Moving here is a huge mistake!

The Property Management and the Management Company are very unprofessional and dismissive or residents. I moved into Timber Trace on the 30th of June 2025 and my experience has been terrible from the start. The apartment was not in the best shape at move in but that's actually the least of my concerns at this point. The very first night my son and I began hearing a weird knocking noise coming from the area our AC is located. It went on all night and into the next day varying in volume. I ...
immediately notified the property manager and played her audio I recorded of the noise and was told it would be taken care of. Days passed and the noise continued. I made several more complaints almost daily via phone call, text and at the office in person. Often times my calls and text went ignored and sometimes when I'd go to the office it would be locked during business hours. The times I would get a response I would be told something is being done. I have asked several times to be moved to a different unit but get gaslit each time and told there are no units available even though they constantly post available units on various sites. It wasn't until July 21 that the property manager and her supervisor came to my apartment to investigate the noise and attempt to determine what the issue is. It was ruled out the noise was not coming from the neighbors. I was told they would send someone to take care of it. No one came until the 28th and whatever they did did not fix the issue, it actually made it worse and much louder. I've called and emailed corporate several times over the past month and no one has ever responded. When I speak to the property manager she tells me anything to hurry me off the phone or out her office. Today is August 1 and I have sent messages asking if they will be sending someone to fix the issue. That was ignored but they made it their business to send a warning for me to pay rent by the 5th or I'd be penalized with late fees. It's unfortunate but I have to seek legal action because they are not taking my complaints seriously. Since June 30th to today, August 1st, my son and I have only had 1 day of the peaceful enjoyment of our apartment we are entitled to as mentioned in our lease.

Its a poorly kept bug infested hole. none of their "amenities work" none of the washers/dryers on the facility, the management sucks, the grounds are poorly kept and its overpriced for what you get. the previous management was decent and friendly atleast, the new management straight up sucks. if u can find anywhere else move there.

Take the fact that no one answers the phone, the voice mailbox is always full and that no one is ever in the office as a sign, because I didn’t. On June 25 I noticed a roof leak in my daughters bedroom. I submitted a maintenance work order and two days later they came out and put a tarp on my roof. TWO DAYS. DURING RAINY SEASON IN FLORIDA. A few days after that they actually fixed my roof. It’s going on 5 weeks now and by the time they are going to repair the damages INSIDE MY APARTMENT and not ...
to mention the MOLD that is in my daughters room, it will be 6 weeks of my daughter sleeping on the couch, all of her belongings removed from her room and us living with BLACK MOLD in our apartment. Mind you, this is also a 710sqft apartment. So it’s tiny enough as is. Factor in not having the second bedroom you that PAY FOR, and having to have all of the belongings that were in the second bedroom placed throughout… for 6 weeks. Now during this, my toilet starts leaking from the floor (my only bathroom in the apartment). They did attempt to fix this in a timely manor, but it was fixed incorrectly and carelessly and won’t flush now. So now I am out a bedroom, and a toilet. 6 weeks with my daughter not having a bedroom, 6 weeks of living with mold in my apartment and 48 hours without a toilet.

I put in the application and paid all fees after going on a few sites. I then noticed on a lot more sites there were very bad reviews. There is no where stared the the fees are NON refundable. So when I called the leasing staff their responded with “why didn’t you do your research” I haven’t even moved in and the staff is very rude. I do NOT recommend this place...not worth it!

I would like to say that I have lived at this property for a little over a year and I have not had any bad experiences and everyone in the office has been so eager to assist me! I highly recommend anyone to live here!

If I could I would give them a zero. My daughter lived there and decided not to renew her lease because they were going up so high on the rent. She gave them the required 60 day notice and was moving out on Oct 1st. Once the complex knew she was moving they became really nasty towards her. She started moving her things out on Oct 2nd and only had her and my grandson's bed left as well as to clean up the apartment. When she came from work on Oct 3rd to retrieve these items they had changed the ...

She tried contacting the property manager by phone and text, because there is no emergency after hours number, to have someone open the door so she could get her other items but no one answered or returned her call. Now as we stood there trying to think of what else we could do, my daughter sees the manager's vehicle leave the property. She was sitting there watching us the entire time then sped off. So to save yourself heartache, DO NOT MOVE TO THIS COMPLEX, I REPEAT DO NOT MOVE HERE!!!!!!!

The walls and roof are paper thin. You can hear the neighbors above you talking, walking, opening doors, you name it. The apartments are poorly insulated which causes the walls to sweat horribly and you can see the moisture buildup on the pull in sockets. And the windows mold up horribly as well. My kitchen window was leaking through the walls and they didn't fix it. My bathroom roof was leaking causing mold on the roof. It floods on the bottom floors into people's houses and that's just normal ...
