Get comfy by the wood stove, stream your favorites on the 65" Smart TV, enjoy the Swedish sauna, gather around the fire pit, or enjoy the outdoor shower for warm-weather refreshes and the new outdoor ping pong table (April–October). The country kitchen includes a gas stove, microwave, toaster oven, and mini fridge, a Keurig coffee maker, pots, pans, dishes, utensils, and basic seasonings. The private cedar barrel sauna, located on the back deck, features a large picture window facing the woods and a rotating timer. The deck also offers comfortable outdoor seating with cushions and pillows stored in the deck box. Fast Wi-Fi via Netgear Orbi 960 provides coverage across the property. Central AC keeps you chill on hot days. Games and books are available for quiet moments. A dog is welcome with prior approval and a pet fee. For an additional $100 per night and $50 cleaning fee, you can add the charming Love Shack studio, which features a queen bed, mid-size fridge, microwave, toaster oven, Keurig, dishes and cutlery, Fujitsu split heat/AC unit, TV with Netflix and Prime, Echo Dot with Amazon Music, and a bathroom with shower. It’s a 4-minute drive into town where you’ll find a mix of shops, restaurants, antique stores, art galleries, and even a well-stocked supermarket. Nearby adventures include Belleayre and Plattekill ski resorts, hiking trails and golf courses, canoeing and kayaking on the Pepacton Reservoir, fishing on the legendary Beaverkill River, the historic Red Barn Farmers Market, and Ark Bowl & BBQ – a quirky retro bowling alley with a vintage vibe. Faith American Brewing Co., Kelsey Grammer’s seasonal tavern, is just 4.3 miles away. A car is essential for getting around. In winter months (Oct–April), AWD or 4WD vehicles with all-season or snow tires are strongly recommended. Quiet hours are from 9PM to 8AM, keep outdoor noise to a minimum. No parties are allowed, and only the number of guests on the reservation should be in the house. Let the host know of daytime guests. If you must smoke, do so outdoors only and extinguish when done then put in the garbage. No ATVs, snowmobiles, fireworks, or firearms are allowed. This home is tucked in the woods, and part of the charm of country life is sharing space with nature. While the exterior is professionally treated, occasional visits from insects or mice are possible, even in spotless homes. If you're highly sensitive to wildlife, this may not be the best fit. The home uses a private well and septic system. Do not use sprinklers, kiddie pools, or Slip N Slides, as they can quickly drain the well and damage the pump. Only flush toilet paper—no wipes, paper towels, or hygiene products. Dusk-to-dawn lighting is installed at the cabin entry, Love Shack back door, and parking area, including the walkway and garbage bin area. In colder months, Delaware County is mountainous and can get snowy and icy. We recommend AWD, FWD, or 4WD vehicles and winter or all-season tires with good tread.
