January 20, 2025 - Review from Apartments.comMoved into this complex as a new member of the shoals community back in 2022 just a few months before new management took over the property. At the time, we were happy and thought the community was a perfect fit for our family of three. Fairly quickly, things were being treated with frustration and involved the bare minimum effort. I discovered water damage in my apartment's master/guest bedroom and, reported it in as an after-hours maintenance emergency. The following morning, maintenance came ...by with a bucket of paint and covered all visible water damage without identifying the water source. I was constantly feeling unwell and continued reported musty smells, but of course nobody was able to identify what I was reporting! Eventually I noticed there was some odd growth on the master bedroom baseboards so I reported it and requested an inspection. My request was denied immediately, I was told I could leave without facing fees (They gave me just shy of 2 days to decide on this with a small child and a pet) or inspect on my own. After providing them with a professional report and test results which detected mold growth, they reimbursed the cost of testing and we agreed that a licensed professional would replace all damaged materials and inspect further. After repairs were "completed" by their contractor and the same staff member who initially covered the damage, only two out of the three damaged baseboards were replaced, leaving the repairs we agreed on incomplete. Upon calling them out for failing to provide all the necessary repairs we agreed on, they told me their move out offer was revoked and no further repairs would be done, which left me no choice but to relocate as someone who suffers a severe mold allergy. There are many other communities in the Shoals/Florence area that value their tenants and take these things seriously. As other reviews have stated, staff members ARE rude. They will cover up for each other and, take little to no responsibility when they make mistakes, this goes from property staff up to the Jr vp of the realty company. If you choose to rent here document all conversations, make every request in writing so that they wont suggest "zero trace of your complaints", (like they did to me!) take photos, know your rights as an Alabama tenant and advocate for yourself regardless of how inconvenient it is for them.Read More

The actual apartments are very spacious and have all the upgrades, being a new build. I love the tile floors and the new kitchen and bathrooms are hands down the best in The Shoals area. The community is safe and grounds are kept immaculate. The hallways and the back of my apartment are well lit too. It’s quiet and surrounded by pretty wooded views. Somehow, I’ve ...taken up bird watching relaxing with my cat. Abundant peace and calmness here. It’s also close to anywhere I want to go too. The apartment is well insulated. Bonus, my electric bills have been the lowest ever in my life. Management and maintenance are top notch too. A+! They actually want to help you and every interaction I have had, has been with politeness and a smile. Definitely check them out.Read More

My year at the property was safe, comfortable, and convenient to both Muscle Shoals and Florence. The apartments themselves are modern and up to date. The pool is such an added bonus for relaxation. Truly a peaceful and comfortable place to live.

December 3, 2021 - Review from Apartments.comThe apartment is not durable. The paint came off the walls extremely easy by just brushing up against it. I had a tile break on the floor after dropping a cereal bowl. Overall, the amenities are not great for the price and parking is a NIGHTMARE.

Staff is exceptionally friendly and very easygoing. The apartments themselves are comfortable and cozy. Really enjoyed my time living at The Villas at Riverside.
Bad neighbors
June 2, 2021 - Review from Apartments.comMy daughter & I moved in on a Saturday and the office called Monday morning about the downstairs neighbor complaining because my 2 year old grandson visited for all 40 minutes. After the neighbor beat the floor of our apartment for a solid 5 minutes, we went to apologize and ask about when a good time would be for him to visit since she said they sleep in the day & work at night. She proceeded to curse us out and say she would go back to the office if he returned. The office lady didn’t even ask ...my side of the story but did ask me if I was sure it was just me & my daughter living there, like I am lying to her. We have told all of our family & friends to not even come here to visit us. And on top of that, the downstairs neighbors argue....a lot. And curse....a lot. And their dogs bark.... a lot.Read More

I'M SO GLAD I DID! I took the tour and signed the lease immediately. This place is a dream. The parking is spread out as well as the apartments. The floor plans are amazing and are luxury style. The pool is beautiful and the gym is clean and fully loaded. The best part is management. Amy and Kelly are a dreamteam and they only care that you're ...are satisfied and comfortable. The location is also awesome because its in between Muscle Shoals and Florence. So you're very close to restaurants and shopping, but have a home away from the city. All the amenities and apartment details are really thoughtful and top notch. And, with the different floor plans there's something for everyone. The pool are gives a spa/resort feel. And, the fitness center is the biggest I've ever seen for an apartment complex. I additionally like that the Villas are centrally located which provides close proximity to Florence and Muscle Shoals for ...shopping and dining. My overall experience with management has been easy and comfortable.
