August 26, 2025my worst decision i ever made was getting a lease at this place. if you want to get charge for even the air the breath this is the place. There is a lot of hidden fees as you go during your lease. manager is trash. the worst i feel McDonald’s has better management. if i can rate the management or the place i will go negative numbers. parking sucks in this place good-luck finding a parking and get ready to get tow and ticket. never in my life i experience a place like this.Review from Apartments.com
Had my car wheels stolen from the apartment's parking lot
September 25, 2024In late Sep 2024, my car wheels were stolen from the apartment parking lot during the night. This incident not only left me with a hefty repair bill and also shattered my sense of security. Although the apartment management waived two months of paid garage parking fees as compensation, it did little to alleviate my concerns. It’s unclear whether there are going to take any steps to improve safety. When I moved in, I noticed air pockets in the wooden flooring. Despite multiple requests and ...multiple visits from the maintenance team to assess the situation, no action was taken to fix the problem during my entire stay. I lived here for ~4 yrs and the apartment management was generally responsive to other small maintenance requests, often addressing issues within a day or two.Property Manager Responded

It's getting worse!
November 2, 2022I've lived here nearly 2 years and this place has been in a continual downfall. It seemed like things we're getting better right near my renewal and boom back to the slide. Worst part is the roaches and mice. The other reviews you've seen are accurate. I guess management is just hoping one o them will eat the other. At this point though they seem to just be high-fiving in the walls and throwing all night ragers in our living rooms during the night. The other thing I'll say that's bad here (if ...you needed something else) is the parking. It's extremely difficult to park here and if you do get parking plan on getting your car dinged up a good bit. AKA better sell before you move here. Rats, Roaches, and Break-Ins O My!
October 7, 2022This place has gotten so bad. I moved in about a year back and this place just keeps getting worse and worse unfortunately. This is not going to be an extensive list but I'll name a few here so those of you looking can be weary of renting here. First, the rat infestation at this place is only increasing. When I first moved in, I learned from neighbors that there had been rats living in the walls and come out at night. Unfortunately they never have eradicated the problem and every morning I'm ...cleaning up droppings. It's literally the worst. Management is aware...they just don't care. When your touring, if it's past 4 go by the trash bins you can see your soon to be rat neighbors feasting there before they make there way into your home later in the evening. Second (as if the rats weren't bad enough), Roaches. I actually hate these worse because it's like every time you go to put something away in the kitchen or clothes in your closet theres another five of them just chilling. They do have "pest control" but it's never gotten rid of the problem for some reason. Lastly, Parking and break-ins. The community seems really safe and at times it has been. Unfortunately, were now in a situation where every 3 weeks like 5 cars are broken into and stuff stolen out of. To make matters worse clearly on at least one occasion they people had no intention of stealing and just went around breaking the windows. The crazy part is you can almost never get parking here in the first place. If you have any plans that have you parking after 6 PM just know you'll be either street parking far away (great for the break-ins) or paying management for the luxury of having your car in their lot every time. We're stuck for another 4 months into our lease here but just know if you look the are better priced options out there. Sketchy business practices and fees after you move out
March 29, 2021As referenced by a few of the reviews from former residents - this community will nickel and dime you to death for NO reason once you move out. The apartment charged me for the entire apartment's carpet to be replaced after I moved out - let it be known I knew nothing about it until almost a year later when I applied for another apartment. They sent pictures, with no notable damage (also similar to the other reviewer's). Then they tried to say their 'express cleaning' service didn't cover carpet ...cleaning (when it's an option on the form...) - it should also be said they tried to convince me that the apartment was supposed to handle it, but I was told a third party company did, that they knew nothing of. When I threw up a flag for them and provided details on the payment and service, they magically knew who the third party company was all of a sudden and refused to rescind the charge. The apartments themselves have walls of paper - I could hear my neighbor's (upstairs and next door) phone conversations or yelling matches, including a few domestic disputes. The dumpster for trash is always overflowing and is never cleaned up. The parking situation is TERRIBLE - if you're a commuter and get home after 5, don't expect to find a parking spot (even on the street). The only positive experience I had at this location is it was close to Giant, which was nice to walk and get groceries - otherwise, there are no redeeming qualities about this place. March 9, 2021Before you move in they are great. It’s all fake just to get you into that lease. Once you move in, you realize there is dog poop everywhere, no parking and garbage that spills out into the parking lot. The management team is completely unresponsive to emails or call. Newly Renovated Apts - GREAT PLACE TO LIVE
November 2, 2020I have lived at the Park at Arlington Ridge for 3 years and moved to the DC area from another state. I recently transferred to a larger apartment, and I can only rave about the leasing agents, especially Marvin. Marvin also oversees the Concierge department. He went the extra mile in terms of answering questions and making sure that my transfer to my new apartment went smoothly. Additionally, during and after the move, he called to make sure that all was going smoothly. He is the ultimate ...professional and provides excellent customer service. I do love living in the area. There is a park area nearby, several dog parks, nearby basketball court, soccer and baseball fields, and it is easy walking distance to the local grocery, wine store, gym, Starbucks, and the nail salon. I work in the DC area, and I take the apartment shuttle in the mornings to the Pentagon City metro, which is a short distance, away and ride the Yellow line, 4 stops into the city. Being on the Arlington Bus route is also convenient. When I work late, I simply take the Yellow Line to the Pentagon and ride the bus, which drops me off very close to my apartment. I feel safe in the area. There are a lot of dog owners, which I like since I am a dog owner myself, and basically people are friendly. Maintenance is responsive, and also a special shout to Julio in the maintenance department for always being courteous, professional, and so helpful. Bad Management and Communication
February 4, 2020My lease was ending in and they increases my lease substantially. I tried to talk with a manager to negotiate about the increase. It was impossible to reach out to a manager. I went to office couple time, called couple times and left messages every single time and noone called me back. Finally after 4 weeks i was able to talk with a manager( Kody) and i explained him my situation and he told me he cant help me. So i sent them my notification to vacate. Couple days later Kody sent me another email ...that i have to pay one more month rent becuase i didnt give them 2 months notice and when i tried to explain him the situation he didnt even listen me. I sent at least 5 more emails and i didnt get any response. Finally i called again and they told me he quit and i explained them the situation and i have been told they will discuss with management and get back to me. I offer them paying at least half rent and return the key right away. 5 days later, i called them again and the manager told me she forgot to call me and they wont accept the offer.I just paid the rent today for a empty apt. I would never suggest these apt to my friends or anyone. DONT MOVE HERE
November 2, 2019There is no insulation in these apartments, so you will hear everything people talking, taking showers, using the toilet, walking, children crying, and people's arguments. Parking- there is no parking after 7:00 pm. You will have to walk in the dark. Outside lighting is not the best around here. Leasing Office- A disaster once you signed the lease, you won't matter anymore. There are too many apartments in Arlington, save yourself a headache, and don't waste your money. Don't believe me. After moving out my feelings have changed
November 15, 2018Let me start by saying that I never really write reviews, but I feel like I have to put this out there. This place was close to work when I first decided to move to the NOVA area. Out of all of the places I looked, The Park offered more bang for your buck. It wasn't a bad place to be. Its not super close to the metro though, so getting into DC in public transportation took a while. Outside from that, my issue didn't come until i decided to move out. I received a really long list of possible ...charges. The charges seemed pretty extensive so I contacted the leasing office to see if there was anything I needed to do to avoid them. I was told they would only occur for things outside of normal wear and tear. I scheduled a pre-move out inspection and the maintenance guy said that everything should be ok (I am a very very clean individual). I moved out 5 days before the date I was supposed to hand over the apartment, so I called again to make sure everything looked ok. I was told the carpet needed to be replaced, but because it was pretty old anyway and that I wouldn't get charged for it. 2 weeks after that, I received a letter saying that I owed The Park for carpet replacement. I'm a little annoyed since I spoke with them so many times about this. If the guy would've recommended a cleaning service, I would've followed the recommendation. When I talked to the property manager he asked me if I had these conversations in writing. Honestly, he's right, I shouldn't have trusted a verbal confirmation. I usually know better. I'm just writing this for everyone to keep in mind all the possible stupid things that they could charge you for. I cant attach pictures to this review, so I'm copying the list below. I have lived in many similar apartment complexes in my life and this is the first time this happens. If I would have to do it again, I would give this place a hard pass.
