Also, did you know that following the Great Highway's permanent closure to private vehicles at the two-mile stretch between Lincoln Way and Sloat Boulevard, it was officially transformed into a public coastal recreation area named Sunset Dunes park? There's a skatepark on one end, multiple sculptures throughout, and the whole area is just such a special spot for roller-skating, biking, running, and walking all up and down it on both sides with a gorgeous view of the ocean. It's like an expanded boardwalk! Simply epic. This house is in a quieter residential part of the city which to most, feels like a nice refuge from the hustle and bustle of other areas in the city. A previous Tenant couple loved it so much here that they bought the house across the street just a little further down on the same exact block! HOUSE UNIT - 2 bedrooms / 1 bathroom - Open layout kitchen-dining and dining-living rooms - Wood-burning fireplace in living room - Bright with large front windows (and screens) - Remodeled Kitchen (since 2015): Quartz counters, sunset shaker-style cabinets, tiled backsplash, stone tile floors, full appliances (gas range and yes there's a DISHWASHER and a garbage disposal), skylight, hook hanging racks - Remodeled Bathroom (since 2015): separate shower from tub, fixed skylight over tub, stylish fixtures, floor to ceiling high gloss tile (easy to clean) - Bedrooms in the back where it's even more quiet - In-unit Washer/Dryer in laundry/storage room (approximately 5 years old, photo is of previous unit that's since been replaced) - Central heating with newer furnace heater (approximately 5 years old) - Water heater is also about 5 years old OTHER THINGS - Approximately 1,000 sq ft - Common entrance foyer comes with a wall mounted surf rack, storage shelving, and space for your bicycles and stuff - Street parking (no garage access), but this is a residential neighborhood so there is generally plenty of parking available (previous Tenants park directly in front most of the time) - No back patio access (but the beach is just a block away!) - Pets okay if well trained (no barking/meowing/whining and no bathroom accidents) - No smoking (the smell is too hard to get rid of) *Unfurnished: furnished photos are from previous Tenants* - Occupancy Available: starting September 2026 - 1 year lease then month-to-month, but ideally you plan to stay leasing a longer term (the longer the better), so we could also do a 2-year lease (which would lock in the rental rate for 2 years) - Unfurnished (aside from potentially some window treatments and some shelving) - Security deposit is two (2) month's rent + $500 for pet deposit - Tenant must get their own renters' insurance and pet damage coverage - Tenant pays the three essential utility companies (PG&E, SFPUC for Water/Sewer, and Recology), and will be reimbursed by the Owner for 1/3 of the monthly cost - No Realtor agent/broker fee APPLICATION - Preference to applicants who can start their lease sooner rather than later - Rental application fee $50 per applicant (each Adult needs to submit an application) - Minimum 2.5x income to rent ratio (the higher the stronger) - Minimum credit score of 700 (the higher the stronger) - Rental references for the most recent 2-5 years - No bankruptcies or eviction in the last 7-years - Proof of income: two (2) recent paystubs and bank statements or Offer Letter plus savings income (tax returns preferred) TOURS - By appointment only - Pre-screen information is required to schedule tours INTERESTED?
