From the deepest parts of my heart. I SINCERELY hope you look somewhere else to live. This place has been NOTHING but trouble for the 2 years we’ve lived here. From no communication from the front office, to terrible maintenance, & lack of general wellbeing for us as residents. To put it into perspective; I got told by a staff member to contact Omaha Housing Authority about mold in our apartment that was being refused to be looked at because there was “no chance there is mold in your wall” ...
(spoiler alert there was). There was a 3x3 hole in our living room floor that took weeks to get a contractor out to just look at when we FIRST moved in. Our patio door leaks and still hasn’t been fixed. Our OPPD bill was hundreds of dollars overcharged multiple times due to the lack of fixing major problems and just putting fans on it to dry out the wet spots that they did not come back and get for over a month. It was like pulling teeth to get that money refunded. The carpet has been torn and recently got fixed after months of complaints. There was a leak in our wall and ceiling that also took months of complaints to even get someone to come look at it. Even after all of the headaches and lack of communication and personal wellbeing they are still making us pay 4 months of rent within 3 months to vacate our lease. This place is unprofessional and barely liveable at times. All in all if you’re looking for a convenient place to live this is it, but if you’re looking for quality please look somewhere else.

This apartment complex is overpriced and absolutely horrendous to live in. Maintenance took MONTHS to repair things. Had things that I asked to be repaired shortly after move in. Moved out a year later and those things still did not get done. Everyone at the office is cold and unfriendly. Make you feel like a burden.

I would give 0 stars if I could. I would avoid this complex if you can. The first day we moved into the apt the light in the 2nd bedroom fell out of the ceiling, the towel rack fell out of the wall in the master bath, and the faucet fell off the kitchen counter. The countertops are not sealed correctly so every time I use the kitchen sink, water leaks underneath. Maintenace requests were put in and no one responded. If you happen to see the maintenance guy and ask him to fix things, you will be ...
lucky if 1 issue is taken care of. We renewed the lease for 6 months as were starting to look to buy a house and the older man in the office assured me they only require a 30 day notice. Lo and behold, I give 30 days notice to move out and now, I am told that it is actually a 60 day notice to move out, so despite the lease ending on December 16, they required us to pay through January! BEWARE!

Pros and cons

Pros: updated with nice kitchen and blinds, elevator
Cons: paper thin walls. My upstairs neighbors play the worst R&B music and I can actually sing along with the lyrics. Impossible to sleep. No microwave in unit. lots of barking dogs and kids.

My fiancé and I moved in April 13, 2020 and there’s a ant infestation in our apartment. We saw many ants in our bedroom and near our kitchen. I never saw this many bugs living in an apartment, but we lived here for 12 days and that’s enough to know we have an ant infestation. This is a major problem for us because we have a child on the way and we fear that with this infestation our child will get bit up, since kids love to explore. We resolved this problem ourselves, even though it shouldn’t ...

Another thing is we struggle with opening our mailbox, it takes us 2 minutes to open it because the key doesn’t seem to fit so we have to jitter with it until we can get it open. So we decided to tell the staff at the leasing office about this. Then about a couple of days later our mailbox wouldn’t open at all and that’s when we realized they maybe changed our entire mailbox lock without letting us know. Basically the key doesn’t fit in the mailbox slot at all. This is a major inconvenience for us because we are expecting important mail. Overall I would say the only thing we like about these apartments is the elevators and the interior of our apartment. This is my fiancé and I 3rd apartment together and this is probably our least favorite apartment. If I could stay at my old apartment I would.

Our biggest mistake of choosing to stay here, especially the property manager who has no heart at all. She was greedy and hunts us down every single penny and treated us like an villain when we ended the contract with them. There is no way you can get your deposit back by the way.

We have lived here for almost 2 years and I have to say that the service has definitely changed in the last year. The staff was very helpful at first but now it seems as if all we hear is what we cannot do. Every time I have needed maintenance I am told that there could be a charge if it happens again. One of the main reasons I am in an apartment is to avoid maintenance issues.
The complex has also gone downhill. When we moved in the landscaping was flawless, now in the areas that the dogs ...
use the most are all weeds. The sidewalks have deteriorated to the point of having tripping issues and although told would be fixed, nothing has been done. In my particular apartment, most of the carpet seams have either begun to split or have completely split. Also, the noise levels between kids and dogs is pretty high.

Absolutely worst encounter with leasing staff I have ever been involved in!! I am a perfect tenant and they refuse to work with me to get me packaged they hold without notifying tenants- they are insanely rude and do not care at all how much money you pay to live there and will do nothing to be of service

My husband and I lived in these apartments for a year before we purchased our house. Right off the bat, I loved how our actual unit looked exactly like their show unit. What you see in the 3D tour on this website is exactly what you get - same finishes and layout. The apartments are clean and still pretty new, so you don't feel like you're living in someone else's filth. They were also very quiet for us. We lived on the third floor and shared walls with two other apartments. We had a two bedroom, ...
and loved that both bathrooms had garden soaking tubs, and the guest bath also connected to the guest bedroom, which would make it a great apartment for roommates. Best of all, the location is wonderful. It was great to have most of the shopping I needed within 5 minutes.
While we loved living here, there are a few things we weren't fond of.
1. TRASH- Depending on your building, you may have to walk quite a bit to throw your trash away. They should probably put a few more dumpsters on the property, as they are far from some buildings and tend to be overflowing.
2.CARPETS - While we did get our full deposit back, they do require that you pay to have the carpets professionally cleaned when you move out. I thought this was pretty bizarre, as I hadn't experienced it at any other complex. We elected to have them clean the carpets, which was cheaper than what most of the vendors quoted us.
3.CABLE - I'm not sure if this is still the case, but when we lived here in 2016, we were required to pay for a cable package, which was around $40.00 per month. We are cord cutters, so this was off-putting. We didn't find out about it until we were signing the lease.

Everyone takes there job seriously and plays a key part in making sure your not just happy when you sign the lease—- your just as happy when you end your lease.... if you don’t want to renew.
