March 10, 2026 - Review from Apartments.comWe have been transferred from apartment 1133 to apartment 923 due to a roof leak that could not be fixed after 2 months of leakage. During the leak, and after our transfer there have been many issues regarding the way this complex is being managed. Although we would have more to share, we chose to share four of these issues that seem most relevant to address the lack of management. 1. ROOF LEAK AND UNANSWERED EMAILS Our roof leak started on December 31 2022 (see service request). On January ...10th Florence received a call from the property staff letting her know that someone was there to check the roof and see what could be done (from Florence’s understanding, this was just to get a quote). On the 14th, the leak was marked as solved. The leak started again on the 17th of January (see service request), when the next rain started. This request was put on hold for an undetermined time and without any further information on the 18th. Melvyn asked for news on the 19th and 25th, both were left unanswered by the manager. Only a few days later (around the 27th), when our stove stopped working, were we told by maintenance that nothing would be done to our roof until end of February, beginning of March because there was too much ice on the roof and it would be dangerous. We therefore stopped requesting any news for a while. On February 19th, the roof leak got much worse. When maintenance came they told Melvyn, they thought the problem had already been fixed. As Florence started to get worried about mold, and Melvyn was unable to use his office due to the leak, we asked for a transfer and started moving the same date. Although James said that a mold test would be done, we have not received any news, notwithstanding the many mails we have sent him regarding that. The day of move-out James said he was actively trying to find a solution to our leak, in what way was that? 2. IMPOSSIBLE TO REACH JAMES’S SUPERVISOR Florence called Greystar Albuquerque on the 7th of March to speak with James’s supervisor. She received a call back from James, wanting to know how he could help her. As she asked to speak with his supervisor, he told Florence that he would let his supervisor know about this desire, although informing Florence that she [supervisor] would refuse to call back. As Florence persisted in wanting to talk to his supervisor, they hung up and we have not received any news since. 3. Maintenance Issues Caused Financial Loss
February 24, 2026 - Review from Apartments.comI rented at The Mica and experienced repeated maintenance and sanitation issues that ultimately resulted in financial loss and ongoing disruption during my tenancy. To note, the location was convenient and the community was generally quiet, which I appreciated. The overall setting had potential and provided a calm atmosphere when there were no active maintenance concerns. At move-in, the unit was not in what I would consider move-in-ready condition. There were paint droppings on the floor, ...painting materials left behind, and several functional issues that required repair shortly after occupancy. During my tenancy, I encountered multiple concerns, including rodent droppings in kitchen cabinetry, a recurring water leak, and a window that remained inoperable for approximately two months after being reported. In response to the initial leak, maintenance cut an opening in the ceiling/roof area to release trapped water; however, that opening was never repaired and remained unpatched until my move-out. The recurring leak resulted in water damage to my sofa. Due to the rodent issue affecting kitchen areas, I discarded several small kitchen appliances out of concern for sanitation. I did not receive reimbursement for the damaged sofa or the discarded appliances. Replacing personal property during an active lease was a significant and unexpected expense. A closet was unusable for approximately two months while parts were ordered, and kitchen drawers continued to malfunction despite a work order being submitted. There was also a leak under the bathroom sink, which was repaired. Although maintenance responded to requests and staff were personally courteous, there were communication delays and limited follow-up. In many instances, follow-up only occurred after I reached out again for updates. Extended repair timelines and reliance on temporary fixes created ongoing disruption. As someone with underlying health conditions, maintaining a sanitary and properly repaired home environment was critical to my physical well-being. Ultimately, due to the cumulative impact of these concerns, the financial burden involved, and the importance of maintaining a stable environment for my health, I chose to not renew my lease.Read MoreProperty Manager Responded

July 30, 2025 - Review from Apartments.comThis is one of the worst moves of my life. Firstly, we were shown an apartment that was in much better condition that then one that was rented to us. Additionally, the apartment that was rented to us was different from their marketing pictures (especially the design of the fireplace). We moved in and there was an almost hand-sized tear in the plaster in the wall and the toilet handle was broken. I reported this to management, it took over a month and an additional work order to get addressed. ...Even now the toilet handle is still broken and they only painted the wall, did not patch the plaster. In our 4 months at The Mica it has come to our attention that the lanai's are not properly secured to the building, and emergency repairs had to be made to some for safety, leaving the rest of us to worry about the soundness of ours. The laundry room has been closed without notice, barring us from accessing our stored belongings. Additionally the washer leaks and floods the floor, and the water heater is wired in what appears to be a very unsafe manner. The property is very dirty and unkept, and the pool and/or hot tub are constantly out of service. This doesn't even address my 2 month long issue with getting our a/c repaired, that still isn't resolved. When trying to get necessary repairs that have been requested by their outside service company, I have been treated with anger and hostility to the point that I no longer feel comfortable being home alone when repairs are needed.
