Meticulously designed with high-end finishes and thoughtful touches, it ensures a comfortable and stylish stay. The amazing backyard features a second, greater fenced-off area ideal for walking. The fully equipped kitchen boasts ample counter space and top-of-the-line appliances and cookware, including a Ninja blender, Panini grill, toaster, microwave, dual ovens, coffee machine, waffle maker, ice maker, and iced tea maker, perfect for creating culinary delights and enjoying memorable meals with loved ones. High-speed Wi-Fi, a washer and dryer, full kitchen amenities, and linens and towels are provided. House-trained pets are welcome with a $150 fee per pet. Register your pets and clean up after them, especially in the backyard. Events, gatherings, and photo shoots are only permitted with prior approval and require confirmation along with payment of additional event fees. From the seventh guest onwards, a $39 fee per guest per night applies. The fifth bedroom opens for groups of 9+ guests. In addition to its cultural offerings, Denton has a growing technology and business sector, with major employers in healthcare, aviation, and manufacturing. Residents enjoy a high quality of life, with abundant outdoor recreation, excellent public schools, and a family-friendly atmosphere that blends small-town charm with economic opportunity. Popular activities include visiting the University of North Texas campus, exploring the Denton Square, enjoying the arts and music scene, hiking or biking the trails at the Denton Greenbelt or North Lakes Park, indulging in the local food trucks and craft beer scene, and visiting the Denton County Courthouse-on-the-Square Museum. No parties are allowed, and only registered guests are permitted. A $500 fine applies for indoor smoking violations. Smoke outdoors and dispose of cigarette butts properly. The pool and hot tub are professionally serviced twice a week during the summer months and once a week during the rest of the year. As this is an outdoor pool, it’s normal for some leaves or debris to appear between cleanings. Rest assured, all necessary chemicals are properly balanced, and the filtration systems are regularly maintained for your safety and comfort. Pool towels are not provided. The pool technician accesses the area through the backyard gate. The pool is not heated. Landscaping is done once a week. Two security cameras are installed outside for security, none inside. House rule violations can result in reservation cancellation, no refunds, and loss of deposit. Pest control service is monthly. Contact us if you encounter bugs. You might encounter wildlife in the yard, and occasionally, outdoor insects may appear indoors. These bugs are not harmful, and we promptly remove them if notified. Quiet hours are between 22:00 and 9:00. The primary guest’s minimum age must be 21. Check-in time is from 4:00 p.m. onwards, and check-out time is at 10 a.m. max. Inform us of the total number of guests spending the night and if there will be other guests visiting the property during your stay. Unregistered guests are not allowed. Extra guests spending the night that are not accounted for could generate extra fees. All cars must be parked in the property’s garage and/or driveway. Street parking is strictly forbidden. Drugs and inappropriate behavior are not allowed on the property. Garbage is only picked up on certain days by the city, and we’ll let you know the night before so you may leave the trash out from 7 p.m. onwards so it can be picked up the next day. Stained sheets or towels must be paid for to replace them. High-speed Wi-Fi is available, providing a remote work-friendly environment. A laptop computer is not included.
