The property is conveniently located just 10 minutes from Windham Mountain, 20 minutes from Hunter Mountain and Windham Winery, and a 2-hour drive from Manhattan. Please take shoes off inside. Late checkout after the time on your reservation will result in a $500 fee unless authorized in writing at least 24 hours before. If you checkout over 1 hour late, you will be charged an additional $1000 as a late checkout fee. The maximum number of guests allowed is the number on your reservation. You must be 28 and up to rent and provide a copy of your photo ID and a list of all guest names and ages within 72 hours of booking. No parties or events may take place on the property. If you throw a party, your reservation will be canceled, and you will be charged an extra guest fee of $500 for each additional person and an additional cleaning fee of at least $1500. Pets are not allowed due to allergies, and bringing a pet will incur a $750 cleaning fee. The home is smoke-free, and failure to comply will result in a $250 fine per room. Please avoid excessive noise to not disturb the neighbors, with quiet hours between 10pm-6am. Eating is allowed in the kitchen, dining room, and decks, but not in the pool. Food or drink in the pool can result in a $500 fine and repair costs. Do not leave food outside to avoid attracting bears. Please do not move the furniture, as doing so will incur a $1000 fine. Guests may eat in the kitchen, dining room, and decks. There is no food or drink allowed in the pool. Food or drink in the pool can result in severe damage to the filtration system. If this happens you will be fined $500 in addition to the cost to repair the damage and refill the water. Please do not leave food outside to avoid attracting bears.
