Beware!
April 20, 2021In addition to your sky high rent price, you will be charged over $30 per month if you have a pet, a min of $40 a month for water/trash, and a $70 per month ammenity fee. What ammenities, you ask? Well,there is a pool that is open for 3 months out of the year (and is often closed on hot days in the summer due to scheduling difficulties), there is a tennis court with no nets, a "dog park" so small that it resembles a dog jail...and, oh yeah, a putting green. That seems worth it for $70 A MONTH! ...You will be paying for all utilities, as well as washer and dryer fees. Don't forget the monthly "administration fee", as well as your $300 non-refundable deposit. You are better of literally anywhere else.Property Manager Responded

The newly renovated sports court, outdoor fitness center, playground, dog park with pet obstacle course and putting green along with our large inground pool give everyone something to enjoy. And our newest amenity addition in June of the Spectrum "Internet Gig Plan" is an over $100 value addition on it's own. Unprofessional
March 2, 2021I was working with a women named Jessica to set up moving into these apartments. She told me I was approved and everything was great I could move in the same week. Hours later she called me back and decided I wasn’t approved. I went to higher up management about this and when I told Jessica that I was going to speak with someone higher up, she totally lost her cool and became so unprofessional. She was actually yelling at me that the women I spoke with (higher up boss) was not in fact anyone of ...importance and was just very nasty and rude. If I did still plan to live there I certainly would have reconsidered after dealing with her. I couldn’t believe my ears. Very Old!
February 7, 2019The apartments are very old and not updated like the pictures shown. All the windows leak, have mold and there is barely any heat or air conditioning in the bedrooms. There is also a huge mice problem every winter! Also plan on putting garbage in your car because they moved all the dumpsters to one area, which is probably the cause of the mice problem! We were all excited that there is new ownership and things would be taken care of but nope! Now there are tons of fees added to an already ...overpriced rental cost! November 9, 2018It costs as much to live at Waverly as it does to live in a luxury apartment by the time they get done charging you for everything; water, sewer, trash, pets, energy, pest control, laundry, no insurance fee.....The buildings were built in around 1972, and still have the original windows. The outside...is inside (cold breeze, hot breeze, spiders...) The energy bills are very high. The windows violate code, yet Morgan refuses to replace them. Bugs are out of control, too. Apartments themselves are nice but beware the washers and dryers
June 13, 2018The apartments themselves are nice and low priced, but you get what you pay for, or can't pay for, in this case the washers and dryers. For some reason, they don't want you washing or drying your clothes after 9 pm so they raise the prices to 99.99 to ensure people don't use them after 9 pm. Why? What about people who work until 8 pm and weekends? When can you do your laundry?Property Manager Responded

Nice apartments
March 6, 2018I have lived at Waverly for 2 years now with my boyfriend. We stay in the 1 bedroom apartment. They apartments are HUGE and so nice. It was just the right amount of space. They were bigger than any one bedroom we looked at. Maintenance is always quick and fast and the ladies at the leasing office are amazing. The only bad thing is our RGE was always high because the windows in the apartment suck so we had to always have heat high or air super low. They also recently changed that nothing is ...included in the rent. So you have to pay all utilities plus water and trash. That also sucks! We are moving now because we need something bigger and closer but our overall stay here was great.Property Manager Responded

I love the community here and the apartment complex is within walking distance of two-three shopping plazas which is very convenient. The maitence crew is for the most part always very quick to fix any problems that may arise. September 24, 2015One year ago my family was in a terrible situation we needed to move but needed to stay in webster so my daughter could stay in her high school. Many places were entirely too expensive or didn't allow dogs. We found waverlywoods at almost perfect timing. September 23, 2015Its amazing. The deals they have are really good, the property is beautiful, located in really close proximation to the town life. Maintenance is very fast, and very helpful and is guarenteed to figure out any problem you might have. The space in every apartment they offer is really good for the price. I recommend these apartments to all of my friends. The neighbors are very friendly. September 9, 2015Apartments are exactly as described on the website! When I moved in, the apartment was immaculate! Walls, carpets, counters, cabinets were all thoroughly cleaned -- spotless! Management is great -- friendly, helpful and knowledgeable! The maintenance staff is spectacular -- quick to respond, handy and understanding. Many of the people on staff also work within the complex, so they have a vested interest as well. August 4, 2015I currently renting a 2 bedroom apt. at first they offered me a 2 bedroom for 725 a month that I reserved with down payment than they switched me to 819 a month plus electric. the apartment it self is alright there are a lot of serious issues with the ceiling.
