April 11, 2025Very poor management. Apartments are not worth the value they are asking you can find an apartment more affordable with no problems like this. They make you pay more than intend every month there are charges from who knows were and your forced to pay. People break into my car as well as others cars on a nightly bases and the complex does not do anything about it, people have suggested cameras they have promised to fix there gates for years and they still have not don’t anything you pay monthly ...for pest control services yet they never come I just had to pay for my own service and the admitted this place has so many roaches it looks like no one has even attempted to get rid of them and I’m a very clean person. They constantly shut the water on and off some times go all day and night with no water as well as have been claiming the issue is fixed only for them to repeat everything the next week. The ac is always off I am pregnant and some type of cooling is necessary for my body temperature but they still do not fix it. My dishes has been broken since day one even tho ask for it to be fixed still nothing my bath tub is peeling we had to get rid of black mold they tried to tell us they don’t have these issues but later finding out everyone has these issues. The pool is always disgusting except on rare occasions no one ever swims int it. Just trust me when I say this is the worst apartment complex I’ve ever lived in so not trust them they will do anything to get more money on you they just added a 54 dollar charge to everyone’s bills on top of our normal gas bills. Worst Place I've Ever Lived
March 24, 2025This property is the worst place I've ever lived in. The chiller system means no AC in the spring, where it get's to be over 100. Sewage came up my shower twice. The community here is terrible with the police constantly being called. They turn off the water repeatedly every month. I've seen roaches. For utilities, you are charged what everyone uses, not your own usage. Easily the worst place I've ever lived.Review from Apartments.com

October 19, 2023DONOT rent here and I mean it!! It’s absolutely disgusting! The apartments are roach infested! Everything is old and worn out and SO RAGGEDY. The apartments are so small! RUN the apartment is not clean
September 25, 2023Do not rent this apartment it is not habitable. Cockroaches and fleas are all over the property. The property is not maintain and you will get sick. The staff are not approachable and they will run you out of the office if you go to complain. The floors are very dirty and sticky no matter how you clean.Property Manager Responded

Roaches are everywhere. while you are eating food, while sleeping, while taking bath, you will see everyday. August 30, 2019My fiance and I lived here for six months and had we been aware of the vast list of cons of this place, we would have stayed far away from Ivilla Garden. For starters, the complex is extremely dingy and outdated-looking. The units themselves have an unsettling "old" smell and need serious TLC. Trash and old furniture is constantly piled up on or around the dumpsters. The so-called "tennis" and "volleyball" courts are a joke and an actual eyesore to look at. Droves of feral cats and their many ...litters of kittens roam the complex constantly. There is also a serious roach problem with this complex. Do not be like us and ignore this. We spent literal weeks trying to get this under control. There were roaches making their way in from the sink drain, cracks under the front door, and who knows where else. The leasing office said that they spray for bugs once a week, but we have never, ever seen anyone do this. We had to take care of it ourselves and re-caulk every open hole that we saw. It was disgusting. Speaking of disgusting, the laundry room is also not up to par. There are no in-unit washers here, there is only a communal laundry room. All of the machines smell like mildew, and more often than not, at least one machine is out of service. The laundry room is already small enough as it is so this makes this chore even more difficult. The area that Ivilla is located at is also NOT safe. The police make visits to this complex very often. When we first moved in in December of last year, it seemed as if the police were there weekly. Shady characters can constantly be seen circling the complex or trespassing, which by the way, is extremely easy to do because the "security gate" gets repeatedly stuck or left open. I have come home to see homeless people laying or slumped over in the stairwells. There are also registered sex offenders that live here. I know because we have received city notifications in the mail. The leasing office staff is also relatively unorganized. They seem to have a high turnover of managers, which evidently causes a lot of confusion. Once, they tried sticking us with a late fee because they said that we didn't pay our rent on time for one month; we had the bank notification and payment confirmation to prove otherwise, and they still made a big deal about it. They only agreed to credit us for the late fee when we threatened to escalate the situation. Woman in The Office Were Compassionate, Knowledgable and Helpful!
August 4, 2019Fantastic customer service is sorely lacking these days. Therefore, I find it necesarry to give a review, anytime, I recieve absolutely fantastic service! I am so sorry that I cannot recall the name of the woman who helped me! I was interested in moving from California to Pheonix. I had a hundred questions and the woman I spoke with was so patient and kind. She literally spent about 40 minutes with me, answering questions. She went so far as to call me back when she had to look further ...into some of my more detailed question. She didn't blow me off, as many other offices of potential rental properties had done. She went above and beyond her job and actually called me back during her own personal time to get me some answers. I am so thankful. Poor Management
September 27, 2018The lady that is at the front never answers the phone. We have gone in after calling multiple times to see that she is taking a call on her cell phone. Would not recommend
February 25, 2018This was one of my first apartments I decided to move here in 2015 because it was convenient at the time. As soon as we moved in the neighbors on the top floor were arguing very loud, soon enough the roaches were coming out from everywhere our other neighbor smoked cigarettes so constant smell would come through the air vents. I had just had my first child and I remember waking up to roaches on his milk, it was so disgusting. I had to move out because the living conditions were unbearable, ...especially with my baby there. Just awful and I now have bad credit due to these stupid apartments. Also staff was very unhelpful and rude. I let them know I had roaches but they could care less all they care is that the rent money is coming in. Don't move here! Most horrible experience ever!
January 18, 2018We went here to apply for a 1 bed 1 bath apartment on December 15th, 2017. We filled out some forms and did the paperwork to get it. At the end manager told us that we were all set to move in on January 2018. She assigned an apartment on first floor. So today we went all excited to move in and guess what? We had been thrown to the second floor. Different apartment number, different payment! And we went to the office again and try to see what had happend "it was nobody's fault" nobody could ...explain why we didnt get the apartment we agreed to. All our stuff was on our truck, we don't have a place to live in now. Gotta stay in a hotel because the apartment on the second floor smells horrible (cigarrettes. Now they have told us that they can give us a different apartment on the first floor until next week. What a horrible experience! We don't know what to do now. I don't even wanna live there no more.)
