Beware of Management

I moved into The Elden (f/k/a Element Galleria) in 2022, and for the first few years, I had a genuinely great experience. However, there was a noticeable shift after Greystar acquired the property in February 2024.
I want to be clear that my frustration is not with the onsite staff. They are friendly, courteous, and do a great job addressing issues within their control. My concerns are specifically with Greystar and the overall management of the property.
For one, the elevators are consistently ...
out of service. Again, the onsite team does a great job of getting them back up and running as quickly as possible, but the sheer number of times the elevators have gone down is concerning.
The parking garage gate is also constantly broken or under repair. Most recently, residents were notified that we would be unable to enter or exit the garage for several hours on a weekday while yet another repair was completed. Other times, it goes months before it's fixed, allowing non-residents easy access to the property and parking garage.
Also, for a property at this price point, the lack of adequate sound insulation between units is disappointing. When a neighbors noise level became obnoxious and beyond the normal scope, I was advised to contact a courtesy officer... except the officer is never available or onsite, which defeats the purpose. Why advertise this resource if it's not available?
Dog waste is also regularly left around the property and has even been left in the stairwells, with seemingly little to no enforcement. I personally reported dog waste in a stairwell, and it remained there for approximately a month before it was finally cleaned.
Last but not least, there are the billing and communication issues. I disputed a charge directly with Greystar and attempted to resolve it before it escalated. I never received a response to my dispute. Greystar is incredibly efficient when it comes to sending an account to collections, but not when it comes to actually responding to a resident’s dispute about that same charge.
Again, I genuinely like the onsite staff, and I don’t want this review to reflect poorly on them. Unfortunately, the overall resident experience and management of the property have noticeably declined under Greystar. Be sure to look into their policies and practices before signing a lease under their management.

While the management company changed, we’re proud that most of our onsite team has remained the same for nearly four years. With any apartment community, things are bound to occasionally break or require repair, and that’s what our amazing team is here for! For example, our gate was recently damaged and required panel replacement. During the repair, the gate had to remain closed for a short period, and written communication and signage were provided in advance. We also find that many elevator interruptions occur when doors are held open for extended periods during active loading and unloading, which is why we place signage in the elevators to help prevent this. We absolutely understand the frustration when unexpected issues arise, but we’re proud of how quickly our team responds, communicates, and works toward a resolution.
