Incompetence
January 14, 2026I am currently residing at The Overlook at Pusch Ridge, feel it is necessary to formally express serious concerns regarding the management and overall condition of the facility. The management team assigned to this property has demonstrated a lack of professionalism and competence, particularly in their understanding of billing processes and responsiveness to resident concerns. Numerous apartments are in a noticeable state of disrepair, and when repairs are attempted, they are often poorly ...executed or left incomplete. The property is marketed as having six pools; however, only two are currently operational. This discrepancy is misleading and reflects poorly on the organization. Additionally, the condition of the common areas and individual units presents a significant risk and creates an unfavorable impression for residents and investors alike. As of today, Wednesday, the leasing office manager was not present during normal business hours and is not expected to arrive until later in the day. This lack of on-site leadership and accountability further highlights the management deficiencies at this location. From an investor’s perspective, the current state of the property raises serious concerns regarding long-term value, tenant satisfaction, and potential liability exposure. Without immediate corrective action, it appears only a matter of time before the property faces legal challenges due to ongoing neglect and unresolved maintenance issues.Property Manager Responded

The real low down about this place
October 5, 2024I am reading these negative reviews and wonder if I am living in the same Apt. Complex. This place is quiet, safe and rent is very reasonable. Management is top notch and maint. is superior. Any problem I have had was resolved in hours, not days. Just renewed my lease for 15 months. If you can get in here, DO IT! I moved here from N.Y.C, lived in a 980 unit co-op and sat on the board of directors for 2 years. The Overlook at Pusch Ridge is a great place to live.Property Manager Responded

Awful place to live, not safe for kids
April 24, 2023This is an awful place. Residents leave garbage outside their doors, steal each others parking spots and bounce basketballs off the exterior (and interior) walls. There are lots of old ladies walking dogs, so it looks nice, it is not. Avoid this place like the plague, we've had an attempted break in, called police numerous times for noise complaints that could have been handled by security, but they dont have any. No cameras either so whatever you lose will be your problem. Worst Rental in ...Tucson, pretty sure they make their real money off the collections when people leave.Property Manager Responded

Recent tenant of 1.5 years
June 30, 2022I lived there for a year and a half and truly loved it. It was in a convenient location, was a safe neighborhood, I had great neighbors, and my dogs were welcomed both in the complex and the front office. ? It was a great deal for the price and close to my job. I had no complaints. The office staff was attentive and very helpful and accommodating, as were the maintenance personnel. I would highly recommend it out of all of the other places I saw in Tucson. You will be happy here. Horrible place
July 23, 2018I regret living here for so long. Way too expensive for what you are getting. Everything is out of date, and we were given a dirty apartment that took a week to clean. There’s always cops in the neighborhood dealing with neighbors. The staff has no clue what they are doing and it seems they are just trying to get as much money from you as possible. I was double charged on utilities for a year. Get rid of Debra, she is unfriendly and rude. There are way better apartments in the area that are more ...modern and have better prices...trust me it’s not a good place to live.Property Manager Responded

Horriable Management and False Impressions.
July 2, 2018The video makes this place look good. There are some good points and I do not mind living here. Outside maintenance and maintenance of trees and pools are horrible. When I complained about the hot tub and main pool being closed a lot, the manager told me we were not be charged for the pool, that we are only entitled to a safe apartment. Yet we still pay for gas for the heaters in both the pool and hot tub. I have been here over a year and they have never done anything about the dead trees or ...branches outside my apartment. There are things they have on their web site that are not here. There is no gate and the only security is an agreement with the Oro Valley police department to drive by at night.Property Manager Responded
