Loved living here
April 1, 2023I lived here for a year. The initial process of applying was a pleasant one. I moved into a lovely two bedroom townhome that was pretty affordable compared to the rest of the area. The property manager keeps the place clean. They inform you of everything. You can request to have maintenance call before they enter your property. I only moved out due to circumstances but overall the best area I’ve ever lived in. I loved my townhouse and I would recommend it to anyone looking in the area. They are ...located in an area with a-lot of other townhomes ..I think the other townhouses in the area may not have some nice people. But where I was living had a lot of families; kids playing. Overall a very peaceful place. I really like the neighborhood and have other family members who live there as well. I would move back any day as I really enjoyed living there.Property Manager Responded

Great location, responsive maintenance, otherwise meh.
March 16, 2023I am about halfway through my lease and I can't wait for it to be over. The place is a bit old, the appliances are seemingly older. It hasn't been really dirty in my experience. No bugs, obvious mold, etc. but our place did get a nice treatment of the landlord special so I have all sorts of dirt and hair stuck in the paint of the walls which is pretty gross. The place(2bdr)is also not as spacious as you'd think it would be and it is definitely lacking storage Although maintenance has always ...responded within 24 or so hours of me putting in work orders and things do get fixed, it's often a lazy job and a mess is always left behind. The location as in proximity to other things is perfect for my family; however, the immediate neighborhood is terrible. We regularly hear gunshots and there have been reported shootings just behind our place. There are regular break ins to the cars in the area, and sometimes bored children will run out in traffic to scare you... Things like that aren't very pleasant to deal with. And then there are several schools nearby, which I understand the safety of the children comes first, but I'll often be sitting at the light at the entrance to the neighborhood as it changes several times before I could turn because the crossing guard for some reason only prioritizes Reece road's traffic. I need to get to work and sometimes have a limited timeframe to do that. So overall, cons outweigh the pros by a long shot. Especially for the price I'm paying, I would expect newer appliances and better upkeep. This is the kind of place you move to in a pinch, it works but is definitely not ideal.Property Manager Responded

Terrible Apartments for Expensive Rates. Mold, Shootings, etc.
September 26, 2022These apartments are very small and moldy. The apartments have been catching fire recently and it has taken a long time for them to repair and cause rental insurance to increase. There was a person killed up the street and today there was a shooting down the street. The prices are TOO high for what they're offering.Property Manager Responded

Very Poor Management
December 30, 2020The rental office have no care and concern for tenants valuable needs. A few employees have attitudes when you call and do not have a welcoming persona. Their policy for parking is first come, first served which serves as an issue especially when there’s no permitted street parking or extra parking outlets between each household/court for tenants excess cars and visitors. Some tenants are forced to park in other courts from their homes and park in front of parked vehicles due to their poor policy ...of parking and allowing tenants excess cars to inconvenience other tenants ability to get in their home safely. Orchard’s choose not to properly handle this situation efficiently and effectively instead ignore and provide poor management of an apartment service inc. A mess. It may look nice. But I’ll give you 2 months

Avoid this Property at all cost
July 29, 2018Horrible! Office staff is overtly unprofessional and the houses are not updated at all. If you have a maintenance issue, forget it getting fixed. My microwave completely stopped working and 2 months later its still not fixed (which is a breach of my lease and I currently have an attorney looking into it). AVOID AT ALL COSTS
November 1, 2016My boyfriend and I lived here for two years and was forced to break our lease as there was a break-in, only thing it was done by a maintenance man. This was not the first time either something occurred. We came home one day to our back door WIDE OPEN and got no explanation from the rental office nor did the property manager have the courtesy to call us. They can be rude and nasty but sweet, crazy right I know. We knew it had to be a maintenance man because according to the leasing office, only ...they had our keys along with my boyfriend & I. I regret moving here as it has now caused me severe issues because someone felt they had the right to entre our home illegally and steal our belongings from us. Not Bad
September 29, 2015The Orchards is a place that is unusually affordable for tenants who's looking to move in an nice area in Anne arundel county. Super Walmart is just minutes away as well as Arundel Mills Mall and Maryland live casino! The actual property is what YOU make it. Neighbors are respectful and at least in my court about 95% of the tenants have jobs and responsible people. I have 3 children which two of them attend the local school near the property. The school has a poor rating but the staff and the ...principle are great people. Big things are happening their and its a direct reflection of loving parents and school staff!
