Pet rent of $50/pet and additional deposit will apply. All dogs subject to approval of breed and personality. All animals, including ESAs and service animals, will be screened through pet and must be up-to-date on vaccinations (for cats - FVRCP; for dogs – rabies), spayed or neutered, and licensed, as required, by the county. The nonrefundable pet screening fee is $30/pet, and must be renewed annually. All dogs subject to approval of breed and personality. (No pit bulls, ASTs, dobermans, German shepherds, or other aggressive breeds). Renter's Insurance is required. If Tenant fails to provide proof of Renter's Insurance, they will be required to pay $15/month Liability to Landlord Insurance fee. Deposit: One month's rent. Lease Terms: 1 year lease. Verifiable income of 3 times the rent and credit score of 670 or higher to qualify. Renter's Insurance is required. NOTE: This rental utilizes the RUBS program for gas, water and trash. REQUIREMENTS: INCOME OR SAVINGS Verifiable Combined Monthly Gross Income Needed to Qualify is 3x your portion of the rent. Or savings of 12x your portion of the rent as a consistent minimum balance for the previous 6 months. No cosigners will be accepted. 3 Years Rental & Work History A positive landlord (non-family member) reference for the last 3 years No Negative Credit and a FICO score of at least 700 Valid Photo ID required to make an appointment. Viewings are only scheduled about 3-4 days in advance, so if a date does not show up as available, that may be why. A valid photo ID is required to set an appointment. We require ALL prospective applicants to come in person and groups to come together for a single viewing. We do not offer Zoom or other online options for viewing.
