About The Factory
Welcome to The Factory Student Apartments in Logan, UT. We are a student housing community built for the students of USU and surrounding colleges. Our apartments offer spacious private and shared rooms with a washer and dryer, modern appliances, dishwashers, and two refrigerators in each unit. All covered by a flat rate utility fee of $75.00 that covers water, sewer, garbage, gas, electric, and internet! We place an emphasis on our amazing amenities and building community and connections between residents. We are ideally located only a couple minutes walk from campus, restaurants, entertainment, and more.

This is now a good place to live with the new management
December 31, 2025I'm not gonna lie, my experience here has been great! I wasn't here during the 24-25 school year, but from photo evidence I've seen, the new management that started April of 2025 has made some MAJOR improvements to this apartment complex. I started my lease in August of 2025, which was after they made all the crazy summer renovations. It isn't perfect, but it's clean and looks nice from what I've seen. The carpets have been refurbished, the walls have a mostly better paint job, closets are much ...nicer, and the living conditions are nothing to really complain about. Ya, the walls are kinda thin, but it's not like you can hear every single conversation that someone has perfectly from another room. We did have a maintenance request that wasn't being attended to one time, but the second time we submitted the request, it got fixed the next day. All of the amenities work and are honestly pretty nice, I love them. If you are going to use all of these amenities, the factory is worth looking into. If you're not, then your money is kinda being wasted. everything I've used works well, including the hot tub, washer and dryer, cinema room, and gym (2 working treadmills out of 3 they provide. Machines provide a variety of options for a workout). Getting in touch with management is a little difficult I'll admit, especially by phone or email. They’re usually available at the front desk, so speaking to them in person is easier, but phone and email communication has been unreliable. While I’ve received some phone responses, I’ve never gotten a reply by email. There are only two girls at the front desk, so that might be why. They answer when they can. Individual communication isn't the best, but with a new management running an apartment complex with hundreds of people, you gotta cut them some slack. Plus, in a big place like that, you can't expect to be treated with special individual treatment. That's unrealistic. From my experience talking to them though, they are really nice people, and honestly care about making the apartment complex better. They've given out food and hosted small activities for their patrons, and I've enjoyed them. Careful that this place is a 12-month lease though. This place is expensive, you gotta be clean here, follow the rules, and you gotta keep up with your payments, but overall if you're not picky or crazy high maintenance, The Factory is a comfortable and fun place to live.Read MoreReview from Apartments.com
Do not live here! Horrible and managers don't care
July 31, 2025I'm reviewing from the perspective of a parent who paid for my son (student at USU) to live at The Factory this past year. As others have said, I'd give zero stars if possible. This last year, The Factory went through a change in ownership. If you think this will help them get better, it isn't! My son moved in with horrible couches they couldn't even sit on. Then his dryer broke, which neither old or new owner would fix. He even went and got a letter from a lawyer ordering them to fix it, and ...they still ignored it. Didn't get fixed until 6 months later... Then after the new owners finally took ownership, they proceeded to start "repairs" and painting etc, basically making the entire complex a construction zone with so much stuff in the hallways you can't walk through easily (can I say super large trip hazards?). During this construction, my son and all residents basically had to move all their stuff so they can paint. (side note: they did a crappy job). THEN, since they "planned" on replacing the carpet right away, they let paint completely soil the carpeting. But then the carpets didn't get replaced because, from poor planning on their part, they didn't buy enough. So now my son is living in disgusting carpet. These problems started last November 2024. It is now end of July 2025 and this is how my son had to live all year while managing 18 units and two jobs. Worse of all??? The managers at all levels will not call me back. I've left many messages for them to please call so we can respectfully sort this out, and they refuse. DO NOT LET YOUR KIDS LIVE AT THE FACTORY!!!! The owners and managers don't care about cleanliness, having required amenities working, your students comfort, or inconveniencing them. They will not even respond to calls or lawyers. They are basically scum of the earth. I have never written a review like this. Please head everyone's warnings. Don't fall for their "discount" offers to move in. It's all sugar coated crap. BBB gave it an "F" score for not following up on multiple complaints.Property Manager Responded

Just OK
July 31, 2023A roof over your head. Wifi is very spotty. Pool & hot tube very mysteriously green. Security deposit still not refunded and it's been 90 days.......Property Manager Responded

Great Place to Live
November 14, 2021The Factory has had issues in the past but as of now, it is a great place to live. I've been a resident since 2020, and I will continue to be till I graduate. Washer and dryer in unit, two dishwashers, two fridges, and a tv in the rooms. The staff is very friendly and they try to get to know everyone who frequents the office and they occasionally do giveaways and prizes.Review from Apartments.com
