If you are looking for a quiet place to live, friendly neighbors in a secure neighborhood. The Residenz is the place for you. My husband and I lived there for 6 years with absolutely no problems. Maintenance was always quick to fix any issue that came up, and the ladies in the office always remembered us by name when we walked in. There was definitely a personal touch living there. While living at the residenz we were harassed by one of our neighbors who would left multiple notes on our car windshield. Our car was keyed on all four doors. One tenant started allowing their dog to both urinate and dedicate in the hallway. In response to the third event a notice was sent out that for every incident following, any one in the complex would be charged an extra $40 cleaning fee. The drip in our kitchen sink was never fixed even tho maintenance does multiple upkeep inspections ...
throughout the year, which feels invasive. Drains, and appliances broke frequently. In addition when we moved out we received -$30 on our security deposit. So I’d recommend looking elsewhere.

Nice until it isn't

I lived here for 3 years and during that time the office staff never actually did anything to help. I had multiple issues while living here such as being harassed by someone living in the building, so many ceiling leaks, heat and ac not working, and a bathroom absolutely taken over by black mold. NONE of these issues were fixed quickly or kindly. They take so much money from you, but are not willing to help or do their job when they need to. The location is amazing, but you can do better!

I just signed my 9th lease and glad to do it. My apartment is comfortable and roomy. The grounds are beautiful and well kept. There's a park across the street and in season, The Fraze concerts drift to my windows. The office staff is super; to a person they are pleasant, helpful and responsive. When I need something done or fixed, the maintenance crew responds with timely and skilled assistance. They are super nice, most have been here for many years and they know these older buildings ...

You are lied to by the staff, extorted for money, terrorized by maintenance staff, etc. Horrible place!!!!!!!!!!!!! I had holes in ceiling, walls, a huge hole in the fridge, dirty terrace, etc. and this was considered "move in" condition? Love yourself, and don't go here!!!!!!!!!!!!!!

the best thing about living here is the location! right around the corner is Kroger, gas station, town & country shopping center with Trader Joes, living in the beautiful Lincoln Park and by the Fraze I have lived in two different apartments over the past 2 1/2 years. In the older apartments (Wittlesbach Drive) you will pay more for utilities-the walls are thinner! the remodeled apartments (Residenz Dr) have tiled kitchen/bathroom, new cabinets and electrical outlets. linoleum kitchen/bathroom, older style kitchen cabinets, fewer and oddly placed electrical outlets. I was highly under-impressed with the customer service from the ladies at the office and the service men. The servicemen came to answer our calls after several calls to the office, and once they saw our problem was a leak in the ceiling (from the old balconies) after heavy rain, they never returned to fix it or collect their buckets they gave us as "this will hold you overnight" This is just one instance of poor customer service. You pay a pretty price to live here,...but you pay for a lucky location, not the service or accommodations from the Residenz Apartments. I would not live here again due to the lack of customer service. The actual apartment was average- mold in the bathroom that the servicemen painted over, ceilings that leaked water after heavy rainstorms.

I am going on my 4th year of living here. I have always found staff to be very nice and helpful. I have had a few minor issues, but nothing huge. I have recommended many friends/co-workers here. It seems like they put money into the apartments, I have gotten new windows and the parking lot has been replaced over the last few years. I don't plan on moving anytime soon.

These are the worst apartments in Kettering. They make it seem like they are nice and will be well kept. The model is nothing like what the actual apartments are like. The construction quality is awful and everything is slanted. The ceiling has leaked more times than I can remember. The walls are thin. The neighbors are all loud college kids. This apartment complex needs to update rent amounts for apartments and everyone pays different amounts. Some people are paying for others water because management has no way of knowing how many people live in one apartment and it runs rampant here. Has been taken over by people of another race and things do not appear to be right here. Run.

At the time of my online inquiry, no apartments were empty or available to tour. But, an office staff representative, Ashley, was quick to respond to my email. She was so very helpful in trying to find an apartment that matched my requests, emailing me back and forth several times. When it was evident that my moving plans were not going to work out, she offered to send me future updates and she was very encouraging and positive.
