September 13, 2023The apartments have gone down since new owners. The apartments are like living in low income except with the high rent and fees. The landscaping is absolutely horrible with the ground cracking, all the bushes are dead and the sprinkler system never works for months except for around the country club so that always looks nice when potential new renters come in. There is dog waste sitting in bags at front doors and other apartments they just let their dog do their business on the first floor ...balcony. Office staff and anything related to them are terrible, nothing gets done and everything is overcharged
November 15, 2019The staff are rude, they lied about my mail, I got false calls about late rent multiple times, the leasing office handles lease executions and terminations terribly and the maintenance system is slow. My apartment once was over 90 degrees for several days in a row and we could not get anyone to respond to us. Living here was terrible. I dreaded every trip to the office or any call or issue we had because they were so fantastically terrible at handling everything. Even moving out was a nightmare. ...Property Manager Responded

Look around before you move in. Do research!
August 3, 2017I am a current resident at the Villas at River Park West and this apartment complex has shady business practices and questionable professionalism standards. To a point, that if I knew about it all before I signed my lease, I don't think I would have signed and moved in. (I had no other option at the time.) It's a transitioning complex, meaning about half the complex is updated, and those updates are old for 2017 standards. July 6, 2017When we first visited the apartment one of our biggest concerns was the patio, we love to be outside! We were never told we had restrictions on what we could and couldn't put on our own patio, now all of a sudden one of our chairs is a issue and they want to threaten us with a $100 fee. When other people in the same building have things far worst and are not being told to take it down. We pay too much to be told what to do on our patio. Problem number two, the pool. I dread going to the pool now, ...there's too many people at the pool that don't even live here. It's always loud after 10pm especially when you can hear the people from the pool yelling and screaming. Rockin' in Richmond
September 23, 2015This complex is in a great, convenient location. You are a hop away from 59, and only 1 mile away from 59/99. The pool is very nice, as is the club house and 24 hour gym. The grounds always look nice, and there are several doggie stations throughout the complex. The apartment itself is also nice. The patios are good sized with a storage closet. The windows and sliding glass door allow plenty of sunlight. The bedroom has a good sized walk-in closet, and the bathroom is great.
