Poor Management and Infrastructure
May 9, 2023This is an honest review after having lived at Valor at The Realm for a whole 12 months, 2021-2022. I do not recommend renting with Valor at The Realm because the infrastructure and management are extremely poor. At one point, the motor went out in my new washing machine provided by the apartment. Due to the motor going out, the washing machine was leaving behind black water, and I found myself wringing the murky water out of my clothes before throwing them in the dryer. When I put in a ...maintenance request for the washing machine to be repaired, the maintenance staff member left a note stating, " tenant needs to put more clothes in the washing machine during cycles." Soon after, I submitted another maintenance request, and the leasing office finally called the washing machine manufacturer to come and look they then confirmed the motor had indeed stopped working to spin the water out of my clothes in the washing machine. Due to Valor at The Realms' delayed response, I broke out with a rash all over my back and chest since I was washing my clothes in dirty water that wasn’t properly being expelled by the washing machine. I also lived below a neighbor who was a disturbance past quiet hours. It went on for months and there was no resolution. I made several complaints to the leasing office during the 12 months I occupied the apartment, but they displayed an overall lack of concern and did nothing to mitigate the issue. After months of complaining to the leasing office and calling security to address the neighbor instead of going up to disturb her, I finally went to address her myself and was accosted by the neighbor and the leasing office attempted to evict me. Perfect Complex!
April 7, 2023My experience here has been better than any other complex I have lived in! And moving into an apartment, from a house, I had very low expectations. But, the management team, leasing agents and maintenance staff have proved me wrong. Poor Poor management and Overpriced
March 25, 2023Poor quality for this overpriced apartment, appliances break easily, lots of problems with pest infestations, lots of dust, mold, and dirt, lots of problems with nuisances and noise, and the walls are very thin. first floor apartment flood twice with the same year and we lost many of our personal belongings - so inconvenient. The fire alarm goes off at all hours of the night. The floors are slippery and dangerous - a recipe for a broken hip. Terrible property
March 10, 2023Lived here for approximately 1.5 years. Initially it was good but management began slacking off and this upset a lot of the residents including myself for many reasons. 1. trash all over the place. we pay extra for valet trash (you have to pay it) and yet trash is left on the floors and hallways for days 2. parking garage has a bunch of unregistered vehicles, some that park in front of the garage entrance and block the entry, no one can do anything about it. management won't even tow 3. fire ...alarms every week, sometimes for bad wires sometimes for no apparent reason, usually at night so don't expect to sleep 4. people yelling in courtyard at 1am. no enforcement of rules.Property Manager Responded

Friendly staff and great area!
April 4, 2022Such a great area to be living in, moved from the Frisco/Plano area down the road and I am loving it here. Everything is so close to get to being next to 121 and so many brand new places being built right underneath my apartment! The office staff is so nice and welcoming since I moved in - 5 stars for the maintenance response and completion time too they are great! Poor Management
October 15, 2021There is a loud restaurant playing nusic until midnight right across my apartment. Both properties are owned by the same company and they choose to do nothing. It’s 11pm and I can hear the bass in my bedroom making it impossible to sleep. They are very fast to send me an email if I have something in my balcony that is not supposed to be there but they refuse to respect quite hours. I talked to other close by tenants as well and they are effected as well. When you go to the office they tell you to ...call the cops which doesn’t seem to work beacuse for some reason Lewisville PD stopped coming after a couple of calls and they are aware of it so they go on until midnight. Also, they charge you for the building electricity. Not your apartment usage, you pay for that separately. I am talking about overall building electricity. During my first month, I paid $80 because there were not many tenants. Other than that, it’s an average apartment complex that you find anywhere. For these prices, I would suggest renting somewhere else.Property Manager Responded

While we understand your frustration, the setting here at Valor is part of a lively mixed-use environment designed to be a live/work/play community. At lease-signing, you did sign a “Mixed-Use Addendum” that notifies you that the apartment is located in a mixed-use environment with commercial neighbors. Upon signing, you acknowledged that there may be “loud noises and sounds…. up to 24 hours per day, seven days a week, since some commercial neighbors may have operation late into the night.” To further explain the concerns about utilities, as a resident you pay CoServ for all power (plug-ins, lights, etc) for your apartment. The electric bill you mentioned is for HVAC usage, which is sub-metered specifically for your apartment. When you signed your lease, you received and signed a standard Texas Apartment Association document titled “Electrical Submetering Addendum.” That document explains the breakdown of your electricity ...billing. In addition to that, we provided a document explaining the details of the separate billing for HVAC usage in detail to prevent any confusion. We do not charge residents our common area's electric usage. Again, thank you for your feedback. We are happy to discuss these topics in further detail and provide a further description of fees since you are a valued resident. Please contact the management office at 972-410-2109.

Overall, for the price great apartment
September 11, 2021I’ve been here for a little over a few months. Pros: Staff is awesome. Andrew helped me a lot and continues to be responsive! Work order response time is great. The area is developing and it’s close to a lot of restaurants, grocery stores, bars etc. Safe area! I’ve seen a few bugs here and there but pest control is really responsive and that has helped. Parking is great. Cons: one huge complaint is that the windows/walls are VERY thin. You can hear your neighbors full conversations on their ...balconies and anytime someone plays music you’ll for sure hear it. Scale of 1-10 their close to being a perfect 10. Just a few things that I wish were different but nothing is ever perfect. I do recommend this apartment.Property Manager Responded
