Whether you’re starting your first semester or just need a change of scenery, finding the right place to live during college makes a difference. In Miami, you’re not in a simple college town, but a place where textbooks, beach towels, and study breaks have an entirely different meaning. The perks? Sunshine year-round, a thriving and vibrant culture, and weekend plans that can include hanging out at the park or planning an adventure.
As a native of Miami, there are a lot of colleges and universities spread across the city, each with its own personality – and the neighborhoods around them. If you’re looking for places where you can walk to class, bike to one of the many cafes, embrace a lively community close to campus, or use the Metrorail to get to your destination, we've got you covered.
So, if you’re hunting for your next apartment, condo, or student-friendly rental? Here are the best neighborhoods near some of Florida’s premier major colleges and universities that blend convenience, comfort, and of course, a signature Miami flair!
University of Miami (UM or The “U”)
I love this campus! It’s located in beautiful Coral Gables. I want you to imagine tropical charm with academic excellence. If you’ve seen photos and it looks like a picture-book, it’s real. Known for its tree-lined campus, UM offers students a mix of tradition, innovation, and a South Florida vibe.
Coral Gables
In Coral Gables, you’re just minutes from campus and surrounded by scenic streets, lots of amenities, and quiet, well-maintained student apartments near the University of Miami. It’s great for students wanting convenience without sacrificing quality. You’re literally close enough to roll out of bed and walk to class.
South Miami

South Miami is popular and has more affordable apartment options for students wanting a social scene that’s not too far from campus. There are tons of restaurants, coffee shops, shopping, and quick access to the Metrorail that provides transportation to campus and other venues around the city, making it a hotspot for student renters wanting affordability and accessibility.
Coconut Grove
Coconut Grove is slightly more laid-back, embracing the creative crowd. It’s just a short drive to campus and a great fit for students wanting a peaceful place to study while enjoying all the venues and amenities. Think boho vibes and artsy lifestyle with lots of waterfront views, farmer’s markets, and tons of housing options. People in this neighborhood are eclectic and friendly.
Florida International University (FIU) – Biscayne Bay Campus
Now, this campus? It’s serene and off-in-the-cut along the waterfront of Biscayne Bay. On the other side of the city from the main campus, the focus here is marine sciences and hospitality. There are tons of students that take the shuttle from the main campus to this one throughout the day. I’ve done this ride and it’s not bad at all.
North Miami

With apartments within walking or biking distance of the campus, North Miami offers a range of affordable and practical student housing options, with lots of eateries and other amenities.
Aventura
Aventura apartments near the FIU-Biscayne Bay Campus are a little more upscale, sleek, and modern. Close to the iconic Aventura Mall, it’s an area known for high-end living. Only a short drive to campus with great student-friendly condos, access to shopping, and public transportation. Depending on your budget, you may need a roommate, but it may be well worth it. I have friends who have lived in Aventura for years.
Miami Shores
This is a quiet, residential area with a slow vibe. These apartments are perfect for students who want a tranquil environment where they can focus on their studies. If you’re into a hometown feel, Miami Shores is it. The apartments are nice, the lawns are well-manicured, and the environment has an older feel. More southern on Biscayne Boulevard than the Aventura area, there are lots of amenities close to everything.
Miami Dade College – Wolfson Campus
This large commuter campus in the heart of the city drops you right in the middle of downtown. Students and housing options are surrounded by cultural events, city life, and public transportation. It’s part of a larger network of campuses, but this one is right on the pulse of what’s going on.
Downtown Miami
Live, study, and play. Now put it on repeat. There are many, many student apartments and an endless supply of things to do.
Brickell

You’ll find picture perfection in Brickell student apartments. Sleek and pricey (but you may get lucky), if you’ve ever wanted to live in a high-rise, here’s your chance.
Little Havana

Apartments are affordable and the food is amazing. Not too far from campus, student apartments in Little Havana have character and culture.
Florida Memorial University-Miami
Florida Memorial University-Miami is known for its culture, and we’ve got it all! Florida Memorial University is Miami’s own historically black college and university (HBCU) located in a vibrant, community setting, you’ll find shopping, eateries, and culture. What more could you ask for?
Miami Gardens

The university is tucked away in Miami Gardens, but close enough to venues, shopping, the stadium, and public transportation. Solid rental options just steps away from campus providing convenience to everything you need.
Norland
Norland is northeast of the campus, with many rental options and student apartments near Florida Memorial University. A hub close to everything, it also is a smart choice for students looking for a quiet atmosphere with a homey feel but affordable at the same time.
Miami Lakes
There are many different areas known as Miami Lakes that are close to this campus. A short drive from campus, you’ll find an active suburb with plenty of apartments for students, shopping centers, and dining. Built for students who don’t mind commuting back and forth for more upscale surroundings, it’s a great place to live.
Barry University
Miami Shores
Once again, Miami Shores is on the list. Student apartments for Barry University are just minutes from campus in a safe, peaceful neighborhood. For students looking for a quiet, stable environment, it’s a top choice. If you’re into nature, there are tons of beautiful trees and places to study while just a short drive away from the water.
El Portal
This is a really nice area and very quiet. Right next to Miami Shores, you may get confused about the difference between the two. El Portal has many different housing types for students and is a little more artsy while still being close to the campus.
North Miami Beach

North Miami Beach is a little farther out but close enough to the campus where you can take public transportation. An area just southwest of Aventura, it’s affordable with larger apartment options and provides a lot more for your buck.
Choosing the right neighborhood is one of the most important parts of the college experience, especially in a city like Miami where there are so many options.
