ROACH INVESTED HOTEL
January 14, 2026 - Review from Apartments.comI stayed at Kendall Apartments from July to November on a month-to-month lease while waiting for my new home to be completed. Unfortunately, the experience was extremely disappointing. There were excessive and poorly disclosed fees added every month, making it more expensive than renting a home. Mandatory charges included trash valet (with limited service days), amenity fees for barely usable amenities, package locker fees, and pest control — despite ongoing roach and insect issues. The property ...was poorly maintained, with dirty hallways and visible spider webs. New management attempted to charge me for my own washer and dryer, windows would not stay open, and communication was unprofessional and often ignored. I was never informed of a 60-day notice requirement. After moving out on 11/17, my move-out date was extended to 12/2 without consent, resulting in additional charges. Final water and sewer bills were extremely inflated for a period when the apartment was unoccupied. I would not recommend living here. October 22, 2020 - Review from Apartments.comManagement here is useless. They are "friendly" until you actually have a problem. They claim to care about residents' comfort and safety but don't apply community policies to everyone equally. They defend and protect neighbors that are loud and dirty. They will tell you one thing and then say they never said it. When you tell them about noisy neighbors and police being called on neighbors, they say it never happened. Trash is disgusting, and has been for years. Parking is horrible. People that ...don't actually live here but stay here and have three or four cars taking up resident parking. They love responding to reviews saying they care about residents concerns but don't enforce policies listed on the lease. They lie to cover themselves and each other. They try to hinder complaints because they want to keep it in-house and think we can't just easily reach out to upper management. They lie to higher ups by saying that issues have been resolved when in fact they haven't. They are so dishonest it's disgusting. It's fine if you never have to make a complaint, but be prepared and have your proof if you ever need to report issues. Maintenance response is adequate, but the actual work is mediocre. Cleanliness depends on which building you live in. They haven't power washed the exteriors in over a year. Just a few months ago the manager Ashley said they were getting ready to do it soon. Still hasn't happened. The walls are disgusting and the amount of spiders, bugs and webs are insane. They claim to have pest control but you never see them out here and bugs are everywhere. To avoid having your car towed, please ensure you park inside a specific parking space, do not take up multiple spaces, and avoid parking on the curb, grass, or reserved areas without proper documentation.
