January 14, 2026Do not be misled by the 5-star reviews. This management company has a known history of offering incentives for positive reviews, which artificially inflates their rating. The 1-star reviews are far more representative of what living here is actually like. I lived in this community for about two years and spent several years there regularly before that. I’ve watched the property steadily decline, and I would strongly recommend looking elsewhere. Common areas are consistently neglected despite ...high amenity fees. Trash is often scattered throughout parking lots, breezeways, stairwells, and elevators. At one point, neighbors were wiping boogers on elevator walls regularly, and management showed little urgency or concern beyond posting a notice—which somehow made things worse. That alone speaks volumes about how poorly this place is maintained. Pest issues are another major problem. Rats are frequently seen around the trash compactor, making nighttime trash runs genuinely unsettling. Roach infestations are common, even after multiple pest control visits. Our unit had visible gaps under sinks and cabinets that were never properly sealed, allowing pests to move freely between units. The property is littered with abandoned Walmart shopping carts, and dog waste is everywhere. Management sends constant reminder emails, but there is zero enforcement—just inbox spam for residents who aren’t the problem. Long-term residents are not valued. Rent increases happen every year regardless of loyalty, staff turnover is constant, and the office is often staffed by inexperienced employees. To make matters worse, the office is frequently closed during advertised hours. On my move-out day, I couldn’t reach anyone by phone and arrived to find the office closed, along with other frustrated residents—and even pest control—locked out. This is a corporate-run property charging premium prices for basic apartments with extremely poor management. Save your money and your sanity. Do not move here.Property Manager Responded

I love my home
January 18, 2024I have lived at Venue for two years and I love it. Hands down the best maintenance I have had living in apartments. My service requests are always done the same day if not the next!
