Rat infested
August 6, 2025My apartment along with others on my side were RAT infested !! My entire time there and is still infested as of 2025 !! I have many more pictures and videos. They would call pest control and they basically did nothing ! I had to set my own traps and catch rats myself but there are too many to catch myself it is completely INFESTED !!! They would have to call exterminators to get rid of the rats that’s are constantly reproducing in the roof/ceiling and the walls of the entire complex which they ...won’t !Read MoreReview from Apartments.com
WORST PLACE IN NACOGDOCHES

Best for the price
October 3, 2019Moved here due to how close it is to everything and the rent is pretty low for a 2 bedroom. Pet friendly and lowest pet rent we found for our 2 big dogs. Parking situation isn't the best due to the construction on Austin. But overall good and also friendly office staff and quick on maintenance.Review from Apartments.com
Poor management
January 7, 2018The management for University Courtyards is terrible. They are very lazy and incompetent in the office. If you go into their office to ask questions, they will tell you as little information as possible and be reluctant to help. Often times, these inquiries involve money/bills, but they will not tell you anything. In my case, when I went to their office to ask them about late fees, they refrained from telling me about their installment plan, and later insisted that I should've already known about ...it. They also didn't tell me about the $75 fee for taking my name off the lease, even though I was in the office to sign the release form and that would've been a great time to tell me. You will regret it.
May 18, 2017Do not, I REPEAT DO NOT MOVE HERE! This is the worst apartment complex that you could ever live in. There are bugs and management sucks. They increase your rent without warning and they do not start imposing certain fees until it benefits them. They will constantly tell you that maintenance is coming to fix a problem, but then it takes them nearly 6 months to do that. Save yourself a headache and a lot of regret.
