    If you’re considering living here, I strongly recommend reviewing recent resident feedback across multiple platforms and asking detailed questions before signing a lease. Building operations have been consistently unreliable. Water outages occur far more frequently than residents should reasonably expect, and elevators are regularly out of service, sometimes for extended periods. The ongoing lack of reliability significantly impacts daily life. Maintenance quality has also been concerning. In ...
    at least one instance, mold was addressed by simply painting over it rather than properly treating the underlying issue. The most significant concern, however, has been management. Communication has often been dismissive, inconsistent, or inaccurate, including multiple situations where information was later contradicted — even in writing. Management has also described practices that raise serious concerns about fairness and lease enforcement, including creating individualized cleaning requirements for certain residents and suggesting fines for expectations that are not outlined in the lease. Conflict resolution practices have been particularly troubling. In one instance, a minor roommate disagreement over a bookshelf resulted in management contacting Johns Hopkins without my knowledge or consent. When I became aware of this, I immediately asked that university involvement be retracted. To my knowledge, that request was not honored. This reflects a concerning lack of judgment and proportional response. Overall, the issues here are not isolated incidents but a pattern of poor communication, unnecessary escalation, and concerning management practices. Professional property management should provide reliability, transparency, integrity, honesty and basic respect for residents’ autonomy. That has not been my experience. Given that many of these same concerns appear repeatedly in reviews, this appears to be an ongoing operational issue rather than a one-time problem. Until there are significant changes in management practices, prospective residents should consider their options very carefully. I would not choose to live here again. Prospective residents should also be aware that the property has run promotions where residents are entered into prize drawings in exchange for posting reviews. Because of this, I would encourage anyone researching the building to read reviews carefully, as some positive reviews may have been influenced by these incentives.

    My room has been without hot water for nearly three weeks. Up until now, the hot water in the shower area at night has only been lukewarm. I have been sending emails and text messages to contact them for the past two weeks, but no one has replied. It's hard to believe that it was poor work efficiency and management failure that led to this outcome.   • Convenient, Safe, and Student-Friendly

    My experience living here has been genuinely positive. As an international student, I came in with a lot of uncertainty, but the building has made everything much easier. It’s very pet-friendly, which was important to me because I moved in with my two cats. The location has also been a major advantage. It’s about a 10-minute walk to the Bloomberg campus even at a slow pace, it’s just a few steps away from the student clinic, and the university shuttle picks up and drops off right outside the ...
    building. All of this makes day-to-day life much more convenient, especially on busy school days. In terms of getting around, it’s only about a 10-minute shuttle ride to Fells Point, where there are plenty of restaurants and grocery stores, and about the same distance to Aldi. The Homewood shuttle is also nearby, which adds another transportation option. The apartment being fully furnished, with WiFi, electricity, and water already included in the rent, took away a lot of stress when I first moved in. There are also small touches that I’ve really appreciated, like free coffee and hot chocolate every morning, and having front desk security available 24/7. And any time I’ve needed help from management or had a maintenance request, they’ve been responsive and accommodating. Overall, the combination of location, convenience, and support has made this a comfortable place to live during my time as a student.

    Other than the convenience of walking distance to the hospital, there is nothing good about this apartment complex. Hot water is regularly unavailable, management/maintenance will enter your unit without any heads up (which is terrifying while living in an apartment with 4 young ladies), as well as management is horrible at communication. I have called and sent in messages numerous times just to be ignored. They do not deep clean before move-in and things are constantly broken that they do not ...
    fix. Their way of "fixing" any long term problem is to hand out cookies or treats instead of adjusting rent to reflect the living conditions. You are also required to pay full rent for the last month of your lease where you need to be moved out a full week before the end of the month which is absurd to me. Overall, I have been anything but impressed with this building/management and wish I had explored other options when moving to Baltimore.

    Along with my personal experience living in this apartment, negative reviews about this property are all accurate. For those who had positive experiences, I'm happy for them. However, there are far more complaints about this place than compliments and that is because of poor management. Constant issues with water, elevators, and cleaniness. She reported a clear policy violation—her roommates threw a disruptive party, security had to intervene. Instead of enforcing their own rules, management did absolutely nothing. Then, when she became the target of harassment for speaking up, management STILL did nothing. Worse? My friend has documented ...
    disabilities, and instead of accommodating her, they chose to ignore her official university paperwork and demand a fake “acceptance letter” that doesn’t even exist. When she asked for help after being harassed, their response? “Have you considered therapy?” Because why fix the problem when you can just gaslight the victim? The mailroom is an absolute mess; my packages have been missing so many times that I've actually started to send my mail to my friend's apartment. There was a flood that set the fire alarm off twice the night before a major exam. We've found cockroaches in our apartment and it was not properly cleaned upon move-in.     Every week there was a problem where the water, electricity, heating, trash chute, etc was unavailable and often would not be fixed for several days to weeks. Management will straight up lie to you and always overcharges. It takes several phone calls and emails to get the extra charges reversed (they are usually not available by phone). While we were not the operators of the former community "929" we always regret to hear that someone had an unpleasant experience. Anytime a resident is unhappy it reflects negative on the entire industry as well as tarnishes what should be the happiest times for a student. We welcome you to come to "The Essential" and meet with members of our team. We're taking the feedback you left for previous operators, and utilizing it to take preventative steps to help try and ensure our residents do not experience the issues you mentioned under prior management.   • Safest, most convenient and best value for money option in the area

    I've been living in 4 bed 2 bath apartment for past 1.5 years, and do plan to continue for next year. I am a PhD student at nearby JHU medical campus and I believe it is the safest, most convenient and best value for money option in the area for students/post docs/residents who work at JHU/JHH. The proximity to JHU/JHH is convenient, and the whole way to the apartments is patrolled and well-litten. There is 24h desk reception and mail service (with easy package drop off to be sent out too), so ...
    your amazon delivers will not be dropped in front of row house doors and possibly lost. I have never had either incoming or outcoming mail lost (I receive avg. of 2 packages and sent out avg. of 1 package per week). 929 building has good common areas, including large common room with an adjacent rooftop area; I hosted a welcome lunch for new students and co-hosted Thanksgiving for the folks who stayed for holidays in the building - and both times the apartment served great for us. I use these places to study late hours at times (along with some other). The gym is another thing which makes me plan to stay there - it is small, but has good treadmills and a wide selection of weights.
