There has been vandalism, police and other incidents at this property. The management team is very young, and they do not respond to emails or requests. We had a hit-and-run in the parking lot. I know exactly who did it. They were supposed to pull the videotapes from the office. But they never got back to me with that. So that cost us a $500 deductible right there. Beware of the furnished apartment - no deposit refund
December 29, 2022 - Review from Apartments.comApartment was relatively clean and well furnished. When I mopped the floor for the first time, the water in the bucket was like a mud puddle, so obviously the cleaning people hired before we got there only vacuumed. The toilet bowl in the master bathroom was stained a deep purple - dirty. I was able to get it sparkling white and clean. Found items under both beds - sock, pacifier, change. Did not complain about any of this. When we moved out, my roommate asked someone in the office if the ...linens needed to be washed, they said no. She hired a cleaning service. They are still charging a cleaning and laundry fee. We have been out 6 weeks and still have not received our deposit. Called and they told us we would only get $60 because they had to clean. $120 to shampoo carpet which is only in the bedrooms. I GUARANTEE you that the furniture was never moved to clean. Just cleaned the path around the beds. The windows are very poor. Could hear whispered conversations of neighbors below us on their patio and can hear all the noise at the pool VERY loudly. If our deposit had been refunded us in a timely fashion, I never would have even left a review. Their contract states that the refund will be returned within 30 days. Worst Property Management

I have rented from many different places since I started living on my own some 10 years ago and I will tell you the broken down pit of a complex I lived in, in San Diego was a better place than the Regency. The office staff may be kind and plenty helpful when you are trying to get into the place but after you're a tenant you'd be luck to get any help at all. First off, we had a horrible time with the neighbors, the complex is put together poorly and ...since the buildings are cheap the walls are horribly thin. We had three children who were woken up night after night at 1, 2 or even 3 a.m. becuase our upstairs neighbors sounded like they were hosting a WWE showdown. After going to the neighbors directly several times to let them know that they wer being very loud and keeping our children up we went to the office staff for some back up. They told us they would tell the neighbors to keep it down but they never resolved the issue. We ended up having to call PD and involve them for noise disurbances because the complex couldn't handle the problem themselves.Read More

Management is friendly and helpful, maintenance is fast and there are lots of great amenities as well., including spa, pool, gym, and tanning bed Can be a bit light on storage space, which isn't ideal, and it can get a bit noisy as it's right next to eagle road, but if those things aren't an issue to you then this place is great.

Their website is easy to use for paying rent or for a doing maintenance request (which they are very prompt to fix). For being right by the Village, and many restaurants, the rent is very affordable. I would definitely recommend The Regency at River Valley to anyone looking for a great apartment complex.

The units are comfortable, well appointed and the complex is clean and well managed. Although it’s close to a lot of action, it stays pretty quiet. The staff is friendly and very competent and do an excellent job of enforcing rules that benefit the residents. I find nothing not to like.Property Manager Responded

The staff is very friendly, helpful and quick to respond to maintenance requests. The apartments and grounds are well-kept and clean, the other residents friendly and quiet. Our visiting grandkids love the pool and playground.
