This beautifully designed villa features an open-concept layout with lofty ceilings, creating a light and airy atmosphere that feels both luxurious and inviting. With four spacious bedrooms and three and a half bathrooms, the villa easily accommodates families or groups looking to relax in style. The fully equipped kitchen is ideal for everything from quick breakfasts to full dinners, complete with a breakfast bar and a dining table that seats eight for memorable meals and gatherings. Enjoy your favorite streaming shows on the smart TVs, stay connected with high-speed WiFi throughout, and keep comfortable with central air-conditioning. For cozy nights in, gather around the indoor fireplace or break out the board games for a little friendly competition. Step outside and make the most of the villa’s generous outdoor living areas. Grill on the propane BBQ, unwind on the private porch with a dining table, TV, and ample seating, or sip your morning coffee on the balcony with peaceful views and fresh air. Additional amenities include a private washer and dryer and driveway parking for up to three vehicles. While 1–2 closets are reserved, the rest of the villa is fully yours to enjoy. Dock or Marina fees may apply. The villa offers driveway parking for 3 vehicles. Please bring your own supplies for the firepit and pickleball court. The Lazy River and Pool are undergoing maintenance and are projected to be finished in late 2026. The Reserve at Lake Travis is a private luxury community where lake life meets upscale comfort. Located just west of Austin along the sparkling south shore of Lake Travis, this exclusive retreat offers the perfect blend of tranquility, adventure, and refined living. Wake up to breathtaking views, spend your days out on the water, and wind down with a glass of wine under starry skies. With direct access to Lake Travis—a 64-mile stretch of clear, unrestricted water—you can boat, swim, wakeboard, water ski, or cruise at your own pace. Even during the cooler months, the lake comes alive with sailboats gliding across calm waters. Off the lake, explore the best of Central Texas. Tee off at nearby championship golf courses, browse over 125 shops and restaurants at the Hill Country Galleria, or grab a bite at one of the area’s cozy, local diners. And when you're ready for some city energy, the vibrant music, food, and nightlife of downtown Austin are just a scenic 45-minute drive away. The primary guest must be at least 25 years old and present for the entire reservation. No pets are allowed at this vacation rental. Smoking is not allowed on the premises, with a minimum smoking fee of $250, which may increase if the property's condition renders it temporarily unrentable. Early check-in and late check-out are possible, subject to availability and with an associated fee. Garage is not available. A period of quiet hours spans from 10 pm to 7 am. No parties or unauthorized events are allowed. There is an exterior camera for security purposes only, and tampering with it may incur fees. Drought conditions may affect Lake Travis water levels, which may be lower than shown in listing photos. Refunds or cancellations cannot be offered based on water levels. Common areas at The Reserve at Lake Travis are not managed by our partner. Bring your own supplies and use them at your own risk. Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). Adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. Texas is known for its bug inhabitants, but proactive measures are taken to manage this. Please keep all windows and doors closed to help keep them outside. If you experience issues, feel free to use the bug spray underneath the sink.
