The Japanese Friendship Garden is a serene, park-like setting that includes a koi pond, cascading waterfall, and tea garden – it’s the ideal place for meditation. The Valley Metro Rail connects residents to the airport’s sky train, zoo, and Desert Botanical Garden. Smoking of any kind is not permitted within or outside of this apartment, including balconies, patios, or common and/or parking areas. Any sign of smoking is a violation of the stay agreement, which may result in immediate termination and recovery fees beginning at $500. There is a $500 penalty for removing smoke detectors and a $200 penalty for lost key fobs. No outside guests are allowed without permission. One towel per guest is provided per stay. Guests must agree not to disturb neighbors at all times during the stay and must observe quiet hours from 9pm-8am each day. The home is proactively monitored with decibel sensors for compliance with this noise policy. Check-in is at 4 PM and check-out is at 11 AM (with a $75/hr late fee). A valid photo ID is required to complete the booking. The minimum age requirement of the primary person booking should be 22 years old for out-of-town guests and 25 years old for local guests.
