Perfection location, amazing staff, great amenities

My wife and I moved into the Yard, sight unseen, following a long-distance, cross-country back in October after several months searching for an ideal apartment. We saw the Yard late in our search because it was a little further than we originally been searching (for commute). Well, we have had nothing but amazing experiences in the 4+ months since we moved. The staff is especially above and beyond and the location is simply perfect. My first phone call was with Sincere who answered all of my ...
questions clearly and promptly followed up to all email inquiries. Despite having a short timeline for when we needed to move in, Sincere sprung to action and had our lease drafted and ready in just days. Ever since, Sincere and the rest of the staff have been wonderful – helping us adjust to our new home and new city. The amenities and location at the Yard are perfect – we have great walking trails for our two dogs, easy access to all of the fun and great dining in Manayunk, easy access to all of the major roadways (I-76, Ben Franklin Parkway, etc), very close to the Wissahickon trails, convenient to shopping needs (Target 360 delivery is almost always under 1-hour), and the apartment itself is spacious, the building is very clean and cared for, and any and all questions or concerns are responsibly and patiently considered. If you're looking for an apartment in a great location, with excellent staff, and that you won't have a single regret about – come move to The Yard at Pencoyd Landing – it's really got everything we were looking for and more! Huge shout out to Sincere – he is the best apartment management staff I've ever met (and I've lived in a lot of apartments, from DC to DFW to Philly).

Fantastic Bala Cynwyd Staff

The staff at the Yard at Pencoyd Landing Apartments are always extremely helpful. No other apartment building compares. Corporate was giving us a difficult time during the renewal of our lease after living here for a year already without issues. Lidia & Michael went to bat for us and took care of everything. The staff here is the main reason we have stayed.

very nice apartments

I lived here for one year when it was “Royal Athena” and they are very beautiful and cozy apartments. The greatest highlight of this property would be the pencoyd bridge and walking area right in the backyard. You will also be sooo close to Manayunk which is fun and extremely easy to walk over to in the summer time and have some drinks with friends. For the most part, I enjoyed the community and neighbors ! A lot of happy dogs running around, which I loved! My only negatives for this property are ...
that you have to walk quite a distance depending on where your apartment unit is located to throw out your trash as there are only like 2 spots per floor on opposite ends of the floor. The other negative is that there were a couple times I didn’t feel safe because of an attempted kidnapping that occurred as well as many car break ins. Overall, the experience I had at this complex was a very nice one.

Terrible

Harbor Group recently took over as management for the property and since has driven this place in to the group. Crime is getting worse - forced break-ins and robberies that management refuses to address. Maintenance takes forever even when AC goes out during a heat wave. Trash is piling up all over the complex. Amenities are often broken (elevators/bridge/pool). Doors are left unlocked. Lower Merion Police are on the property daily in the last 2 weeks.

I have been living here for several years now, and honestly I enjoy living in this place. It’s neat, on the river, close to the city while still giving you the privacy and space of the suburb. The prices are reasonable given the nearby comparison. Whenever I have a maintaianxe request, it usually get fulfilled quickly. As being a new building, there has been incidents of fire alarms due to issues related to the building, but it’s sparse and expected given the relatively new building. Last but not ...

UNSAFE, Poor management and ownership

In my time living here since June '19, there have been numerous false fire alarms and at least 4 car break-ins. 3 weeks ago I woke up to 20 cars broken into and management responded with roaming security. Well, earlier this week, I woke up to more car break-ins and security cameras are just now being considered for installation. I feel unsafe living here and I feel like the apartment does not care about my well-being. When I moved here, I assumed there would be security with the higher rent for ...

Horrible.. Move at your own risk

The Royal Athena is structurly built wrong. The walls iare VERY thin. To the point you can't sleep. Fire alarms go off multiple times a night. Management is incompetent and irresponsible. Bikes are stolen, no security cameras. Mold..Mold..Mold.. DO NOT MOVE HERE. WASTE OF MONEY... When no one is moving in they will rent to anyone. Not luxury at ALL

DON'T MOVE HERE UNLESS YOU DON'T LIKE SLEEPING

the building itself was very poorly constructed. Unless you live on the top floor you are going to have put up with hearing every step of your upstairs neighbors. The walls and floors are paper thin. We hear constant thuds from people who live above us - it’s not their fault, the building was constructed so cheaply. We’ve lived with people above us in 2 other properties and never had the noise disturbance we do here. Also, the new management company took away the policy in the lease that made ...
residents cover 60% of their wooden floor with rugs so there isn’t even that to help reduce noise anymore. We will not renew. If you still decide you want to live here, get yourself a good pair of noise canceling headphones. And don’t worry, the fire alarm (which frequently goes off) is so deafeningly loud you will still be able to hear it even if you sleep with ear buds to block out the thuds of your neighbors.

Fire alarms constantly
April 5, 2019
I’m writing this right now while standing out in the cold rain waiting to get back in my apartment. Why? Because, for the 2nd time this month, the community-wide fire alarm has gone off for no reason. This happens CONSTANTLY. It typically occurs as you are fast asleep at night. Before you realize it, you are jolted awake by blaring sirens as if a nuclear bomb has just gone off. You exit the building and sit outside for an hour or so while you wait to be notified by the annoyed firemen that it was ...
a false alarm. The apartments are averagely nice. But it’s hard to enjoy them with this serious nuisance. This typically happens about 3-4 times per month. Go with one of the other perfectly nice apartments in the area that don’t have this issue Buzzuto will most likely respond to this review by blaming the latest alarm on one of the tenants. That’s all well and good, but this doesn’t seem to be a major issue at other places.

Fire alarms all the time

If you like the Idea paying for luxury but not getting it, come on down! The new management company says how amazing they are(all the time, its crazy), but they miss big on the simple things. Like not having all the hallway walls covered in dirt, foot prints by the elevators, black marks on the wall, etc. and we're not talking once and a while, these marks are just never cleaned up, ever... Vacuuming the carpet in the hallway more than once a month would be nice too. O yea, don't forget the fact ...
that the key fobs they give you only open one of the front doors easily. The inside of the apartments are nice, but getting to them is embarrassing.
