when I moved in that had been patched over and not repainted. The wall was never fixed in the entire year that I lived there. When you move in, they tell you that you can paint the walls any color you like. They do not mention that you will have to repaint or pay to paint it back to the normal color when you move out. ...This would have been good information to disclose when they tell you that you can paint. Instead, they tell you are moving out. Very helpful of them! Do not expect to get any of your security deposit back. The office staff is dysfunctional and unorganized. When I leased this apartment, they told my mother (I was moving from out of state and she was helping me) that if she came back next week the apartment would still be available. She comes in the next week and one person says it is unavailable. After further research, another office person said it is available. During this time, I also attempted to communicate with the one of the office staff members through email and phone calls multiple times and none were answered. About a month after I moved in the staff member emailed me apologizing and apparently unaware that I actually had moved in. After I moved out, I was sent a summary of my final expenses that stated that they would send me to a collection agency if I did not pay by XX/XX/XX date and the letter was dated with the same date! I was supposed to somehow read their minds and pay them before the letter was even mailed or else get sent to a collection agency. When I emailed the office about this, they corrected the mistake, but from reading other reviews it seems like typos are a VERY common mistake for them and they often do not get resolved as easily as this one. They advertise that there is a "dog run" area, but the fenced in area is extremely small and not adequate for dogs to run. I lived in an apartment on the outskirts of the property that faced a small wooded area separating the apartment complex and the nearby houses. There would often be shady looking people who came walking through the woods from the nearby houses/apartments at night. Any car is allowed to park in the parking lot which is great when I had friends come over, but there would often be trucks parked in the exact same spot in the lot for weeks at a time which was concerning to me.Read MoreReview from Apartments.com

With the multiple tennis courts, volleyball courts, and swimming pool, there is so much to do to wind down. Calling TGM Home!
July 30, 2015We have now lived at TGM Willowbrook for about 2 years in 2-bedroom Glen Oak. It does feel like home, however I will detail the pros and cons of the complex. Pros: - DOG FRIENDLY!!! - Amazing maintenance staff! Chris and John are the best. I don't have to worry about anything. If I can't be home, they can come in and the dog doesn't have to be crated. Both of them get along with him! - Maintenance, again! Everything, in general is well-taken care of. - Nice layouts of apartments. We looked at ...several 2-bedrooms and all would work. - Amenities: dog run, pool(s), fitness center, package holding, and movie theatre (though we've never used it). - Updated apartments. The cherry cabinets are not my taste, but they are solid and beautiful. - Customization: We have painted and put up shelves. I'm very happy we were able to make the apartment our home. We also planted in the landscaping bed in front of our porch/balcony (1st floor) as there was nothing growing. While not explicitly approved, TGM didn't forbid it or tell us to take it down. Cons: - Price. A bit high for the area. - Willowbrook. The TGM community is very safe and well-maintained. However, as a young 20-something couple, there is nothing for us to do around here. It's full of families (which is great) and strip malls. If you are looking for that, it's perfect. We're need a bit more things to do. - Unable to pay rent online. I know we just have to walk to the leasing center to pay it, but I'd much prefer to do it electronically. - Carpeting. We don't like it to begin with, but having a dog makes it worse. - Breed and weight restrictions for dogs. If you're a dog person, you know the difficulty in finding a place that allows bigger furry friends. Overall TGM is great. We are just used to the city so being around nothing is a bit boring. The complex and apartments are beautiful and the amenities are great.
