One star too much.
May 29, 20255/25,moving from a different state, so I was unable to look at the property. took the word of the leasing manager that the place was in decent shape/clean. foul odor and falling apart. claimed it was just cleaned. garbage overflowing in the trash bins. minimum maintenance.Property Manager Responded

Noise Complaint
December 16, 2024So I have been here over a year now. For the first several months there were no noise complaint. Now for the past 4 months, I have been having sleepless night along side with my neighbors. The shopping center across the street keeps making noise in the wee hours nearly everyday. Its keeping us awake. The front office said they can't do anything about it which is very unfortunate. I have resulted to researching the companies contact info that have trash getting pick up between 2am to 5am, with no ...regards to people who live there. The fact that residence have to contact them and not the front office is the disappointing part. Hopefully the front office see this message and actually do something and report what they did so we residents can see it and know that they are actually working for the residents.Property Manager Responded

constant eagerness to extract money from residents
April 7, 2024The new property manager, young and ambitious but lacking in people skills, can be quite irritating as he strives to impress his bosses. Fortunately, the rest of the team, especially the maintenance crew, is friendly. However, the constant eagerness to extract money from residents is evident. Installing a designated electric charging station $$$, in already crowded parking lot, when none of the residents own electric cars, is just plain comical.Property Manager Responded

Cheap things are expensive - Lesson Learned
May 27, 2021The crime rate is very high in this area, unbeknownst to me before moving, there had been some muggings and vandalism in this area. Parking - Very predatory.. you are required to register your guests vehicle ONLINE and had them a physical pass to display on the vehicle. if you miss one of these steps, your vehicle will be towed and its $150 to recover, bear in mind the company that handles the online portal cannot be reached after 5pm so you're out of luck if the system has a glitch(this ...happens). GOOD LUCK finding street parking outside the community, it stays packed and the chances of your car getting broken into are high. Noise - The teenagers constantly stay in the hallways and WILL NOT give way even when they see you coming with groceries. Creaking Floors - I'm not sure how old these apartments are but i have been here for a few months and i regret moving here, it's the biggest loss i have taken this year: i hear every step the neighbor takes above me and it is LOUD! every step; i never had sleep issues but now i have to take Melatonin and Nyquil sometimes just to SLEEP. Pests - I keep the apartment in pristine shape but i have had issues with mice running in the living room when i had a guest over; that's when i found out i had mice, super embarrassing, AND YOU CAN HEAR THE MICE IN THE WALLS ALSO. Add roaches to the mix and it's an animal kingdom. Upkeep - it's been one issue after the other but they do show up on time; the washer dumped a load of water on the floor twice, the washer is literally being held together with wires as we speak, it’s laughable. Overall: I spend less time in my apartment because i hate it so much, i am waiting for the lease to be over so i can disappear far away from this mess. IT’S BETTER TO BE HOMELESS
January 10, 2021This rental complex is infested with a lot of pests .. Cockroaches roam your apartment in broad daylight! I reported this to the leasing office they came to patch a whole where they was coming from and drop off the monitor which they later picked up & promised the exterminator would be in soon but it’s months later and I’m still waiting for the exterminator. It’s ridiculous. For the price that we pay I should not be seeing any roaches. It’s like we are roommates that share the rent in here. So it ...is definitely OVERPRICED! Not to mention the stealing of your packages. There are cameras set up outside my building and people still steal your package when they come sometimes within seconds. The community is definitely not friendly & as safe as it should be. BUT IF I WAS YOU I’D LOOK ELSEWHERE!Property Manager Responded

Beware of mice!
November 30, 2020So I don’t have many problems with the apartment complex. Apartment is a great size and parking is okay here. My mean concern is the mice and rats! They are everywhere and living on the bottom floor does not help. At night you can see the mice and the rats in the parking lot just running around freely. It was so bad I waited in my car for at least 10 minutes. I’ve had multiple mice issues in my apartment as well! I keep a very clean house however that did not help. I had to get my own personal ...mice traps and repellent to hopefully keep them away.Property Manager Responded

WORST APARTMENT COMPLEX EVER.
January 12, 2020Worst apartment complex in Silver Spring. Don’t believe the fake 5 star reviews on here. The management company is horrible! The staff at the leasing office are even worse. I have been living here for 3 years and it has been going downhill rent some. The visitor parking is the worst, you have to pay for this yearly pass wish they’ve never gave me. I’ve been contacting them for the past 2 months to receive it. I’ve also entered complaints about the neighbors making a ton of noise through out the ...night and their security staff does nothing to fix it. I’ve had roaches in my home when i Always keep it spot clean and I’m pretty sure there coming from either my neighbors home or the filthy trash can that they never manage. You try to get maintenance to come in but they only come when they feel like it. The neighborhood has gotten terrible. A lot of arguing, loud car noise that stays on throughout the night, doors purposely slamming hard for no reason, poop sheets on the ground and always feeling like I need to watch my back. DO NOT EVER RENT FROM HERE!! BELIEVE ME YOU WILL BE EATING YOUR MONEY. LOOK ELSEWHERE!Property Manager Responded

New Resident that hasn’t even moved in yet
August 7, 2019I haven't even moved in yet, and I already feel this maybe just a one year lease. The management and leasing staff needs to make sure that they are both on the same accord about policies regarding the building, fees, pricing and services. I am strongly concerned regarding management. She needs a training course on sensitivity as well as customer service. The leasing team needs to get a little more better with communication regarding her prospects/ residents. I would recommend any information that ...the staff provides you please have it documented/ paper trail. ( Emailing would be very sufficient when it comes to this staff. ) The rate that I'm currently given is just based on the experience prior to moving in. Try to avoid!
July 30, 2019I’ve lived here since January 2019. The only thing that I like is the largeness of the apartment. My biggest problem are the roaches! I’m not used to living with roaches!!! Horrible place to live, the price is not worth it!
November 30, 2018Very poor follow-up to calls, no email response. The workers in the office don't respond to any maintenance issues or problems, they are not proficient in customer service skills. They show you model apartment before moving in but when you moved, completely different quality annoying squeaky floors throughout the apartment and almost nothing works properly. When you request maintenance, they send non professional who doesn't know how to fix anything so you have to keep contacting the office for ...the same problems.
