March 8, 2025I’ve lived at The Pearl of Viera since November 2023, and my experience has been one billing nightmare after another. Management imposed multiple charges (including inflated trash fees and unexpected utility costs) that weren’t disclosed in my lease. Whenever I tried to resolve these discrepancies, my emails went ignored for days—or I got conflicting explanations that never added up. Even when they finally admitted some charges were errors (like pet rent for my service dog), other mysterious ...fees popped up right after. I compared ledgers with my neighbors and realized I’m the only one facing these excessive fees. Management promised to fix things or consult their “regional director,” but nothing changed. They also bombarded me with irrelevant emails about car detailing services instead of addressing my billing concerns. If you value transparency, consistent communication, and fair billing, steer clear. My experience has been stressful, time-consuming, and riddled with unexpected costs—find a community that respects its residents and their wallets.Property Manager Responded

Avoid this property at all costs
July 29, 2023I am writing to warn potential renters about the terrible experience my mother has had at the Pearl of Viera, a purported “luxury” apartment. She moved in now 10 days ago, and since then, she has had nothing but problems. The first problem was that the A/C didn't work. My mom put in a maintenance request, but it took them 2 days to come and fix it. In the meantime, she had to stay in a hotel because her apartment temperature was in the mid-90s. The second problem is that the dishwasher, ice ...maker, and fridge are all broken. The dishwasher doesn't turn on, the ice maker doesn't make ice, and the fridge is making loud chirping noises. My mom has put in multiple maintenance requests for these appliances, but they still haven't been fixed. She has arthritis in her hands, and continues to have to wash every dish, utensil, and pan that she uses, rather than being able to use appliances that she has paid for. In addition to these problems, the management team at The Pearl is non-responsive. My mom has called and stopped in several times, and placed multiple maintenance requests, but, besides the A/C, none of these issues have yet to be addressed. I would strongly advise anyone considering renting at The Pearl to look elsewhere. This complex is poorly managed, and the maintenance team is absent. You will be better off renting somewhere else. Don’t move here!!!!
April 25, 2023I moved here in October of 2021 and everything was great. The staff were very friendly and helpful during the move in process. Everything changed once it went under new management. All the staff from when I first moved in were all gone and the new staff members were very rude. They literally will go into your unit without consent or notice which is against the law. They even added things to the rent that I had already been paying for separately so I was getting charged extra. I broke my lease and ...left and so did a lot of people. the worst nightmare living here
January 4, 2023It has been a nightmare living at the Pearl for the past 9 months. I’ve had to call maintenance well over 30 times for an ongoing issue with our AC that never works. There has been times where I went nearly 2 weeks without AC or a week without it because they cannot fix the AC. They do not compensate by the way! This apartment was poorly constructed. Our kitchen sink has fallen through the counter multiple times. The flooring peels off of the floor. If you want to save yourself a headache and ...stress. I would avoid living here! Amenities are not given
November 28, 2022The pearl claims to have great free amenities. This sadly is not true. You need to pay to use the game room, movie theater, kitchen in main building, and the cabana at the pool. The dog park has been closed for months for repairs. The dog bath station does not drain so while washing your dog they stand in dirty water. The car wash station does not have soap of the sprain gun (taped to the ceiling) and you need to pay for the vacuum. The apartments water pressure does not exist, they refuse to ...replace water filters in the fridge, the doors shake when other apartment doors close, you can hear your neighbors at all times, and the sinks do not not drain unless the garbage disposal is on. Not so “Luxury” and terrible front staff
October 18, 2022From the outside looking in you would think this is a luxury apartment for Viera. Since I have been here (winter 2021) not even a year yet many luxury amenities have been broken or not fixed. Car was broken and they used duct tape to close it off with caution tape. Their community coffee machine used to always be broken. Gym-yes it’s great, but there have been machines broken for over 8 months that they just fixed. The fire alarms go off in the middle of the night- this complex only a year old. ...The property management team has changed 2 times in 8 months. It has been the same front staff since I’ve been there and they lack communication, not friendly and if you go into the office to try and talk to them they are SO rude. Front offices/ management is in decline
October 8, 2022Honestly the good part is the gym pool and amenities some people are critical of the maintenance but I think they are pretty good. Now for the bad and the ugly is the management never answer calls never is around and does not follow up. Work ethic definitely declined from the original staff. You can visual see how lazy the reps are in the front offices. Now for the living part The apartment are put together nicely maybe a tad bit pricey from its competitors . If the management was at least decent ...this would get a 4 or 5 star but I cannot recommend it because they management severely lacks attentiveness alone knocks it down quite a bit. Brand New Apartment ruined by poor management
July 30, 2022Maintenance doesn't know what they're doing-doesn't listen and isn't available after hours. Management doesn't update its residents on what's happening around the property until enough people complain to their office directly and when they do it's an email written as if talking to students in a college dorm. For a place that sells its amenities first and foremost, it is astonishing that that vehicle care center has been unusable for months unless you purchase your own vacuum and washer. When ...maintenance was notified, they put plates on the outlets and duck-taped their pressure washer to the ceiling. It's been hanging there since I think April? They only ever told us it was "closed for renovations" when we asked about it months ago, and since then there has been no movement or changes...not even to the washed-out duck tape.
