It’s ok for only a year.
July 10, 2022This was our starter apartment moving back to GA. None of the residents know how to park, so if you value your money and your car… I suggest don’t move here. Maintenance only works when you get management involved. No one does a site walk and cleans up trash. Residents are so disrespectful.. majority of the people at the pool guaranteed don’t live here. Always parties and loud music at the pool that you can hear it in your apartment. We were here for a year and we’re thinking of renewing to ...continue saving money but it’s not worth it. Only perk is it is close to a lot of things but other than that.. it’s not worth it. I wouldn’t even live here for free
May 20, 2022the worst apartment complex and a complete waste of money. They never answer the phone, the leasing office lies and gives you the run around about every little thing. You pay for valet trash, they never come to pick it up. You pay for pest control?more like pest rent. The BIGGEST problem I have with this complex are the roaches and bugs that come in all year. I’m talking about the biggest roaches you've EVER seen. Its the most uncomfortable and uneasy thing to go through. I hope this saves ...someone from making a huge mistake.Property Manager Responded

Stay Away from ARIUM Morgan Falls
January 10, 2022Stay away from ARIUM Morgan Falls! From the constant, nonstop, disorganized construction (with construction crew taking over parking lots for months at a time, always outside our apartment, nonstop beeping trucks, etc), to the water being shut off regularly for 6+ hours at a time with no notice, to mail centers regularly being broken into, to ARIUM management having slow response times to residents, I recommend NOT moving in here any time soon. ARIUM Morgan Falls advertises itself as "luxury ...living," but that is laughably far from the truth. Maintenance takes forever to respond to requests (if they bother to respond at all), and one maintenance staff member showed up incoherently drunk and was wildly inappropriate during his entire visit for an emergency issue, which he tried to avoid so he could watch a game instead. This maintenance person is still on staff, despite telling the Property Manager about this issue. There is an ongoing rain flooding issue right outside of our building that we have been trying to have the complex address for months - hopefully they will address it, but we will see what happens. And in addition to rent costs, which rise every year no matter how long you have been here, there are also fees ($70/month in water metering fees?) including a mandatory trash valet fee (even if you do not want to use this service) and pet rent fee. This area used to be so gorgeous and green, but now with all of the construction all I ever see outside my window are leering construction workers. I miss the trees and wildlife. So yeah. Management is useless and rude; Pest issues for months now.
October 31, 2021Resident services doesn't help with any issues going on like construction damaging belongings, the roach issue we've been having for MONTHS now, the trash left all around the buildings, etc. We have "valet trash" but they make you keep the OUTSIDE trash cans that they issue out INSIDE your apartment otherwise "you may be fined". Multiple cracks in unit ceiling. Construction broke things in AND outside my apartment & despite several conversations they (resident services) hasn't done anything to ...remedy it. They are painting outside so they can boost the rent, though the units aren't being updated. Save your money and energy. PLEASE DO NOT RENT HERE. OVERPRICED AND RUDE MANAGEMENT
August 5, 2021I was told I would be getting a renovated apartment. I was not able to view the apartment until I moved in and it was NOT renovated. I shared this information immediately with the office and they did not care. The pantry door was already broken. If I sat on my toilet I could fill it shift from side to side and the toilet lid was already broken as well. The door frames were splitting. The ceiling was literally drooping all around the house. It felt like everything was falling apart. I shared ...multiple concerns with management and they did not care. They also ended up blocking my email when I was trying to discover why I was OVER CHARGED for power and gas bills that I was already paying and provided proof of. Maintenance doesn't really fix anything. They come in and look around then say the problem is solved. Don’t do it
December 26, 2019This management company does suck. They do as less as possible. They never respond to your needs or complaints. They treat you as though you are bothering them. I guess you can do anything here like fighting & sounding as though you are coming through the wall all hours of the day & night. You can complain numerous times to the management & get absolutely no response. People are staring to litter in the parking lot and it will sit there for weeks. There is no consistency except for the numerous ...times per year they have to enter your apartment for one thing or another. Wish I hadn’t renewed my lease. I will not sign another lease here. Can’t wait to leave.. I will move to my friends complex where the management is attentive & does their job so I know that it can be done instead of excuses constantly. TERRIBLE SERVICE
November 18, 2019If I could give this apartment complex zero stars, I would. I moved into this complex a month and a half ago and have had nothing but problems. Three weeks ago the resident above me shot a gun into my unit. The bullet entered through the ceiling, hit the wall, traveled through my couch, and finally ended in the baseboard of the unit. My dog was harmed by debris during the incident. The apartment complex showed me nothing but disrespect and excuses for the weeks to follow. After the incident, I ...requested a unit transfer to get away from the resident above me and the emotional trauma associated with my current apartment. The complex took over two and a half weeks to get back to me with options and to fix the damages in my apartment. The options given to me were inconvenient, costly and seemingly unfair. The complex had no options for me that worked in my favor. I spoke with the assistant property manager, property manager, and the district manager and still did not get answers to why repairs took so long. Now, I have to remain in my current unit due to the employees' lack of communication and inability to provided necessary accommodations to their residents. Avoid living at Cascade at Morgan Falls at all costs. A lackadaisical excuse for an apartment complex.Property Manager Responded

Not worth the money
July 16, 2019Well, I lived here for 2yrs now. It's gotten worse, management sucks. I had a severe roach problem, pest control comes spray but I had to put down my own traps, it was so bad. Actually saw a opossum on my patio the other day. I can hear everything thru the walls. (neighbors talking, tvs, water running thru the pipes) Maintenance is very slow moving takes them awhile to get to even the smallest work order. My window leaks when it rains. Told them various times and no one came to fix it yet. Also, ...if I pay this much for an apartment I should be able to use the pool whenever I feel like it. We are in a very wooded area so there will be animals all around but we do have pest control, as we see you have scheduled. Our team will follow up with you if you would like to reschedule pest control to come out. We were aware of your maintenance requests you put in but please be mindful that it was a holiday weekend as our vendors we use were away for the holiday. We did have 1 of the 3 pools closed due to issues from plumbing, but we did have 2 other pools that you could use and 1 at The Fountains. Good for price but be weary
May 1, 2019Ive had both good & bad views on living here. The staff does a good job of having a sense of community. There was a pool party during the summer, activities for kids, weekly food trucks and speakers for adults. When it comes to individual interaction, however, it's not great. In my seven years of living there, I didn't have any compliants involving my time & money until a little over a year ago when I moved into my most recent unit. My car was towed for being improperly parked. The sign near it ...wasnt clear which space it was for, was not directly in front of the space & also had outdated tow information. The complex also did not tell me my car was towed. As a result, I had to pay an extra day at the tow lot as I didn't realize it was gone until the lot was closed. When I confronted the staff about it, they said they would not reimburse me the extra day, that they were not required to inform me in the first place, & that the sign information had been updated via email. A couple months later the sign was updated & now just says No Parking in big red letters. When I went to move out is when the headache really started. I went & spoke to a gentleman who was covering the desk for that day. He handed me a piece of paper & told me to write down all my information on it. In my opinion, I was leaving a written notice. Instead of handing the paper to them when they returned, he only relayed the information verbally. The staff tried to call me but my mailbox was full. Instead of following up or emailing me, I was just left under the impression that the notice was received. When I went in a couple weeks later to leave a forwarding address, I was told me written notice was never received. Despite talking to everyone there, I was told I was now responsible for two extra weeks of rent. I was livid. I couldn't understand how they could do this to a good tenant who had lived there for so long. Apparently I can work out a payment plan and have three months to pay. We will see what happens. To add insult to injury, I went in to do a key release for my rented washer dryer to be picked up. The woman who worked there entered a note in the system & told me one was not needed after texting back & forth with her boss. I literally saw her enter a note & text her boss. Today they tell me I never left a key release. I will say though there was one month I was not going to be able to pay rent on time & I went in and let them know & they were willing to work with me on that.Read MoreReview from Apartments.com
Management Sucks
August 20, 2017The management has slip drastically over the past few months. There has been an over flowing dumpster with trash that has been sitting in the complex for over three months. There are rodents and all type of creatures eating the trash out of it. It has been reported to management numerous times and there excuse is that it belongs to one of their contractors. Cascade at Morgan Falls
September 7, 2015Been here almost 2 years. Great location but there are a lot of trees. It's nice because it keeps buildings cool but there are a lot of bugs. They do offer extra pest control but even with that and keeping a clean place it doesn't help much. It's also not a place for extra stuff.
