September 29, 2025Roaches, humidity, broken HVACs, incompetent office people, I found this lady CRYING at the leasing office try to make these people hear her. I think they go away with a lot for some reason but based on the latest revies I have seen people is starting to get tired of the people in the office, they aren't fit for the job, and the apartments are falling apart, no amount of intimidation from the office can cover that fact.Review from Apartments.com

June 13, 2024Grounds are filthy! Management is changing every two weeks. Nobody fixes anything. There is a blanket of beetle constantly covering the pool the wreaks of urine. Not to mention the laughable “gym” they have outsideProperty Manager Responded

Worst Apartments
March 6, 2023This place is awful I wished I never moved here, the people in the office would rather argue with you then fix any problems. I have been asking for my A/C to be fixed for over a year now. Still not working but instead of working with me to accommodate me with a portable ac unit until mine is working properly I have to go back and forth on how my ac isn’t cooling my house and prove to them it doesn’t, when they’re own maintenance workers said it wasn’t.Review from Apartments.com

Neglected and unsafe
May 7, 2021The company that owns the Oaks at San Jose, like the many others before it, have sorely neglected roof maintenance and repairs (among other things). They haven't fixed a water leak in my kitchen ceiling, a situation that's been going on for more than three weeks. They did a temporary "fix" on the ceiling and now that new drywall is wet and developing mold. I've reported this to the Jacksonville Code Compliance division, as have my neighbors. My kitchen is unusable, I'm going to escrow my rent ...into a court registry until they completely fix the leak. There have also been repeated problems with garbage collection and bugs. Presently, there is never any staff at the office and no one answers the phones or returns phone messages.Read MoreReview from Apartments.com
Oaks at San jose
January 13, 2021The pictures they post of property are beautiful but the management is lazy and apartments are disgusting they dont empty dumpsters there's mice trash every where you pay to use the pool and you are not allowed to use it water is green with algae half the time they dont care about apartments they are loaded with roaches people selling drugs in parking lot spray painting vehicles and the office and management dont do a thing about it.Review from Apartments.com
Good location but sub par maintenance
August 30, 2020I've lived at the Oaks for five years now and have really liked the location because I'm unable to drive and everything is within walking distance. Unfortunately, even with multiple owner changes, their maintenance service is unbelievably bad. We went a week without a toilet in our apartment (and were forced to use the bathroom in an apartment a block away, which we got locked out of for over 24 hours) in December 2019 because they refused to call an actual plumber until I complained to the ...property management group. There has been water pouring out of our air conditioner closet door for well over a week now and many calls and several emails have not gotten anyone to the apartment. We have/had beautiful original wood floors from the 1940's and the boards in front of that closet are now ruined. The door is so swollen from all the water that it doesn't close and will need to be replaced. They also have a tendency to not pay the pest control people and we have gone through several companies in the last year. We were without pest control when we ended up with a terrible roach infestation because of two disgusting neighbors. I'm honestly not sure if I would recommend this place or not. I feel my building is protected somewhat from the bug and rodent issues I've heard mentioned by some residents because we are in a four-unit building. Rent prices are getting absurd for what you get here. I understand that it increases every year, but this year it will be going up $100+ and I may have to move to a worse part of town because of it.Read MoreReview from Apartments.com
