Enjoy EV chargers and free public parking spaces, but please only park in spaces that are NOT reserved and NOT covered parking. Parking passes will be provided and must be displayed on your car to ensure it won't be towed. You will be located near Lake Texoma, Downtown Sherman, Austin College, Texoma Medical Center, and Sherman Town Center. The complex enforces a strict no-parties/noise violation policy. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests not reported in your initial booking, you will be fined $200. There is a strict NO SMOKING rule, and tampering with the smoke detector will result in a $150 fine. The property has a private entrance with self check-in capacities through a keypad. Check-in is after 4pm and check-out is at 11am. Late checkouts must be approved by the management team, or you will be automatically charged for the next night's stay at the listing's full price. The public pool hours are 10:00 AM – 10:00 PM daily. No lifeguard is on duty, so swim at your own risk. There are rules for pool usage including no glass containers, proper swim attire, no diving, running, or rough play, no pets, no smoking or vaping, and no loud music. Please clean up after yourself in the pool area. We do not allow guests to order mail/packages to this location. Do not enter the leasing office or talk to the property management staff. No refunds will be given if maintenance cannot fix an issue promptly. Pets are NOT allowed, and it is a $200 fine for this violation unless they are a service animal. If a key/key fob is not returned and/or damaged, there will be a $50 fee for a new gate key fob or unit entry key fob. The cleaning fee is based on a courteous guest. If the housekeeping crew discovers an unreasonable mess post-checkout, an additional fee of $100 will be charged. Each checkout is allowed 2 bags of trash; each bag over that is a $25 charge. We have a smoke/noise detector, and tampering with it will result in a $150 fine. Freshly laundered linens and towels are provided between guest visits. The public pool may sometimes be closed for regular maintenance; please verify availability if it's an amenity you plan to use, as no refund will be provided if the pool is closed for seasonality, weather, or cleanings without prior verification.
