Wouldn’t recommend to my worst enemy
June 17, 2026 - Review from Apartments.comI would not recommend, even to my worst enemy, to live at The Preserve at Lakeland Hills Apartments. Communication from management is terrible, they fail to communicate anything regarding your lease or professional business. They try harder to ignore problems, than to fix them. On top of this being the last place you’d feel “safe”, and it’s suppose to feel like a HOME. One of the bigger concerns is safety. The front gate is frequently left open, which defeats the purpose of living in a “gated” ...community. We mentioned it several times to any of the three girls, and it’s like you’re talking to a wall, they won’t acknowledge the problem yet they say they will see what they can do, every-time. There have been multiple occurrences since we moved in about vehicle break-ins, but I guess that is still not good enough. As that would mean they need to supply all residents with gate keys, (which cost money they don’t want to spend, as we were promised 2 on move in, and never saw the second a year later. Though we did mention it a few times, they just never ordered them). They’re definitely willing to spend the money to repaint every building and parking space. Priorities show! Maintenance has been an even bigger nightmare. We submitted requests that were marked as “completed” even though nobody ever entered the apartment. We had cameras inside our home and were able to prove nobody came in despite being told the issue had been fixed. Stephen specifically will send laughing emojis at you in the comments when you point out things that need fixed, or just have a simple task for them to do. We won’t even mention the bug infestation they have. Yet we paid them, to get treated like this? At one point, our water heater was leaking water, the wires going into it were sitting in water. Management continued to ignore the issue until we mentioned contacting the non-emergency line because it was clearly a safety hazard and a negligence to manage the situation properly. Only then did they come out next day and finally replace it, apologizing as much as they could, and supposedly unaware how severe it was. (Even though we made it very clear several times, with pictures posted on their maintenance app). Overall, management is unprofessional, maintenance is a nightmare, and they don’t take everyone’s safety concerns seriously. For the amount people pay to live here, you would expect much better treatment and accountability. This is not what a home should feel like, stay CLEAR!!Read More

The worst you could ever imagine
August 21, 2024 - Review from Apartments.comAll these 5 star reviews are made by the manangment I am writing this review after enduring nearly five months at The Preserve in Lakeland, and the experience has been nothing short of a nightmare. The apartment is supposed to be smoke-free, yet neighbors smoke weed every single day. I’ve reported this issue repeatedly, but management has done nothing to address it. Additionally, there is constant, disruptive dog barking that I’ve complained about multiple times, but it remains ...unresolved. The situation is made worse by a severe mold problem. The apartment has leaks in three different areas, leading to a pervasive, unpleasant moldy smell. I provided detailed photos, management claims they can’t detect the odor, even though everyone who visits my home can smell it immediately. To make matters worse, my wife is pregnant, and the living conditions here are unacceptable. I have asked several times to be moved to a different apartment due to these ongoing issues, but management so far, no action has been taken. I’m not asking for anything special, but I am extremely frustrated by the lack of response and resolution. HORRIBLE PLACE DO NOT MOVE HERE
February 11, 2024 - Review from Apartments.comDON’T WASTE YOUR TIME HERE. They advertise a certain price, but then tack on about $200-$300 worth of fees (which are things like common area electricity, pest control, valet trash which sucks and then they want to fine you for that when THEY don’t pick it up half of the time, allocated water, and allocated trash, allocated sewer, and a RENT SERVICE FEE). When they have lights that flash all over the complex, the gates never work, half of the amenities are closed, you can hear neighbors late at ...night because of the creaky floors (I’m on the bottom floor), dog poop everywhere that has not been handled over the course of 3 months that we have been here and just gets worse, parking is not great, there is trash and food all over our hallways and yard that is picked up days later, the front office staff is vague when you have a concern which is frustrating. We have had a few minor issues with the apartment itself but we will be out of here as soon as our lease ends and will be telling our friends to look elsewhere.Read MoreProperty Manager Responded

November 25, 2023 - Review from Apartments.comRoaches everywhere, I've killed about 20 roaches (no exaggeration) and I've only been here for a day they have pest control but it seems as though they just put new carpet over the roach infestation, other than that the space is very spacious. November 21, 2023 - Review from Apartments.comThe Preserves has been my home for a while now and I've had an overall positive experience. I've listed some pros and cons per my own experience below. ------- PROS: ------- -Very nice pool amenities -Decent enough gym area for basic workouts -New playground area and outdoor grilling -Doggy play area (though it is a bit small) -Pet friendly -Resident portal/app allows for easy service request and payment submission -Overall well-kept neighborhood -Gated community (when the gates work) -Feels ...like a safe neighborhood to take casual walks in -Close by to Publix, CVS, and some good food places. -Easy access to I4 -10min distance to nearest Hospitals and clinics. -The apartments themselves are very nice and cozy. I used to have 3 or 4 roommates in my large 2 bedroom 2 bath and was comfy. -Vallet Trash Pickup -24 hour inspection notices (no unannounced visits) ------- CONS: ------- -Communication can be lacking between staff and customers -Maintenance requests can also be hit or miss -There can be pest issues usually regarding cocaroaches. Stay on top of keeping your place clean and have sticky traps and you should be fine. I had to ducktape electrical lights back in my early days to prevent them from coming in. It is a lot better now tho still present -They removed the tennis courts with a fake soccer area that noone uses. -Pricing, tho fairly competitive, is still a bit higher for a new apartment than some others. In the current market I would place it as mid-range pricing scale. -The fees for pets are way too high. A flat, roughly, $400 pet fee then an additional, roughly, $10-$30 per month per pet fee depending on what pet you have and how many -The only internet provider is Spectrum so the lines on even the best plans can be inhibited by internet trafficRead MoreProperty Manager Responded

June 23, 2023 - Review from Apartments.comIf you are looking for a luxury apartment with pool, security gates and valet trash pickup then this probably isn't the right place for you! Apartments are very nice and so is staff, but pool is often closed for days, gates are often broken and standing open and trash pickup is totally unreliable even though you are required to pay for it. It's a shame, things seem to be going downhill. Drive around and talk to residents before you sign a lease!
