The open concept living room includes board games and a 'Take a book & leave a book' bookshelf. There are three outdoor living areas: a back patio with seating and BBQ grill, a private dock with seating on Lake Rayburn, and a fire pit in the front yard. A washer and dryer are available for guest use. Renters must fill out a guest card with each guest's name to use amenities such as fitness centers, lakes, boating, fishing, tennis, and golf. There is a $30 fee associated with this, which must be taken care of prior to arrival. The Bella Vista POA Member Services office is not open on weekends, so cards cannot be issued on those days. The home is within 10 minutes of some of Northwest Arkansas's premium hiking, biking, and walking trails, offering plenty of opportunities to explore the great outdoors. Check-in is any time after 3:00 PM. No parties or events are allowed unless pre-arranged with the host and the event fee has been paid. Unauthorized parties or events will incur a $1000 fine. This property is not pet-friendly, and pets discovered at the property will incur a $400 fine. Unauthorized checkout delays will incur a $100 per hour fine. This is a non-smoking home, and smoking will result in a $1000 fine plus the cost of any smoke remediation necessary. Quiet hours are between 10:00 PM and 10:00 AM.
