As a resident of Willow Brooke, I must express my profound disappointment with the leasing office's handling of maintenance issues and the overall neglect from the property management company.
Maintenance concerns are routinely met with delayed responses and insufficient resolutions, leading to persistent issues with faulty equipment and frequent AC malfunctions. The recurring sewer draining problems further exacerbate the situation, posing health risks and inconvenience to residents.

to communicate these concerns with the management team have been met with neglect and indifference, both via email and phone. This disregard for residents' well-being and satisfaction is unacceptable.
Despite these challenges, I must commend Mr. Robert, the maintenance manager, for his dedication and professionalism in addressing maintenance issues. However, his efforts are undermined by the systemic neglect and indifference exhibited by the leasing office and property management.
In conclusion, my experience at Willow Brooke has been marred by subpar management practices and a concerning lack of concern for residents' welfare. Urgent improvements are needed to prioritize the needs and satisfaction of residents.

Since moving into the complex back in 8/2021, I’ve seen 2 murders. One of an officer and one of a family. This is a high crime area. Apartment and vehicle break ins happen often. Parking lot is always flooded, pool and office are always closed. Gym and laundry room equipment is poorly maintained. For the price you pay, if you don’t mind sharing your apartment with roaches by all means have at it. But I would heavy reconsider exploring other options.

The building itself is old so it floods often (at least once a year). It is infested with roaches. I had to throw away my Xbox and coffee machine because the roaches destroyed them. They crawl on me while I sleep. It's been this way for years and pest control is not consistent. Sewage comes up in the yard and also in the laundry room. There are 10 washers for the entire complex and half of them are usually out of order. There are no washers or dryers inside the apartments. People steal your ...
clothes and comforters. The gym flooded and the floor wasn't replaced so it smells strongly of mold. The pool wasn't open all summer. There is trash everywhere. Any kind of outside decor you put out gets stolen. There were two unrelated murders last year that I know of. It's a high crime area. They claim utilities are included but then charge you $75 extra on top of the increase in rent every year so be prepared for your rent to go up about $100 every year. It is not worth the price, ruining your electronics or belongings from roaches and flooding, or your health from the mold caused by them just painting over leaks.

Over the next 48 hours I encountered what I can only describe as horrific conditions in this apartment. I will do my best to list them all here: roaches in every single crevice including the fridge and freezer, closet doors that were completely broken and did not close, my toilet seat was not attached, vinyl flooring coming up off the floor, a very strong musty smell of mildew coming from the hot water heater, an old 70s style oven vent full of grease and grime that clearly had never been cleaned ...
and was unable to be closed, the deadbolt on the front door did not lock properly, dozens of poorly spackled areas on the walls, electrical outlets that had been painted over so many times they were crusted shut with paint, bedroom door and bathroom door were completely incapable of closing all the way, neighbors fighting at all odd hours of the morning, dumpsters that were never cleaned and had broken glass and needles lying on the ground, young children roaming the parking lot in the early morning hours unsupervised, multiple stains on the ceiling indicative of a roof leak, a non-functional garbage disposal full of broken glass and steel

I lived here for seven months (minimum lease) and it was really great and convenient for me needing to move somewhere in an emergency situation. However, I was not interested in renewing my lease. There were lots of issues with pest control and noise on the property. I frequently had water in my apartment and after maintenance came for like the fifth time, they told me it was a problem under the floor and they couldn’t do anything about it. the time nothing every changes or gets done. The parking lot is very strange and there tends to be a lot of small fender benders. Really, there are other places in the neighborhood that are better and in a similar price range, but its definitely not the worst either. If you do live here, have your own renters insurance policy, not the thing you can add to your lease.

We paid all the fees including application fee and admin fees and 1 day before moving they call us and say your apartment is not available.
We have another apartment available for you.
We did not go along with this and they did not refund us anything for the fees.

Also the initial rent that we discussed was changed to a higher amount of rent afterwards. Very dishonest.

The poop doesn't get cleaned and it gets dry at that place itself. There aren't many people in the office at one given time. So, when a new person comes to see a house for renting, they would lock the office and go. When i have to collect parcels from the office or i have some work and need to talk to someone about it in the office, I have to make 2-3 trips because there is no one at the office to keep it open for me to take the parcel or whatever. The manager, Alicia is really good and helpful. I wish they had a couple more people at the office to take care of such a big community.
