What happened to this place?
April 19, 2026The problems showing up in these reviews have been going on for a while and aren't getting fixed. Hallway carpets are worn and stained beyond cleaning at this point and need to be replaced. Walls haven't been painted in years, entry doors have peeling paint. Pool just opened for the season and they couldn't be bothered to clean the tile before filling it. It feels like at some point the people running this place just decided upkeep wasn't worth their time anymore. Trash and cigarette butts are a ...regular sight — on a supposedly smoke-free property. Management responds to every review with the same polished apology and claims they do regular property walks. If that's true, it's hard to explain how these things go unnoticed year after year. I used to be proud to live here. Now I'm embarrassed to have visitors.Property Manager Responded
April 24, 2026I really appreciate you taking the time to share this, even though it’s tough to read, especially hearing that you’ve gone from feeling proud to live here to feeling embarrassed. That’s not lost on us. As our buildings are getting closer to the 10-year mark, we’re running into larger-scale maintenance and cosmetic items that simply didn’t exist in the earlier years. Things like hallway carpet replacement, repainting, and general wear are on our radar but they’re also projects that have to be planned, budgeted, and phased rather than fixed all at once. We do conduct regular property walks, but I understand your point—if the results aren’t visible, it doesn’t feel like enough. That’s fair, and it’s something we’re actively working to improve, both in how we track issues and how quickly we respond to them. Some of the items you mentioned, like refreshing common areas and addressing worn finishes, are already part of our upcoming plans. I know that doesn’t fix how things look today, but ...it is something we’re working toward. If you’re open to it, I’d welcome the chance to connect directly and hear more about specific areas that stand out to you so we can make sure they’re being prioritized appropriately. General property maintenance is non existent
February 16, 2026It's a shame as this place identifies as a luxury complex and charges accordingly. There is trash/litter everywhere, especially in the dog park area. A tidy fee is charged to have a dog yet the dog poop stations are forever out of poop bags and the bins overflowing - which might explain the insane amount of dog poo all around the property. Burned out light bulbs in common areas take over a week for replacement. Maybe if management did a walk around the property every now and then, they'd notice ...the state of affairs.Property Manager Responded

Pool
August 24, 2025I live here and can confirm that the pool is in the same condition it was in May. If anything, it's worse because routine maintenance and groundskeeping is also not done in the pool area.Review from Apartments.com

May 14, 2025For those expecting the sparkling pool area pictured, prepare to be let down. Chunks of tile have fallen off the inside of the pool and they didn't bother to replace them before filling up the pool and opening for the season.Property Manager Responded

Disappointed, looking elsewhere
April 13, 2025Toured this property recently and was surprised it was so dated for the rent they charge. Hallway carpets need to be cleaned or replaced, and the outdoor common areas looked really worn and dirty. Disappointed
June 23, 2024Upkeep and maintenance of amenities has really gone downhill this year. Pool was clearly not cleaned before filled and is often filled with leaves. Nice place, but entitled residents not held accountable

Loved Living at Vanguard
November 8, 2022I enjoyed living at Vanguard Heights for 4 years until a recent relocation and would have stayed longer if I could. Management was always friendly and maintenance was quick to take care of any issues. I would definitely recommend Vanguard Heights!Property Manager Responded

Love the Vanguard Heights!
December 2, 2020I have to start my review with how wonderful Krista and Natasha are. They have been incredibly responsive in every way, shape, and form. We looked at many apartments before deciding on the Vanguard and now that we've been there over a month we have no regrets whatsoever with the decision that we made. The building and the grounds offer us everything we need. But above all it's the people (management) that make the Vanguard the best choice. Fabulous place, great staffs!
December 10, 2016Because of work, I just moved to the Saint Louis and found this apartment. So far staff members are all really nice and kind. I had tons of boxes coming from New York but thankfully, staff delivered to my room. Service was fantastic. The nest, mirror TV in the bathroom, and control to the entrance door were really handy. And you are going to be surprised how good their lobby, swimming pool, wine cellar, and more are! It was really luxurious and well made. Lastly this community has variety of ...events for residents! Vanguard Heights, We're not in Kansas Anymore!
November 14, 2016From the moment we walked into the lobby of Vanguard Heights, we knew it was the place we would call home! There's not a yellow brick road or any horses of a different color but the office and property are the best managed I have come across to this day. Our application process was smooth and the office had almost instant replies to all of the questions we had before and during the process. We are all moved in now and happy to say we LOVE the place!
