This place is horrible with their charge for parking! $85 for an extra stall only for other cars to take up those stalls and you have to park 10,0000 miles from your apartment. $10 a night for guest parking? You guys is kidding me! And don't get me started on the abandoned cars here...Boy o boy let me tell you! Water isn't included and it's a town house duplex apartment but yet we have three other apartments splitting water with us and it's based upon the amount of people in your house...How is ...
that even legal? We're hardly home and work but because I have 4 people my water's like $500? No that's ridiculous. Btw make sure you check your bills for everything because they fail to keep records of when you paid and don't take it out right away.

They do not properly clean when you move in. My floors were stained from flooding which they assured me had been fixed. However in my year living here my house flooded 3 times. They never sent anyone to wax and clean the floors instead they waited until I moved out to charge me. Also dont bother cleaning because they're still going to charge for it at the move out. The cat problem is terrible and they try to get in the house and cling to the screens and try to get in through the windows. It's ...
always very loud and most people and living in 2-3 bedroom houses with 12 or more people. The bug problem is bad, centipedes ants and roaches everywhere. Maintenance is always very busy here due to all of the issues. I wouldnt wish this place on anyone. We really need the option to give no stars.

When I rented I was given a deal on a 3 Bed room and I wasn’t entirely sure but I soon found out. I was given a unit next to the Royal Kunia park and ride and for a year I had to listen to extremely loud music and had to call the police 70 times because the music was so loud and the complex had no jurisdiction of the park and ride, I was told by the complex If I had any issues with individuals at the park and ride I had to call the police. I also had neighbors who were extremely loud and not ...
until Dave the manager contacted them several times did they comply mind you this was over a several week period! The complex grounds are not clean making this complex a breeding ground for German cockroaches no matter how clean you have your apartment! I was unable to do a move out inspection due to my schedule and the front desk schedule and was not given a return of my security deposit nor have I received an invoice of what I was charged for more than 30 days after, I paid professional cleaners to come in an clean my apartment so I can’t even imagine what I was changed for! The reason I moved out at the end of my lease was all the above reasons as well as they wanted an extra $200 dollars for increased rent as well as they wanted to up my security deposit! If I hadn’t delt with enough while living here that was the last straw for me! Unless you are desperate to find a place to live DO NOT RENT from Royal Kunia! You could not get me to rent here EVER again! The only saving grace to this propertyis Doddi at the front desk who is a great woman and Dave the manager who tried to help me out!

We absolutely love The Villas at Royal Kunia, especially the staff and Dotty in the office! Sadly tho the place is infested with centipedes. We live bottom floor and we have seen almost one very week. We spray and put powdered acid by the door, but nothing is stopping them! we have had them crawl into the bedrooms, a/c units and we think they are coming from the kitchen. I see them also in the parking lot as well while walking my dog. The centipedes are pretty big too. We have a stopper under the ...

We stayed at the Villas at Royal Kunia for 1 year and we were happy there! The staff is very friendly and helpful.
Upon leaving they sent out our deposit check 2 weeks later but I never recieived it (which was our fault) because we are new at the place so it must of been an address forwarding issue. I then called the office and spoke with Harold he took care of he problem and we received our check soon after. Thank you for all of your help Harold!

I've only been here two months and I'm having a problem with roaches and centipedes. It's making me consider moving. The management has been nothing but nice to me, I don't have loud neighbors, and I overall like my apartment. But this roach/centipede issue is starting to really become a problem. I'm honestly creeped out going to my bathroom because that's where I mainly see them. Or they'll crawl under my front door if I don't block the crack.

I have lived in the villas at royal Kunitz for a year. We don't have issues with the management but more the residents in the area. Needless to say don't care about other residents or even watching their children. We live next to a dumpster and storage conex. The local children climb the conex and play in the dumpster. We have had several issues and the management helps resolve situations.

This place is OK. The unit is decent sized, and the grounds are fairly clean. Utilities are ridiculously expensive, and there is a major bug problem. It is also not in the best area, since we've been here there has been a motorcycle theft, my bicycle was stolen, and there are markings on my car like someone tried to break in. Will be moving as soon as our lease is up.
