May 13, 2025DONT MOVE HERE The worst place I've ever stayed. I lived here for 3 years, if I were to renew my lease it would've been my 4th. Long story short my upstairs neighbor has been having parties for a year. The apartment is cheaply built and walls are super thin. The road noise from the stop sign near by is intense from the thin walls, you will never sleep in from the industrial trucks, motorcycles, loud car engines and music. The property management are not helpful, they will tell you keep calling ...the police when you're having repeated problems with a neighbor because even though it's in the lease that we have a courtesy officer, this property does not. It's affected my peace, my health and now my property because the person flooded APARTMENTS. Hid it until it spread to other apartments then we called late night maintenance. If you send an email you have to wait 15 business days for a reply. The demographics of the apartment has changed. There is toilet water on everything and I'm sure there will be mold. I requested to be released, I offered to pay for my release and they're still going to put it on my credit, I wouldn't recommend it if you would like peace in your own home. The laws are already stacked in their favor, find a more peaceful place please.Property Manager Responded

Beware of Crime
July 8, 2024Beware of car break-ins. There isn't 24hr surveillance which gives criminals a window of opportunity. My vehicle was broken into in 2023, then stolen in 2024. I no longer feel safe and will be moving to a house with a garage.Property Manager Responded

Fantastic!!
January 20, 2023Recently moved into the property. I have watched this development build driving to and from work. When I started apartment hunting. One of my friends took me here to have drinks at the brewery on site. I immediately fell in love. Scheduled time to visit. Sparkle the Leasing Manager. Amazing! I have interacted with a lot of managers and she is the best. I viewed the property. Came back again with my family she gave them a full tour a second time. Always has a smile on her face. I have emailed. She ...responds. Call she answers. It’s these little attentions to detail that make moving and living in a residence important. There is a coffee shop on site. Brewery, BBQ Restaurant, river views an amazing gym, dog east. I can go on and on and on. If you’re looking to move close to the city but still have quiet too this is the place!Property Manager Responded

Squandered Opportunity - Cash Cow for Developer
June 26, 2022You have such a great site, and what do you do you put a parking lot right on the river. And there are a couple of shops but they're kind of lame. This place has been open for two perhaps 3 years and it's already falling apart. It's an extreme disappointment for what could have been... Very little effort, by the way. It'll end up being just one more big apartment complex that just happens to be next to the river. Fortis Property Management is Bad
October 25, 2021I have lived in The Eddy at Riverview Landing for 15 months and during this time we have had three ownership changes. Although that is a frustrating thing to go through, the original ownership and next two owners were very friendly and personable to help us through the changes and challenges. Then you get to Fortis who is the current owners, and have been since Feb. 2021. They are by far the worst management company I have ever experienced or dealt with and might be the worst company overall I ...have ever seen operate. Since taking over they have done everything in their power to make life as bad as possible for all tenants from not cutting grass, cleaning hallways, shutting down all amentities without warning or credit, letting a trash mountain develop multiple times at the dump, not responded to emails or messages, and just straight put eviction notices on peoples doors when they clearly charged incorrect rent amounts. They are awful in every facet of the word and I can not express enough how much you will need to avoid them at all cost.Property Manager Responded

Beautiful property. Terrible staff
April 1, 2021This property is probably one of the most beautiful properties I have ever seen. The only downfall is that the property manager is so rude and she does not answer any of your emails or phone calls dealing with her has become very frustrating. Every time I have callen to speak with her she is busy and the other girls don’t know how to answer my questions but when I go the office they’re all giggling around talking bad about other tenants. September 25, 2020Myself, wife, and daughters can't get enough of how amazing this place is to live. I've never written a review for anything before, but feel impelled to share my experience here. The Eddy at Riverview Landing has exceed every expectations my family had for a place to live. It has an amazing BBQ and coffee shop located on its grounds! Additionally, it has an amazing walking trail/patio area next to the Chattahoochee River (safe for young children and one can fish or kayak). On weekends you can ...enjoy live entertainment, food trunks, and YOGA here... YES ON ITS GROUNDS. The weight room is more than your basic apartment workout area. It includes a cycling ROOM, bench rack, squat rack, free weights, rowing machine, stair stepper, ect. I've gone to actual gym facilities who don't have some of the equipment equipped here at the Eddy. The pool is also more than your basic apartment pool area. It is family friendly, contains a cooking area perfect for grilling, and has resort like canopy areas. They even have a nice setup for pets with a dog park and dog wash. I would go on about the actual setup and look of each building and apartment, but if you look on their website or social medias you can see how nice they are. I am a current medical student and with COVID, have been spending a lot of hours studying from my apartment (now I rented out an additional office space that again is located on their grounds!). Besides the occasional passing truck, I am never disrupted from class. Lastly the staff. Helpful, friendly, and kind. Almost everyday I get a chance to interact with them and every time it's pleasant and fun. My maintenance problems have all been resolved the same day. When I have traveled out of town they were able to assist me with any needs I had with my apartment.Property Manager Responded
