I’m Allaire, your ApartmentHomeLiving.com Local Expert for Jacksonville, Florida. I’ve been in and around Jacksonville for many years and want to make sure you’re making informed decisions. We help you find the best balance of livability and affordability based on local expertise, so welcome!
Now, here's the thing about Jacksonville... it's not what most people picture when they think of Florida. There aren’t any cookie-cutter beach town vibes, and no Miami energy taking over. One of the most important things you should know is that Jacksonville is huge- geographically. It’s the biggest city by area in the whole country, which honestly still blows my mind when I think about it.
What that means is you're basically getting a dozen different cities rolled into one. Looking for historic riverside charm? We've got that. Options for a beach bum lifestyle? Check. Quiet, suburban streets with actual yards where your kids can play and enjoy the Florida sunshine? We’ve got that too. And here's the best part – it is affordable to rent here without sacrificing a nice meal for ramen every night or having seventeen roommates to save budget.

In Jacksonville, we have 22 miles of beaches, a food scene that'll surprise you, and neighborhoods with real personality. All without the insane price tags you'd pay in Miami, Tampa, or Orlando.
Speaking of Price Tags...
Here's where Jacksonville really shines. Typically, the average rent in Jacksonville is below the national average making it a favorable place to rent. Compared the affordability here to Miami, where you could pay 2x or 3x for the same space, Jacksonville looks really good, right? Household income can stretch a little bit further, and there’s no state income tax. The overall cost of living in Jacksonville is about 8% below the national average.

The River Changes Everything
The St. Johns River basically cuts Jacksonville in half, and it matters way more than you'd think. It's not just geography; it shapes everything. Your commute, which coffee shop you'll become a regular at (if you drink coffee), and even your friend group. I know people all over Jacksonville, and when someone tells you they're from "Riverside," they're not just dropping a location pin, they're telling you something about who they are.
Here's a fun fact: Jacksonville has more shoreline than any other city in America. That means you’re never too far from the water. Whether you're hitting the Atlantic, cruising the St. Johns River, or finding some hidden creek perfect for kayaking, in Jacksonville, water activities are a way of life.

All About the Neighborhoods (Because They're All Different)
Riverside & Avondale
If Jacksonville has an "it" neighborhood, this is it, although some locals will disagree, especially people from the San Marco area. I’ll say it’s a proven fact that Riverside and Avondale are gorgeous neighborhoods. Picture tree-covered streets where the branches basically form a tunnel overhead, and houses that look like they belong in a magazine. There are also more coffee shops and craft breweries than you can probably count. It’s pretty diverse, too. You've got million-dollar mansions sitting next door to cute, renovated bungalows, all within walking distance of cool shops and restaurants. The great thing is that these aren’t chain stores, but real local businesses run by people who live there.
The Saturday Riverside Arts Market has become THE thing to do. It’s where locals grab their reusable tote bags (very on brand for this neighborhood) and browse the market under the Fuller Warren Bridge for fresh produce and handmade art while enjoying live music. It’s definitely a vibe.
Current Rental Pricing for Apartments in Riverside
| Bedroom | Average Rent | Cheapest Rent | Highest Rent |
|---|---|---|---|
| Studio Apartments | $1,004 | $650 | $1,375 |
| 1 Bedroom Apartments | $1,487 | $850 | $2,501 |
| 2 Bedroom Apartments | $1,830 | $1,095 | $2,900 |
| 3 Bedroom Apartments | $1,969 | $1,695 | $2,664 |
While the rent in these neighborhoods cost more than the average, you're paying for walkability, which is rare in Jacksonville. The historic homes are gorgeous, and if you work downtown, it’s a fair trade-off. This is where young professionals live alongside families and retirees who appreciate good architecture and even better food. There’s a mixed age range, which keeps it interesting.
San Marco
| Bedroom | Average Rent | Cheapest Rent | Highest Rent |
|---|---|---|---|
| Studio Apartments | $1,358 | $850 | $1,657 |
| 1 Bedroom Apartments | $1,564 | $900 | $2,173 |
| 2 Bedroom Apartments | $1,939 | $1,250 | $3,000 |
| 3 Bedroom Apartments | $2,413 | $1,604 | $2,943 |
Once you cross the bridge, the Southbank brings you to San Marco, which has all the historic charm of Riverside with a slightly different energy. Some may say that it’s a bit more polished. The San Marco Square with its Fountain of Lions is iconic, and you've probably seen it on Instagram without realizing where it was.
The Mediterranean Revival architecture is everywhere in San Marco. Honestly, it’s stunning if you like this style. Full of tree-lined streets, you find beauty and function, especially when it’s 95 degrees, and you need to walk your dog. Families love San Marco because the schools are solid, and you're still just a bridge away from downtown. I have a childhood friend who lives in San Marco, and she loves it.
Jacksonville Beach & The Beaches
When I say "The Beaches", I'm talking about Jacksonville Beach, Neptune Beach, and Atlantic Beach. It’s basically a 20-mile stretch where you can live the beach life without Miami or Fort Lauderdale prices. That’s a dream come true, right?
Current Rental Pricing for Apartments in Jacksonville Beach
| Bedroom | Average Rent | Cheapest Rent | Highest Rent |
|---|---|---|---|
| Studio Apartments | $1,702 | $1,555 | $1,814 |
| 1 Bedroom Apartments | $1,765 | $1,145 | $2,796 |
| 2 Bedroom Apartments | $2,050 | $1,395 | $3,712 |
| 3 Bedroom Apartments | $2,832 | $1,722 | $10,000+ |
| 4 Bedroom Apartments | $13,000 | $10,000 | $10,000+ |
Jacksonville Beach has all the action. The high-rises, surf shops, and beach bars. Neptune Beach is quieter, more chill, and residential. Atlantic Beach caters to the older and more established crew. You'll see more retired folks and fewer college kids partying at 2 pm on a Tuesday.

Living at the beaches isn't just a location choice – it's a lifestyle. It’s where you’ll see people surfing before work, playing beach volleyball at different times of the day, and walking to the pier to watch the sunrise is the norm. Rents are also higher here. It’s about $1,500-$2,000 for a one-bedroom if you're close to the water. As you go more inland, even a few blocks, you'll find decent prices and still get that salty air and beach lifestyle. Is it worth it? For a lot of people, absolutely. For others, the drive from Riverside is fine, and they'd rather save money. It really depends on your priorities.
Springfield
| Bedroom | Average Rent | Cheapest Rent | Highest Rent |
|---|---|---|---|
| Studio Apartments | $1,401 | $650 | $1,584 |
| 1 Bedroom Apartments | $1,471 | $800 | $1,890 |
| 2 Bedroom Apartments | $1,871 | $895 | $3,015 |
| 3 Bedroom Apartments | $2,946 | $2,728 | $3,185 |
| 4 Bedroom Apartments | $2,600 | $2,600 | $2,600 |
Springfield is a classic gentrification story. It was a neighborhood that was ignored for decades, and now it’s being seen as an opportunity. It's still affordable by Jacksonville Beach standards and has amazing historic homes with character. If you’re into the arts, this neighborhood is on a glow-up.
One of the cool things they do in this neighborhood is PorchFest, where musicians play on people's front porches throughout the entire neighborhood. First Friday events bring out local artists and creative types. It’s still a work in progress, which keeps it affordable.
Mandarin
| Bedroom | Average Rent | Cheapest Rent | Highest Rent |
|---|---|---|---|
| 1 Bedroom Apartments | $1,396 | $929 | $1,642 |
| 2 Bedroom Apartments | $1,626 | $1,179 | $2,018 |
| 3 Bedroom Apartments | $1,865 | $1,604 | $2,923 |
If you have kids or are planning a family, Mandarin may be a place to consider. It’s in the southern part of the city along the river and is very suburban. It’s in a great school district, and there’s a great mix of older neighborhoods with big mature trees and newer developments with all the modern stuff.
If you live in this neighborhood, you’ll definitely need a car, but the trade-off is that you’ll have space, yards where kids can play, and a quieter pace that makes you wonder why you ever considered living in the city.
Murray Hill
| Bedroom | Average Rent | Cheapest Rent | Highest Rent |
|---|---|---|---|
| Studio Apartments | $824 | $650 | $999 |
| 1 Bedroom Apartments | $1,051 | $700 | $1,499 |
| 2 Bedroom Apartments | $1,463 | $1,095 | $1,950 |
| 3 Bedroom Apartments | $1,695 | $1,695 | $1,695 |
Murray Hill is like Riverside's younger sibling who went to art school and came back with a nose ring and strong opinions about coffee. It's trendy but affordable (at least for right now). There are quirky local businesses, craft breweries (Intuition Ale Works was Florida's first craft brewery, which is pretty cool), and restaurants like Moon River Pizza that stays packed.
There are great parks, and you can also get to downtown or the beaches with just a quick drive. Housing costs are reasonable, which is a perk because the cooler the neighborhood, the higher the costs.
The Food Scene Will Surprise You (In the Best Way)
Jacksonville’s food scene has become quite popular in the past few years. We’ve had 15+ chefs on the Best Chefs America list. In fact, Forbes Travel Guide listed Jacksonville in their "5 Surprising Foodie Cities to Visit Right Now" article, which makes us locals feel validated.
And unlike some cities where all the good restaurants are crammed into one trendy neighborhood, forcing you to drive there every single time, Jacksonville's food game is spread out everywhere, which I love. Each neighborhood has its own flavor.
If you’re in Riverside & Avondale, check out Orsay for special occasions. Josephine is Italian-American, but really, really, good. If you’re looking for South Indian curry, try Mesa. You’ll always find food on the beaches. Eleven South is elevated coastal dining, but if you’re into oysters, The Fish Company in Atlantic Beach is where you’ll want to be. Mezza Luna is a great Italian restaurant, but you’ll definitely need a reservation because it’s always packed.
Now, if you’re looking for soul food, the Potter's House Soul Food Bistro in Arlington has smothered pork chops that'll make you understand why it's so popular. I can’t forget Jenkins Quality Barbecue, which is old-school Jacksonville BBQ with multiple locations. There’s also the Maple Street Biscuit Company and Mayport Shrimp, where they catch them fresh every day. And then, we have the chain restaurants in St. Johns, where you can never go wrong.
Jacksonville is also known for its Jax Ale Trail, with over 25 stops showcasing our craft brewery scene. Bold Bean Coffee Roasters does both coffee AND beer, and then we have Bold City Brewery, Aardwolf Brewing Company, and Intuition Ale Works. You can grab a passport, get stamps at each stop, and score free beer gear along the way. It's become an entire thing with locals, like a scavenger hunt but with better rewards.
Things to Do in and Around JAX
Jacksonville is one of the top 20 art destinations in America. We have the MOCA (Museum of Contemporary Art), The Cummer Museum of Art and Gardens, The Florida Theatre, which is on the National Register of Historic Places, and the Alhambra Theatre & Dining, which is the longest-running dinner there in America. Just in case were wondering… yes, there’s plenty to do and see.

Outdoor Life & Sports
Jacksonville has the largest urban park system in the country, and we have lots of green space, trails, and more. Water activities are front and center in our city, and our professional football team makes game days downtown something to see. We also have world-class golf, professional rugby, and college sports.
Work & Weather

Jacksonville’s economy is full of healthcare, finance, logistics, and military bases. While there are some places where you can walk or use public transportation, you’ll most likely need a car.
The summers are hot and humid. It’s really hot May through September, but in the winter? It’s beautiful and the perfect weather for being outside. Yes, there’s hurricane season that runs June through November, but direct hits are rare. As long as you’re prepared, you’ll be fine.
Duval County Public Schools covers most of Jacksonville, and there are magnet and school choice program options available. There are also private schools like Bolles, Jacksonville Country Day School, and different religious schools.

So... Is Jacksonville Right for You?
If you’re looking for beach access without paying Miami prices and want to save money for something other than rent or a mortgage, Jacksonville may be your home. You’ll find a healthy mix of young professionals, families who want space and good schools, and retirees. While my city isn’t perfect, you’ll enjoy a Florida lifestyle without the Florida prices. In 2025, that's worth a lot.
