This home features multiple gathering spaces, allowing your group to spread out and enjoy the comforts of a full home. The main family room includes a flat-screen TV and reclining couches for relaxation. The game room offers a pool table for entertainment. The full kitchen is equipped for group cooking with stainless steel appliances. Indoor and outdoor dining areas are available for shared meals. Essentials such as bathroom supplies, bed linens, towels, and laundry facilities are provided. Enjoy the private pool, which can be heated for year-round use, and a private patio with a fully fenced backyard complete with sun loungers. Guests have free access to The Retreat at ChampionsGate amenities, including a resort-style pool with a water slide and cabanas, a lazy river, a Tiki Bar, fitness center, movie theater, games room, playground, volleyball courts, and tennis facilities. A public 18-hole golf course, driving range, and clubhouse are also within the community. Situated in ChampionsGate, this home is conveniently located close to many of Central Florida’s top attractions, with Disney approximately 12 minutes away, Universal Studios about 22 minutes, and SeaWorld around 20 minutes. Nearby dining, shopping, and major highways make travel simple while keeping everything you need within easy reach. ChampionsGate is a gated master-plan community offering a recreation-rich lifestyle with lavish amenities, world-class golf courses, and nearby access to Orlando’s theme parks, shopping, and dining. Please note that in sunny Florida, humidity and bugs are a natural and common occurrence. The property is professionally sprayed for pests. There is absolutely no smoking and no drugs allowed inside the home or elsewhere on the property. A damage protection option is required for all reservations. For reservations of 2 nights or more, guests may choose between a $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). For 1-night reservations, guests are required to provide a $500 refundable security deposit. During inclement weather, using the pool is not advised. The pool is serviced weekly, and debris may be present after rain. Check-out time is 10 AM. Late check-outs may incur a fee of up to $300. This is a self-catering home, and supplies are not refilled during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. Laundry detergent pods for up to two loads are provided. The kitchen includes a paper towel roll, trash bags, dishwashing detergent, and a sponge. A coffee maker is available, but coffee is not included. Salt, pepper, and cooking oil are available for use. Please be aware that after it rains, small bugs may wash off the screen and into the pool, and the pool may appear slightly discolored. No fireworks of any kind are permitted. No firearms on property, unless kept locked in a vehicle. Please take out the trash and dispose of it properly per instructions upon departure. Report damages immediately. We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of any house rules. Please respect the neighborhood and neighbors by being considerate while socializing outdoors after 10 PM and before 8 AM, and keeping excessive noise to a minimum during this time. Shoes are preferred to be removed indoors. A maximum of 15 guests are accommodated at any given time. Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form. The number of vehicles on property should not exceed 4 per reservation; up to 3 cars may park in the driveway, and 1 car may park on the street in front of the home. Commercial vehicles, trailers, motorcycles, RVs, and similar vehicles are strictly prohibited anywhere in the community and are not eligible for parking passes. Violations may result in towing or fines per HOA rules. A dedicated workspace in a common area supports those who need a moment for remote work or planning. [SI]
