You are wise to consider living in Rosedale Place, a gated community of 44 homes inside the city of Berryhill which has its own police force and several small parks. We are able to keep our rents below market by asking tenants to do yard work, pest control and handle minor maintenance , defined as anything under $75 or paying a $75 deductible. All applicants and anyone over 18 must undergo a background check and credit report This home has a refrigerator, stove, microwave and full size washer and dryer. Family income must be three times the monthly rent and proof is required. Smoking of anything or Vaping is not allowed on this property, inside or outside. $2,000 refundable deposit. We do allow small animals, under 30 lbs, for an additional non- refundable fee per animal of $500, and extra monthly charge of $50 per month per animal, maximum of 2 animals. Before the tenants receive keys, the tenant must put ALL utilities in their name and are required to show proof of renter's insurance, paid one year in advance, to protect their personal property and at least $100,000 liability protection, with Pam and Richard Scarbrough listed as additional insureds, which should be no extra charge to the tenants. Residents are to provide a copy of their driver's license or photo ID for each person 18 and older who will be living in the property. Home is shown in person to qualified applicants only. No motorcycles are to be on this property at any time. As you look at homes there will be things you like and things you don't like. So if some of the things can be changed, then let's talk, as it can be just a math problem. We are willing to make investments to accommodate tenants with the cost to be split or amortized over the term of the lease.
