This unit features a full kitchen, stocked with everything needed to prepare simple meals, from coffee makers to cookware. The adjacent breakfast nook invites casual mornings, while a dedicated dining area provides a place to sit down and share meals together. A full-size washer and dryer are included for your convenience. The large living area comfortably accommodates the entire family, with plenty of room for lounging, games, or movie nights. Step onto the small private patio off the living room, perfect for enjoying a coffee at sunrise or a glass of wine at sunset. Enjoy exclusive access to a range of shared facilities within the gated community, including a community pool, fitness center, basketball court, clubhouse, lounge, grill area, and walking/biking trails. One-time pet fees are $150 per pet, with a maximum of 2 pets allowed per unit, not to exceed 50lbs each. Breed restrictions apply and include any percentage, mixture, or combination of Pit Bulls & Staffordshire Terriers, Doberman Pinschers, Rottweilers, German Shepherds, Chows, Great Danes, Presa Canarios, Akitas, Alaskan Malamutes, Siberian Huskies, Wolf-hybrids, and any animal known to these breeds by any other name. Service animals must adhere to the same rules and regulations concerning noise, animal conduct, and waste disposal but are exempt from the above fees, weight allowances & breeds. An un-Leashed Pet Fee is $50.00 per occurrence, and pet waste pick-up is $50.00 per occurrence. Three visitor parking spots are available on a first-come-first-serve basis, clearly labeled “Visitor.” Conveniently positioned in Lutz, this unit is just a short drive from popular spots: USF (5 min), MOSI (8 min), Busch Gardens Tampa (11 min), Takomah Trail Park (10 min), and Lettuce Lake Park (13 min). Quiet hours are between 10 PM and 8 AM. There is absolutely no smoking and no drugs allowed inside the home or elsewhere on the property. Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form. The number of vehicles on property should never exceed (3) per reservation. You can park in the spaces labeled "Visitor", spread throughout the community. It is preferred that shoes are removed indoors when possible. Please respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10 PM and before 8 AM, and keep excessive noise to a minimum during this time. No fireworks of any kind are allowed. No firearms are allowed on the property, unless kept locked in a vehicle. Failure to bag trash properly and dispose of it in containers provided can result in fines up to $200. Due to the size of the home and to adequately prepare for next guests, late check-outs are not permitted (unless we've already coordinated in advance) and are susceptible to incurring a late check-out fee of $350. Please note that in sunny Florida, with beautiful weather and greenery, come humidity and bugs. These elements are a natural & very common occurrence. The property is professionally sprayed for pests, but please remember to pack sunscreen and bug spray. [SI]
