I have been without air condition for a month. No one answers your call in the office unless you call private. I have been given two small window units. I asked for a discount for my inconvenience no response. No update on when my air conditioner will be fixed.

This complex is poorly managed and does not respect its residents. Maintenance issues are rarely handled in a timely manner. Complaints to the office manager are forwarded to the property's attorney. They will terminate your lease without cause.

If there is something that we have done that you feel was disrespectful towards you, we would like to apologize. Our maintenance staff works hard to complete the work orders in a timely manner. However, sometimes due to the work load, emergency calls, or inventory shortages, they can not complete some work orders as quickly as we would like. We do apologize for not completing any work order you may have had in a timely manner. Complaints are not forwarded to the attorney unless there is a reason to involve them. We would never just terminate a lease "without cause". That is illegal and we make sure that we always follow the laws of the state in regards to our leases. Understaffed, Greedy Property Owners

Extremely understaffed. We receive regular emails notifying residents that maintenance requests or groundskeeping cannot be completed due to a lack of employees. Promises are made and not kept. All resources are directed towards renovations in unoccupied units while occupied units are ignored. I was recently told that my apartment "isn't a home" and that I shouldn't think it of it as such. Awful.

Unfortunately, we recently had a maintenance employee out temporarily due to health issues. This was communicated to resident so that they would understand that we were doing our best to get to work orders in a timely manner. The work load with only one maintenance staffer is a lot. We asked for patience during this time and made sure to get to emergency work orders right away. While we are doing renovations, we are not ignoring our current residents. The management strikes a healthy balance between thoughtful, helpful and maintaining a balnce between individual wants and the good of the community. I have been here seven years and seen ups and downs, but all the right things are being done. Effective maintenance, appearance of the grounds, well maintained amenities, and courteous service would make me pick this as home all over again. Planning to stay a few more years as long as it remains this enjoyable.

This place is awful. I would not recommend it to anyone. It would get negative stars if possible. We had a ton of problems while we were there. Leah is incredibly unprofessional. They are not family friendly. They let dogs poop everywhere. The lights flicker constantly. Drunken people running around naked. Maintenance is always around, but NO work gets done. On the occasions that it is done, they do very poor jobs at it. The pictures online are false advertisement. They always try to find ways ...
to con you out of more money. Take Take Take. I have written a wonderful 5 page essay on how terrible this place is that I sent to corporate. Please do not consider living here, but if you are, I can email you a copy so you can understand how disgusting of a place this is. I believe the good reviews are from people who were paid or know them personally, which is not unusual for this place. Now, two months after leaving we get a call from a collection agency saying that the Vinings didn't get their final payment. Luckily I have several pieces of evidence showing that we payed. I was really hoping to never have to deal with this company EVER again. If you make the mistake of living here, do yourself a favor and always get written confirmation. Keep a paper trail.

Terrific Atmosphere and close to Everything!

It was important to me and my family to be near grocery stores, our bank, and lots of shopping and restaurants. We are a very busy family and dont have alot of extra time for commuting, so we love being so close to everything we need! On the weekends we try to head to Gulf Shores! Our move in process was quick and thorough and we were pleased with a clean apartment and the new carpet. Thanks guys for making this home for my family an easy transition.

My Wife and our three year old just moved in at the beginning of February. The move in process was seamless as the office staff was very accommodating for us. We were transitioning from three hours away and moving at the last minute. Cathy stayed past normal working hours on our move in date to make sure we received our keys. Myself, my wife and our 3 kids have lived at The Vinings at Spanish Fort for about 2 years now. We plan to renew one more time and then find a home to buy in the nearby area. They allow pets, but we do not have one. The grounds are always tidy and the maintenance seem to spend a lot of time taking care of the property. I like being able to wash my car and vacuum it at the car wash area. The playground is nice too for the kids to play without us having to worry about them. They also have a walking ...
trail to the school next door, Rockwell Elementary. This seems to be a pretty big family community, which is great for us. We love living so close to the Eastern Shore Center with such easy access to Publix, the many great restaurants, shopping and the arcade/bowling alley. We plan to stay in this area.
