If you are looking for “luxury living,” just understand that The Grand’s definition of luxury may be very different from yours.
From day one, we documented issues including appliance problems, damaged flooring, stains, cosmetic damage, loose shelving, dents/rust on appliances, and signs the unit had been quickly turned over rather than properly prepared.
In five months, we’ve submitted around 12 work orders. Maintenance responded to several issues, but many problems became ongoing projects ...
instead of actual fixes.
One major issue involved the upstairs flooring. We were told it would be repaired shortly after move-in, but months later the condition worsened before management became involved.
We also had our refrigerator suddenly shut off after making loud popping/electrical noises. No breaker tripped — it simply died. Luckily we were home, otherwise we could have returned to spoiled food. Maintenance had to completely rewire the refrigerator connection.
During the February snowstorm, the HVAC fan ran continuously for nearly two weeks while indoor temperatures dropped below 60 degrees.
The property is advertised as gated with security, yet the gates stay open 24/7, and in five months I have not personally seen security once.
Noise has also been a constant issue. Residents regularly blast music late into the night, and the odor of marijuana frequently drifts into our unit.
The valet trash situation summarizes management well. Residents are required to pay for valet trash service, yet the trash company drove past several homes without collecting trash — I have video of it. The next morning, I received a lease violation because the trash remained outside past pickup hours. When I disputed it, the office told me to contact the valet company myself.
Communication with the leasing office has also been frustrating. We requested a breakdown of lease termination costs and concession payback amounts. It took nearly two weeks and involvement from corporate just to receive a vague response that still contained incorrect concession information.
The gym and pool were also changed to office-hours-only access, making the amenities nearly unusable for residents who work nights or nontraditional schedules.
Overall, the property feels like standard housing with luxury branding layered on top of it. This review is simply an honest account of our experience so future tenants can make an informed decision before signing a lease.

getting here took a run around of a football field and the stuff i went through made no sense. i got a run around, the stupid ai they have that responds to people for them canceled my room for me without telling me, the people answering the phone either dont know what they're talking about or help you just enough until they close. good luck if you cant physically get to the place like the busy person i was. emails take forever to be responded too, and when i finally had time to make it to the ...

WHY DIDNT YOU DO THAT BEFORE? plus when i finally moved in, communication was all out of wack. i was turning my cat into an emotional support animal and they didnt tell me that they accepted the edited form til i walked in thinking that they didnt and i would have to get another cashiers check(cause thats all they take?) very inconvenient. the paoers they gave me with information about the place have information telling me to get my own wifi and set uo my own sewer and water stuff tho im paying them for it? very confusing. my roomies thankfully told me and educated me on the wifi and stuff but why give me a oaoer on getting my own wifi if you supply wifi? all very confusing and stressful when it could have been more straightforward.

I moved in three weeks ago, and for the price, everything is good. It’s truly great if you have the right roommates and the right room.
