HVAC and Safety Device Maintenance Tenant shall: • Replace HVAC air filters at least every 3 months • Replace batteries in smoke and CO detectors • Test all safety devices monthly • Promptly report malfunctioning units 4. Pest Control Tenant is responsible for: • Insecticide/pest control treatments at regular intervals • Maintaining a pest-free environment • Reporting any infestation early to prevent escalation 5. Lawn and Landscaping Maintenance Tenant shall maintain the front yard (and back yard, if applicable), including: • Regular mowing, edging, and watering • Weed removal • Trimming of shrubs and general upkeep 6. Minor Repairs and Interior Maintenance Tenant shall perform and/or pay for minor upkeep, including: • Light bulb replacement • Unclogging drains or toilets (unless due to structural defect) • Garage remote batteries • Window screen repair • Weather stripping and thermostat batteries 7. Appliance Care Tenant shall keep all provided appliances in clean, operable condition: • Regularly clean oven, stove, microwave, fridge, washer/dryer, etc. • Misuse or lack of maintenance causing damage is Tenant’s responsibility 8. Trash and Recycling Tenant shall: • Set trash/recycling bins out per city schedule • Return bins promptly after collection • Keep bins clean and avoid trash accumulation on property 9. Watering and Irrigation Tenant shall: • Water landscaping sufficiently (grass, trees, shrubs) • Report broken sprinklers or leaks • Avoid water waste and comply with city water ordinances 10. Cleanliness and Upkeep Tenant must: • Keep all interior and exterior areas clean, neat, and sanitary • Prevent trash buildup, unsanitary conditions, or pest-attracting environments • Avoid clutter and maintain safe walkways 11. Mold Prevention Tenant shall: • Maintain proper ventilation (use exhaust fans, open windows as needed) • Report signs of water leaks or visible mold immediately 12. No Modifications Tenant shall not: • Paint, drill, or make modifications without written approval • Install satellite dishes, security cameras, or fixtures unless approved 13. Smoke-Free Property Tenant shall not smoke inside the home or garage. 14. Annual HVAC Service (optional for longer leases) Tenant shall schedule and pay for one (1) annual HVAC service to ensure system efficiency. 15. Acknowledgment Tenant acknowledges understanding and acceptance of these responsibilities.
