Roaches, poor maintenance, rude office staff
August 21, 2023I just moved in here and have had nothing but poor experiences throughout my stay. The office staff is extremely degrading, everything is always down or broke.. for the price, there should be better upkeep.Property Manager Responded

ROACHES! DO NOT MOVE HERE!!!
April 1, 2023Listen although the pictures, amenities, and staff may seem nice this is the MOST disgusting place i’ve ever been!!! The entire place is infested with roaches and the people seem to just live with them or completely ignore it. I have never seen so many roaches in my entire life nor have i EVER lived with them. Management claims they fumigating twice but there are still hundreds of roaches in the apartment. With few of my things ( a couch, ottoman, and 2 beds) being in there all of 6 days each ...item was completely destroyed and filled with roaches. During move in i seen one roach then it seemed like a million, they were EVERYWHERE. Coming from the baseboards, fireplace, air vents, kitchen sink and faucet, and more. I cannot believe they would move someone into a place as DISGUSTING as this. I didn’t read the review about the roaches in the past and i completely regret it. If I can stop at least one person from having to deal with what my family and i have gone through in these last 6 days i would be so happy. The entire place needs to be cleaned and exterminated. Of course neighbors aren’t going to admit they have roaches as well but, with the amount that there is…it is no way that they don’t have them in their homes. ROACH INFESTED
March 31, 2023I moved in on March 25th, 2023 just to find that my apartment was roach infested in the worst way possible. They didn’t respond until March 27, 2023. They fumigated and told me not to go in until 5:30 pm, roaches were everywhere dead and alive, then on Tuesday, they told me not to go in 6003 Grand Palm Dr. Apt 729, because they had to fumigate again. There were still roaches everywhere dead and alive! Stay away! They didn’t accommodate me in any way at all!!! They didn’t offer me help at all! I ...broke my lease. Nasty!Property Manager Responded

Sloppy management practices and high prices
December 8, 2022This place just continues to drop the ball. Got charged $100 for "Patio Rental", but we never rented the amenity space. The office staff served us a 3 Day Notice because of the unpaid charge despite paying rent and our other normal charges in full, on time. (For those who don't know, a 3 Day Notice is usually the first step in an eviction. It says you have 3 business days to either pay the balance or vacate). Called the office to complain. After some back and forth with the staff alluding to ...us owing the money, they finally agreed it was a mistake and they would remove the charge. It took over 24 hours and having to follow up two more times via phone and email to get them to remove the charge. Asked the manager via email to call me to discuss. She did not. She emailed instead, admitted their mistake, apologized, and removed the charge, but did not remove the 3 Day Notice from my account. It's still visible despite her saying it was gone. Between the high prices, shoddy valet trash, incorrect charges, and being threatened with the eviction process for the staff's own errors. Id caution anyone to do your homework, research prices, and make sure that you're making the best decision you can.Property Manager Responded

Nothing "GRAND" About This Place
November 13, 2020RUN!!! Save your money and go elsewhere. The gates are always broken so much for the feeling secure. There have many police involved incidents. A young woman was robbed and beaten. The price for rent keeps getting outrageous especially all the hidden fees. There was hole in my ceiling for 5 days before it was fixed. January 29, 2018Good people work there in the office and maintenance, but seems they are having financial issues right now. This can end up hurting you as the renter. In addition, parking can get crazy at night. Not enough of it. Cleaners blow dirt into your apartment from the hallways. Outside stairs squeak badly when people go up and down them if you are not on top floor. Frequent water/sewer issues. They are not very flexible on things, so make you memorize that 30 pg contract.Review from Apartments.com
Positive Experience
August 28, 2017Finishing up my first full year and was very satisfied with the overall experience. Sales representative had to place me on a waiting list as my wife has a physical disability. All during our wait she would let us know each time we moved up on the list. Whenever I had a concern I contacted the front office, a work order was issued and the matter was resolved within one to two days. The maintenance staff were both polite and efficient. During this past year the club house was completely ...renovated. Great workout room, nice business center and grilling area set in the pool area. Also, throughout the complex a beautification project took place and it looks great. Best of all is the location which has great restaurants, shopping and walking distance to a number of schools. Average apartment complex, nothing spectacular. Quiet 3rd floor living.
August 4, 2015The apartment complex is average. Apartment itself had new carpet which was nice, basic appliances. The grounds keepers were very friendly. Pool was a very nice amenity as well. However maintenance of the property is very lackluster. The stairwells needed a good cleaning, and the lighting throughout the property at night is lacking. The parking lot gets very full, so you would have to park in the furthest area way at night and walk through an almost entirely dark parking lot. The area to dispose ...of garbage is horrendous, really should be hosed down weekly. August 15, 2015I am very new to this apartment complex but ever since I first toured the complex the office staff has been nothing but helpful! They helped us out every step of the way from paperwork to any of our many questions! They made us feel like they really wanted us to be there. The complex is very nice and clean as well as a great pool area for everyone from college students to families. It has a great mix of everyone from college students to established families.
